This attractive detached house has been lovingly furnished to a good standard and is situated in the pretty village of Clifton. On the ground floor is a cosy living room, a dining room with seating for all 6 guests and a well-equipped kitchen to rustle up your favourite family dish. Moving upstairs is the master bedroom with a kingsize bed and en-suite facilities. A further two bedrooms comprise of one with a double bed and the other with twin beds, both with a TV. A family bathroom is also conveniently situated on this floor.
This holiday property is in a great location for exploring the Derbyshire and Staffordshire Peak District, and the fabulous market town of Ashbourne, with its quirky antique shops and many bespoke coffee shops and restaurants. Ashbourne is known as the gateway to the Peak District National Park and is an ideal base to visit many attractions, including Alton Towers, 8 miles.
There are so many places to visit in the Peak District that one visit may not be enough. Interesting market towns offer very different attractions. Visit Bakewell and its museum to learn more about the Bakewell Elephant, or the spa town of Buxton with its opera house.
Castleton and its amazing show caves, Blue John mines and cliff top Peveril Castle is worth the trip, and no visit to the Peak District would be complete without a day spent at fabulous Chatsworth House and Gardens, with waterfall cascade and the Emperor Fountain reaching heights of 300ft!
Beautiful Dovedale and Tissington Cycle Trail are within 5 miles. Shop 250 yards, pub and restaurant 300 yards.

Dawn Cottage is a warm welcoming family run traditional farm set within the Dovedale region of Peak District National Park, between Ashbourne and Buxton. The owners run a livestock farm, and as well as breeding cows and sheep they also have geese, hens and sheepdogs. This beautiful barn conversion is located on a gentle hillside offering glorious panoramic views over the River Dove and open countryside extending to the Tissington Trail and the Dove Valley.

You’ll be in a perfect location to explore Derbyshires Areas of Outstanding Natural Beauty but taking the car to Ashbourne for some cultural sightseeing won’t take you too long either.
After you’re done with all that fresh air, this home-from-home will welcome you into its cosy and relaxed embrace, consisting of a beautiful balance between the old and the new. With a large garden, dining outdoors will become a comfortable routine in the summer, but you might be able to get a few nice days in the colder months as well. This cottage is great at bringing everyone together in the dining area or by the wood burner. At night, retreat to the quiet bedrooms for some well-deserved rest and prepare for a new day of exploring the naturally beautiful surroundings.
Nearby Ashbourne is the perfect example of an English market town, boasting an eccentric street plan, narrow, cobbled alleys, old market stalls and many fine coaching inns. In its heyday, during the 18th century, the town was a fashionable, social centre, and many fine Georgian buildings remain from this period. Today the town still has much to offer with a good selection of restaurants, whilst being regarded as something of a haven for antique hunters, but don’t expect a bargain! For those who prefer outdoor pursuits, the Dove and Manifold Valleys are close by offering good walking and cycling, whilst Alton Towers is just 25 minutes away!

Made up of a living area and dining area which has comfortable sofas and TV, a kitchenette with everything you should need for your stay, a shower room and a double bedroom. Outside the property is a private and secure garden area with decking. There is a private entrance and two car parking spaces available.
Ashbourne is a fantastic town, offering an array of restaurants, pubs and cafés plus local shops. There are ample walks and trails from the town to explore, plus Alton Towers theme park being a short 15-minute drive away. The Haven is the perfect couples’ retreat to experience a little piece of tranquillity and relaxation within this great town.

This fantastic Grade II listed farm house building is bursting with character. It is spacious and has social rooms to be enjoyed, plus extensive gardens with beautiful views down the valley. The ground floor of this home offers a typical farmhouse style kitchen with traditional Rayburn and dining table in the centre of the room, there is an electric/gas range cooker also available, plus everything else you should need to cook up a great meal for all. There is a dining room, a sitting room with a wood burner, a further living room with a TV and an extensive DVD selection, a utility with additional fridge and freezer space, washing machine and tumble dryer, plus hanging space to dry clothes. There are also two downstairs toilets, plus a double bedroom. On the first floor are the remainder of the bedrooms, one having an en-suite. The rooms are made up of a variety of sleeping arrangements to suit all the family, and there is a fantastic bathroom with free standing roll tap bath, large shower and ’his and her’ sinks.
Outside in the rear garden you have beautiful views down the valley, there is a patio area with furniture and a lawn. To the front of the property there is ample parking, a covered barbeque area with dining table plus further seating gathered around a firepit to enjoy the summer evenings.
Tissington has a lot to offer; it is the home of the well-dressing event, Tissington Hall, and the Tissington Trail is one of the best walking and cycling routes in the Peak District. Another fantastic walk from Tissington is to Dovedale, where the famous Dovedale stepping stones are. Alton Towers is a 25 minute drive which makes a great day out for all the family. This truly is a fantastic property to return back to after you have finished exploring for the day.

Chapter One is a beautifully renovated townhouse in the heart of Ashbourne, oozing style and comfort.

Here you are within walking distance to a wide range and variety of restaurants, bars, pubs and shops and only several minutes from the fantastic walking route, the Tissington Trail and the famous Dovedale stepping-stones. If you are more of a thrill seeker Alton Towers theme park is a mere 15-minute drive. The townhouse sleeps six guests across three comfortable bedrooms. These consist of two double bedrooms with kingsize beds (the master has an impressive four poster bed) and a smaller bedroom with a small double bed. These are all located on the first floor along with the bathroom which has a large shower.
On the ground floor is an open plan kitchen/dining room; the kitchen is modern and light with high quality quartz work tops and handy breakfast bar, whilst the dining area has ample room around the table for all guests. The living room with cosy lighting, comfortable sofas, a Smart TV and the owners have cleverly put a private screen into the windows to protect guests from walkers passing by but still allowing natural light into the room. There is a garden to the rear of the property that has been designed beautifully with outdoor seating. Please note that the residents of the neighbouring home do have a right of way for their bins. There is unrestricted on-road parking available.

Upstairs is a double bedroom and a twin bedroom plus the family bathroom which has a shower over the bath. Bathrobes are also included. Outside is the picturesque garden where you can enjoy al fresco dining at the bistro set in this unique setting, admire the garden and the view past the garden wall.

Tissington is a unique village; entering over the cattle grid you will see livestock and the grand Tissington Hall located centrally in the village plus a delightful candle shop. On your doorstep is the gateway to the Tissington Trail, plus you are in close proximity to Dovedale where you can hop over the famous stepping stones and hike up Thorpe Cloud, with a couple of pubs to pass through. The nearest town of Ashbourne is delightful with an abundance of shops, cafés and restaurants. Many who stay in this area also have an adrenaline filled day out at Alton Towers theme park as it is only a short 20-minute drive.

Swallows is an idyllic barn conversion within Brook Farm and offers cosy and comfortable accommodation to sleep two guests.
Enter into the kitchen where you will find all the equipment you should need during your stay, then through to the living room where there is a table and chairs, overlooking the grounds and views of Brook Farm, comfy sofa and TV. Nestled in an excellent location for those who love the outdoors, guests will find an abundance of activities to enjoy nearby, including walking, cycling and watersports to name a few. The village of Middle Mayfield is set amidst stunning scenery and is only a short distance from the lovely market town of Ashbourne with its interesting streets and cobbled alleys. It also features antique shops and a fabulous choice of pubs and restaurants for all to enjoy.
At the southern end of the Peak District National Park you will be spoilt for things to fill your day. The nearby Dove and Manifold Valley provide a peaceful place to enjoy, whilst kayaking, sailing, windsurfing and cycling are all available at Carsington Water. For the thrill seekers amongst you, the renowned Alton Towers theme park is well worth a visit. Nearby you will discover many historic houses such as Chatsworth and Haddon Hall, and of course let’s not forget the market town of Bakewell, famous for its delicious pudding. Doves Nest is a wonderful property located just outside of Ashbourne’s town centre, the perfect location to explore the town and all it has to offer whilst being able to return to this quiet nest come the end of the day. Ashbourne has a good selection of independent and high street shops, supermarkets, leisure centres, bars and restaurants to be enjoyed, as well as being one of the best locations in the Peaks for walking and cycling.
Just a short drive from the house is Dovedale, known famously for its unique feature of stepping stones across the River Dove, where you can take a fantastic walk to Ilam and across Thorpe Cloud where your views are stunning, the Tissington Trail also has a great route and perfect for cycling, as well as Carsington Water which is an 8-mile stretch around the reservoir which also offers many water sports. Alton Towers is a keen favourite for holidaymakers staying in Ashbourne as it is just a short 15-minute drive away to adrenaline fun. There are plenty of options here for all the family and friends to ensure you are all making memorable moments together.
Doves Nest offers modern and spacious accommodation for up to ten guests. On the ground floor is an open plan kitchen/dining room with bi-fold doors opening out into the extensive garden making a great hub for you to gather and enjoy your social time. There is also a separate utility room, great for storing boots or any clothes that could get mucky ambling those Peak District hills.
