These two, detached holiday properties are located in the heart of Ballater, within 100 yards of Ballater village green, restaurants, cafés, take-aways and shops, many of which feature the Royal ’By Appointment’ coats of arms. The Coyles (ref UK31466) is an impressive granite Victorian merchant’s house, with all the lovely high ceilings and details you would expect from a period property. Ideal for larger gatherings, whether enjoying a special birthday or a relaxing get together with friends, with plenty of living space and very good amenities throughout to ensure a memorable and convivial holiday. On two levels, it offers a high standard of comfort throughout and is a great choice at any time of the year. Built in 1888 using local granite, pitch pine and slate, it’s a true Victorian gem. It has its own enclosed garden and grounds, and enjoys lovely rural views to the south to Craig Coilleach. Quiet and secluded, the gardens are largely laid to lawn with a variety of mature trees and several flower borders with a variety of shrubs. There is a handy shed for bike and kayak storage, and for outdoor entertainment there is a paved patio area, with outdoor seating and barbecue. The Coyles Cottage (ref SBH) has its own garden and grounds and is well equipped throughout with a lovely sunny conservatory, and benefits from triple glazing and central heating throughout, affording year-round comfort.
Ballater sits in the heart of majestic Royal Deeside and is also located in the Cairngorms National Park, making it one of Scotland’s most scenic visitor spots. It boasts cosy cafés, quality restaurants, excellent shopping and great links to outdoor adventure, including hiking, climbing and skiing. Golf can be played in the beautiful surroundings of the 18-hole Ballater golf club and fishing is available, with the appropriate permits, on the River Dee. Ballater has many links to the Royal family and historic castles nearby include Balmoral, Crathes and Craigievar. The Grampians offer wonderful hill walking and wildlife, and the surrounding area of Deeside is a haven for outdoor enthusiasts. Leisurely walks abound on the banks of the River Dee or within a few miles there’s great walking at Burn O Vat, Lochnagar and Loch Muick.

The area has excellent hill walking and on/off road cycling facilities and the ski centres at Aviemore, Glenshee and the Lecht are within a short travelling distance. For the sportsman, the River Dee is one of the most popular salmon rivers in Scotland and the River Don is famous for its trout. Deer stalking and grouse shooting can be arranged in the locality. Relatively central for interesting and varied days out, the city of Aberdeen can be reached in around an hour, with Dundee, Perth and Inverness all accessible within 2 hours’ drive through spectacular scenery. Rose Cottage is an absolute delight. Very peacefully situated within the hamlet of Glenbuchat, just inside the Cairngorms National Park, this wonderful property is ideal for those looking for peace and quiet away from the stresses of life. The cottage is surrounded by stunning scenery with a sense of remoteness, and yet within 5 miles of the nearest shop at Strathdon. Inside, comfort is a priority, with crisp bedding and pocket sprung mattresses in the bedrooms. The tastefully furnished living room, with its Hwam Danish wood burner, is lovely to sit in after a long day out walking, looking out onto amazing scenery. The spacious garden on the side of the wooded hillside hosts views of the surrounding Ladder hills and Ben Newe to the south east. This is the perfect retreat for walker and lovers of wildlife.
If you can prise yourselves away from the immediate locality, there are some spectacular routes to drive and explore. A short but scenic drive takes you over the high road from Cockbridge to Tomintoul, via the slopes of the Lecht passing Corgarff Castle on the way. Very popular in winter for skiing, in summer you are rewarded with stunning views over the landscape. To the south east is Royal Deeside, home to many fine castles, including Balmoral Castle and several National Trust for Scotland properties, as well as attractive villages with their own charms including Ballater, Aboyne and Braemar. In late summer, the world-famous Braemar Gathering and Highland Games are well worth a visit and for those who enjoy mountain sports, there are exceptional opportunities as many of the finest ’Munros’ (mountains over 3000ft) are found here. This is in a peaceful part of the Cairngorms National Park, yet accessible to other parts of the park and to a diverse range of scenic areas on the east coast and Moray Firth coast. The eco-credentials are also very much in evidence without compromising on luxury, with a wood-fired hot tub (with bubbles and lights) and a biomass boiler and solar panels, so you will always be warm whatever the weather or time of year. Surrounded by amazing scenery and situated on the banks of the salmon fishing River Dee to the west, it’s fascinating history and royal connections are renowned the world over. Being the nearest village to Balmoral Castle, members of the Royal Family are often here, which explains the many ‘By Royal Appointment’ signs that can be seen on local shops and business. For whisky lovers, a visit to the nearby Royal Lochnagar Distillery, which produces one of Scotland’s most exclusive whiskies, is highly recommended. For the energetically minded, there are plenty of opportunities for canoeing and mountain biking, as well as skiing at the Lecht and Glenshee during the winter months. Golfers have a good selection of courses in the area, most notably the local Ballater Golf Club, which is within walking distance of the cottage. An 18-hole golf course, it is situated in one of the most beautiful parts of the upper Deeside within a circle of hills, making a round here a true delight. If you like a bit of history and culture, you don’t have to travel far to the castles and gardens at Balmoral, Crathes and Craigievar – all are well worth a visit. Located within the picturesque and bustling village of Ballater, and within the spectacular Cairngorms National Park, Eleanor Cottage is the owner’s family home and provides a wonderful contemporary environment whilst retaining its original charm. The hub of this detached cottage is the amazing open-plan living space, which is very spacious and flooded with natural light. In contrast, the older part of the cottage has a cosy snug with a second wood burner providing a tranquil space in which to relax. Both external doors open into the fully enclosed, private, south-facing garden with a barbecue and patio area set up for outdoor dining, and a summer house which provides a welcoming, informal space.
Ballater has a supermarket, pubs, cafés, restaurants and an array of independent shops many of which boast ‘By Royal Appointment’ to either HM The Queen and/or HRH The Prince of Wales.
There is an abundance of things to do including hiking, walking, cycling, climbing, golf, tennis, fishing, bowling or skiing options. It is a brilliant place to simply pack a picnic, pick up your camera or sketch book and breathe in the fresh mountain air. There are lots of options for days out including a visit to a neighbouring village for a tour of a castle (there are several, including Balmoral which is the highland home to the Royal Family); a tour of a whisky distillery or perhaps enjoy the sights and sounds of a traditional Highland games. The city of Aberdeen is an hour’s drive, with its many cultural and leisure attractions while inland, the ski resorts of Glenshee and Cairngorm are an easy drive through spectacular scenery.

A romantic ‘castle’ in the heart of the Cairngorms; grandeur and cosy are hard to find together but Craigendarroch House combines the two with ease. In truth, a traditional Scottish baronial Villa modelled on Balmoral Castle, Craigandarroch House with turrets and tower was designed by the architect William Smith who also designed Balmoral, a short drive up along Royal Deeside. You’ll find Craigendarroch House traditionally and stylishly decorated with all the convenience of contemporary living for a comfortable family holiday. Every attention to detail has been made, with comfortable seating and dining in the delightful garden, luxury bed linen and towels and even indoor and outdoor bars. From the moment you come through the gates up the sweeping driveway you’ll appreciate the traditional Scottish architecture with the stunning backdrop of Craigendarroch Hill behind the house. Any sprightly visitors must make the effort to walk up and admire the views from the top – a strenuous but short (30-minute) climb.
Whilst the house has all the convenience of being central to the delightful and busy town of Ballater, it also provides total privacy inside and out. Ballater and the surrounding area has a wealth of restaurants and coffee shops, some within easy walking distance, with the benefit of having the Highlands right on your doorstop for exploring further.
The house is exceptionally well maintained, with six large bedrooms, two with en-suite bathrooms and three further family bathrooms, all with modern fittings and tastefully decorated. Full central heating throughout is extremely efficient – you will be lovely and cosy in winter and there is an open fire in drawing room. The home benefits from large rooms for all the family, but there are smaller rooms for a quiet game of chess or reading in the snug or conservatory. Overlooking the front garden, the drawing room is large and sunny with seating for whole family, ideal for relaxed entertaining with its large fireplace. There is also a formal oak panelled dining room with wall-to-wall books. There is an indoor bar with TV and wine/beer fridges, perfect for having a wee dram while watching Scotland win the rugby!
There is certainly plenty to explore in the stunning surrounding countryside with the glorious river and mountain landscape of Royal Deeside and the Cairngorms. A haven for outdoor enthusiasts, leisurely walks can be enjoyed along the banks of the river while the adventurous can tackle the region’s famous mountains. There are good opportunities for canoeing and mountain biking, as well as skiing at the Lecht and Glenshee Centres during the winter months. Golf is available in Ballater itself, as well as Braemar and Banchory. There are castles and gardens at Balmoral, Crathes and Craigievar which are all well worth a visit.
Slightly further afield, the coastal and whisky trails offer the chance to explore the area’s heritage through stunning scenery. In August and September, Highland games are prevalent in all the towns and villages throughout the region. Shop ¼ mile, pub and restaurant ½ mile.

Set in the picturesque grounds of Loch Kinord Hotel, backing onto Muir of Dinnet Nature Reserve, visitors who enjoy wildlife and walking in the tranquil countryside will find these properties just what they need for a restful holiday. Guests are welcome to make use of the hotel’s facilities, with a fine dining restaurant and bar meals available as well as the lounge bar for sampling the many whiskies on offer, if you feel like a night off from cooking.
The reserve itself lies within the Cairngorms National Park and is a network of wetlands, moors and woods. Numerous bird species, squirrels, martens and a large variety of plant life have made it their home and there are hides throughout the reserve where you can discreetly observe them. The most spectacular aspect however is the Burn-o-Vat, which flows through a massive bowl shape of pink granite (the Vat), a testament to the power of glaciers which carved out the landscape we see today. You can make your way into the Vat through a narrow crack in the rock and listen to the strange echoes of water that seems to pour out of the rocks.
Close to the lodges, there are plenty of other leisure pursuits available in the area, from fishing, pony trekking, gliding, mountain biking and archery as well as skiing at the Lecht and Glenshee. Visit the village of Ballater known for its royal connections, with its artisan shops and eateries or head east to the city of Aberdeen, only a short drive away through Royal Deeside, with cultural attractions for all ages.
