With links to Edinburgh to the north and the treasures throughout the Scottish Borders in every other direction the property is perfect for those wishing to explore the area.
    The property has been carefully planned out with guests at the forefront of the owners’ minds. The living room is comfortably furnished with a three-seater sofa and reclining armchair. The well equipped kitchen has an electric oven and ceramic hob, fridge freezer with cool drinks and ice dispensers and a Tassimo coffee machine for lazy mornings. There are two bedrooms in the property, one double room with a kingsize bed and one fitted as a twin with two single beds. The open living space is perfect for those travelling as family or with friends. Areas to socialize include the dining area, around the wood burning stove or on the spacious deck. There is also an enclosed lawn area for children and dogs to run around in. The kitchen has everything needed to prepare and enjoy meals. A dishwasher makes clearing up that little bit easier. That said, there are a number of places that guests may wish to eat out within Earlston and the surrounding towns and villages while enjoying or ending day trips. One of the nice things about this lovely part of Scotland is that you’re never far from anything to suit any taste or hobby. Scotland’s capital, Edinburgh, is also reachable by car (about an hours drive), by bus (the bus stop is 5 minutes walk away) or by train from Tweedbank station (the station is 3 miles away).

    Converted in 2019 by the owners to a very good standard, Grooms Bothy is the perfect place for couples or a family to enjoy some time away from the hustle and bustle. Formed over two levels of a former stable building, the house has two bedrooms sleeping four comfortably. The ground floor is mostly open plan with a living room, breakfast area and kitchen. The modern efficient wood burner is a lovely feature, especially on those chilly evenings. Lastly the spacious shower room is on the ground floor and the underfloor heating is a nice touch.
    Grooms Bothy sits next to, and on the site of, the former Nenthorn manse. The grounds extend to 8 acres and is used as an equestrian facility. For a small fee, stabling and use of the facilities could be organised for someone wishing to travel with their own horse(s). The surrounding countryside is arguably some of the most beautiful in the country and we would encourage some exploring around the Scottish Borders. Why not visit the market town of Kelso with wide cobbled streets, ancient market Bull Ring and abbey ruins. A short drive away near Berwick-upon-Tweed, you will find the National Trust Paxton House, and also nearby is Coldingham beach. Shop 4 miles. Pub and restaurant 4 miles.
