    The house is situated 3 miles from the World Heritage Jurassic Coastline town of Sidmouth, that nestles beneath majestic red cliffs and the green hills of the glorious Sid Valley. Sidmouth, with it’s beautiful gardens and leisurely walks, Regency history, clean sandy and pebble beaches, great restaurants and friendly shops, is also renowned for it’s annual International Folk Festival held in August. Villages of exceptional beauty lie on the doorstep: Beer, with its amazing pebble beach and caves, Branscombe perfect for mackerel fishing or the town of Seaton, with its historic tramway and exhibitions. Take a trip to the Donkey Sanctuary, visit the stunning gardens at Bicton, or for a great family day out, there is Crealy Adventure Park or Pecorama with it’s miniature railway. For the very adventurous, visit Haldon Hill and try zip wires through the trees at Go Ape, or take your bike and go cycling off road on the many countryside trails that there are on offer. Exeter and Newton Abbot racecourses are also close by. Horse riding, cycling and water sports are all available locally, or just sit and relax in your own castle on the hill. Beach 3 miles.     The Willows (UK39195) is set within a terraced row of three holiday homes, each accommodating up to six guests and showcasing two bedrooms, open plan living, free parking and an outdoor seating area by the front door. Upon entering the property, you will be welcomed into the open plan kitchen, living and dining area which feels bright and spacious. The living area has a smart TV with freeview and plenty of comfortable seating including a double sofa bed which can be setup to accommodate two guests if requested. Wind down and watch a film here after a busy day exploring the coastline. The kitchen is fully equipped with an electric oven, electric hob, microwave, dishwasher and a ¾ sized fridge/ freezer and the dining area is a great space to enjoy a family meal.

    Leading off the living area are the double bedroom, the twin bedroom and the wet room which has an open shower, heated towel rail, toilet and sink. At the front of the property, guests will enjoy use of the seating area which has a table and chairs and a charcoal barbeque; a lovely area to unwind after a busy day exploring and walking the coastal paths.

    Nestled between rolling green fields and surrounded by alpine forests, the properties at Newlands Farm have the sea, moors and Jurassic coastline within easy reach. Located less than 10 miles away from Exeter city centre and the seaside towns and villages of Exmouth, Budleigh Salterton and Sidmouth, and within walking distance to Woodbury Common, famous for its wildlife/birds and scenic walking/cycling and riding routes. The site has four holiday homes in total; The Annexe (ref UK39197) is a three-bedroom annexe attached to the owners’ home, and The Swallows Nest (ref UK39194), The Willows (ref UK39195) and The Elms (ref UK39196) were newly built in 2022 within a terraced row of properties.
    Nearby Exmouth has a 2-mile sandy beach and offers excellent water sports facilities including sailing, power boating, water skiing, jet skiing, wake and paddle boarding, wind and kite surfing, and canoeing. Coastal and estuary cruises operate from the dock and charter boats are available for fishing trips. From November to February, the Exe Estuary is home for some 20,000 migratory birds, and the red sandstone cliffs of Orcombe Point at the eastern end of the beach are designated the gateway to the World Heritage Jurassic Coast.
    The beautiful pebbled heathlands of East Devon with extensive walks, abundant wildlife, rare plants and splendid panoramic views are only a few minutes’ drive from the property, and the South West coastal path is nearby. Keen hikers should head to Dartmoor National Park, which is just a 30-minute drive away, and the quintessential East Devon coastal towns and villages of Budleigh Salterton, Beer, Branscombe, Sidmouth and Seaton are within easy reach. You’ll struggle to fit everything into one visit here, and you will certainly want to stay time and time again!

Close by, there are afternoon river cruises on the Exe Estuary with views of Starcross, Powderham Castle, Topsham, Lympstone and the wildlife, or take a visit to ‘World of Country Life’. Sidmouth’s 18-hole golf course is close by. There are also many National Trust properties close by. Try to get a visit to A la Ronde. Beach just over 1 mile. Shop ½ mile, pub and restaurant 400 yards.
