Follow in the footsteps of Elizabeth I and spend some time exploring the beautiful Cinque port market town of Rye. In 1573 she bestowed the title Rye Royale. Stay in this well thought out and stylish holiday cottage which is just a 6 minute walk from the centre of the town, with its large selection of pubs, restaurants and cafes. You could discover for yourself why many authors, musicians, artists and celebrities have chosen to settle here. Rye is one of the best preserved medieval towns in England, despite being the haunt of the notorious smugglers, The Hawkhurst Gang. Visit The Mermaid Inn, their famous hideout, where the cellars date back to 1156. Visit the Rye Museum and climb St Mary’s Tower for breathtaking views across to Rye Harbour Nature Reserve and Winchelsea. See Lamb House, the home of Henry James and later E. F. Benson, and where they filmed the recent production of ’Mapp and Lucia’. Another great film location is Camber Sands and going in the other direction towards Hastings where ’Foyles War’ was filmed. Middleton-on-Sea has pubs, local shops, takeaways and restaurants within easy walking distance, and Littlehampton or Bognor has further eateries, as well as small beachside cinemas, within a 5-minute drive. There is plenty to do in the area, with Arundel close by, famous for its castle, lanes with artefacts, books and antique shops, plus Wildfowl and Wetlands Wildlife Centre, Pulborough Brooks RSPB and popular beaches at The Witterings, Worthing and Bognor. Also the easy driving distance to Chichester with its cathedral, festival theatre, leisure facilities and Goodwood or Fontwell Races, or Midhurst with Cowdray Polo and shops. There are many scenic walks including in the South Downs National Park. Also within easy driving distance (or train ride) is the cosmopolitan city of Brighton to the east, and Portsmouth to the west, which has the Spinnaker Tower, ferry trips to the Isle of Wight and designer retail shopping. National Trust homes and gardens, such as Goodwood House, Parham Park, Royal Pavilion, Petworth House, Stanstead Park and East Dean can all be easily reached. Situated in a tiny hamlet adjoining the owner’s oast, this well-presented holiday cottage with an enclosed, secluded courtyard garden, makes an ideal base from which to explore the glorious Sussex countryside. The village of Herstmonceux is just ½ a mile away and has pubs and a restaurant. Herstmonceux Castle and gardens are close by and are home to the Observatory Science Centre, offering both adults and children some hands-on science, amongst the domes and telescopes of a world famous astronomical observatory. See the beautiful 7-acre gardens at Michelham Priory, or visit Rudyard Kipling’s home at Batemans (NT), and Charleston, home to the Bloomsbury set. The beach is can be reached within 8 miles at either Eastbourne or Cooden. Trains can be boarded via Polegate, giving access to Brighton or London for additional sightseeing. There is a beautiful beach with a promenade, a children’s play area, and a sailing club. You can also walk along the South Coast Path, which offers some of the most dramatic and breathtaking landscapes on the path.
For a cultural and historical experience, you can visit Rustington Museum, which explores the village’s history from the Stone Age to the modern day with artefacts from throughout time. You can also admire the high tower of the Church of Saint Peter and Paul in Rustington, which dates back to the 12th century and contains some of the finest stained glass windows in Sussex.

Situated in Ore village, a residential area on the outskirts of Hastings, this holiday property is just a 10 minute drive to the beach, with local shops, pubs and restaurants within walking distance. On the other side of Ore is access to the Hastings Country Park with 3 miles of cliffs and coastline to explore. Venture into the old town of Hastings where the drama ’Foyles War’ was filmed, and see the Stade and the famous black weather boarded net huts. Visit Hastings Castle, experience an undersea safari in a tropical ocean through a transparent underwater tunnel or join ’Hairy Jack’ through acres of underground caverns. Converted from former farm buildings, these four holiday properties (two of which have been adapted for the disabled with shower chairs available), are in the Southdowns National Park. Properties 17320 and 17321 command fine views over the surrounding countryside. 17320 also has a worktop which has been lowered for wheelchair access to the sink in the kitchen. Situated in the grounds of the family farm (non-working), they are only 100 yards from the village of Compton with village shop and tea room with free wi-fi access. Enjoy peaceful walks along a bridle path leading to the South Downs Way, 2 miles designated as a National Park. The historic cathedral town of Chichester lies 10 miles away, with its cobbled streets adorned with tea rooms and restaurants, and the ornate cathedral. Scenic boat tours can be taken around the harbour. Goodwood and Fontwell races or polo at Cowdray are all within a short drive. Portsmouth, with shopping and leisure facilities, within easy reach. Guests can enjoy the comforts of a glowing wood burner when evenings become chilly, and on warmer evenings, twin terraces provide the opportunity to sit back and absorb the lakeside view after a day’s cycling or walking along the plethora of footpaths, and being able to enjoy a sundowner as the setting sun changes the glowing colour of Bewl Water before your eyes. The surrounding Bewl Water is the largest stretch of water in the south east, so you can spend a day fishing, sailing, canoeing or wind surfing. If dry land is more your style, bring your own bicycle (or hire one) and cycle around Bewl - the village of Wadhurst is within easy reach, where pubs, restaurants and shops abound. Many notable National Trust gardens and houses are within an easy drive, including Scotney Castle, Sissinghurst, Chartwell, Batemans, Knole House and Bodiam Castle. Situated at the end of a lane, Pepper Pot Cottage is the middle section of a Grade II listed building in a beautiful quiet area of the South Downs National Park. On the ground floor it has a good sized living room with an open fire, fully-equipped kitchen, a twin bedroom and a cloakroom with toilet. Upstairs are two good-sized bedrooms, one with a king-size bed, the other a twin, and a bathroom.
It has a south-facing garden with a patio, garden table and barbecue for eating out, and is approached by a path which follows through to a further property. There is a pub 70 yards away and a community tennis court and recreation ground in the village. Next to the cottage is a bridle path. Wonderful walks, cycling routes, welcoming pubs and lovely scenery are all around. The West Sussex Falconry, Uppark House (NT), the South Downs Way and a variety of golf courses are close by. Goodwood for horse and motor racing, Petworth, Midhurst, Cowdray Polo, Chichester with its cobbled streets and cathedral, and the beaches at Hayling Island and The Witterings are a short drive away. Portsmouth with HMS Victory, Gun Wharf Quay and day trips to the Isle of Wight are within easy reach. Jane Austen’s House at Chawton, the Watercress Steam Railway, Birdworld and Winchester make good day trips. Beach 15 miles. Shop, pub and tea room 70 yards.

Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. A little further afield is Petworth House (National Trust), 17 miles, and Goodwood, 19 miles. There is an open-air swimming pool in the village, open May - September (times vary). Beach 5 miles.
