This delightful detached barn conversion is on a working farm, nestled in the village of Smarden, surrounded by beautiful countryside in Kent. Romden Barn is a large three-bedroom property, perfect for large families and groups to enjoy a relaxing holiday in the countryside. This property is full of character and charm with wooden floors, large spacious rooms, and exposed beams prominent throughout, with a low beam on the first floor. The large living/dining room is perfect for entertaining and has French door access to the garden. The kitchen is well equipped and has a range of appliances and facilities including a cloakroom with a downstairs toilet. Romden Barn is adjacent to the owner’s home and has been lovingly decorated and furnished to a very good standard. A fantastic feature of this property is the large, enclosed lawned garden, complete with a sitting-out area, garden furniture, and a BBQ for the summer months. The option to explore over an acre of land is also available with access to a large unfenced pond where fishing for carp and rainbow trout is available by arrangement with the owner.
Smarden was once a village thriving on the wool industry, and is now a sleepy backwater of old England, so classically Kentish that it is sometimes in film sets. In the heart of the village is a cluster of half-timbered houses with Kent peg-tiled roofs. For day trips, Sissinghurst Castle Gardens are well worth a visit, as are the vineyards at Biddenden. Leeds Castle is easily accessible and it closely resembles a fairytale palace, rather than a fortress. The fine aviary and maze are also sure to keep children interested and amused. Golf can be found locally at Chart Hills. One of England’s world heritage cities, Canterbury has much to offer, with many shops, restaurants, and theatres. A former church, now called The Canterbury Tales, has guided tours that lead through galleries and recount Chaucer’s tales. Located in the grounds of the owners’ beautiful 18th-century Queen Anne manor house, this comfortable holiday cottage is a perfect property to enjoy the Garden of England. Quiet and peaceful, yet close to nearby Kentish villages such as Hamstreet, Appledore and Tenterden. Also perfect for walkers, as the Royal Military Canal, and the Saxon Shore walk pass by close to the cottage. The sea can be reached by car in 15 minutes.
The lovely historic Cinque Port town of Rye is a short drive away going westwards, as are two of the most famous gardens in England, Sissinghurst Castle and Great Dixter. In the other direction, Ashford provides excellent shopping, for example at the Designer Outlet, and lies en route to Canterbury, with its magnificent cathedral (40 minutes’ drive), and Whitstable, a buzzing seaside town famous for its restaurants and oysters (40 minutes).
The Oast has a charming circular sitting room and large country style kitchen which leads to the south facing garden which is a real sun trap. The owners welcome guests with a dog, and the garden is fully enclosed. Guests can also enjoy the owners’ outdoor heated swimming pool by arrangement.
Upstairs are three bedrooms, the master bedroom being in the circular oast. All rooms have bedroom furniture and lovely views of the surrounding countryside.
There are a number of local pubs serving food, but for guests who want time off cooking yet don’t want to go out, the owner of Leacon Hall will be delighted to provide the menu for delicious ready-made food in the oast house. This can be prepared for your arrival or for occasions during your stay. Patrick is a chef who prepares meals for the Goods Shed, an award-winning restaurant and farmers’ market in Canterbury. He uses seasonal fruit and vegetables from his garden and also sources products locally, such as fresh fish from Dungeness. He can even source the perfect wine companion too. In addition, for guests who wish to eat out without the worry of driving, Patrick and his partner, Linda, welcome them to eat in the Leacon Hall dining room, for which a different menu is available.

Inside, the open plan living area is home to a well equipped kitchen, with comfortable sofa for sinking into after a day of exploring, leading upstairs to the spacious, loft-style master bedroom. For those that wish to explore picturesque Kent further, the coast can be reached within a 20-minute drive, with the pretty coastal town of Hythe, with its cobbled streets, beautiful canal and beachside promenade, and vibrant Folkestone with its bustling creative quarter and harbour arm with pop-up eateries and lighthouse champagne bar certainly worth a visit. Downstairs offers a good size living space including a dining room and living room, where you can relax with a glass of your favourite tipple after a long walk through the stunning scenery. Upstairs offers two bedrooms and a family bathroom, again kitted out nicely! You have a small, rear, fully enclosed garden, and the owners have provided a charcoal barbecue and seating to allow you to enjoy the outside space and tranquillity the property offers. Tenterden is a town in the borough of Ashford in Kent, England. It stands on the edge of the remnant forest the Weald, overlooking the valley of the River Rother, and it was a member of the Cinque Ports Confederation. Known as ’The Jewel of the Weald,’ Tenterden’s history has been shaped by its location. In the Middle Ages sheep grazed on rich marshland pastures and thus flourished in the 14th Century. Today, Tenterden is best known for its lovely, wide High Street lined with weatherboarded buildings, Georgian, Jacobean, and Victorian shops, and overlooked by tall, leafy trees. Many of the buildings date from the 18th century, when Tenterden enjoyed a renaissance due to a resurgence in the wool and cloth industry.

The well equipped kitchen looks out over the garden and patio area. There’s also a utility room with washing machine and additional cupboard space, along with the downstairs toilet. Upstairs offers three good-sized bedrooms, and the master bathroom has a feature roll-top bath. A perfect room to relax and unwind in after a walk through the Kent countryside.
