You don’t need to worry about privacy as The Old Workshop features funky blinds fitted to the glass, which can be positioned any which way for optimum privacy. You can rustle up a fantastic feast on the Range style oven in the gorgeous kitchen or throw open the patio doors and enjoy a delicious breakfast in the private courtyard, al fresco style. This stunning pet friendly holiday home is located in Stowupland in central Suffolk close to the market town of Stowmarket which enjoys a main line train link to London Liverpool Street. It is within easy driving distance of the cathedral town of Bury St Edmunds, Newmarket the home of racing, Cambridge, Clare, Long Melford and Lavenham to the west and the Heritage Coastal towns of Aldeburgh, Southwold, Woodbridge and Thorpeness to the east.

The Little Barn nestles in the owners’ grounds (who are on hand and happy to assist) but retains privacy. To the rear of the barn is a small woodland with a walkway and a small basketball court with hoop for endless entertainment and opportunities for skill development.
The village of Hoxne, 5 minutes’ drive (2 miles) has a pub with restaurant, a village post office, deli and shop. Country walks are available all around and the Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich Heath offer opportunities for spotting birds and connecting with wildlife, with excellent walks available. For a quieter sandy beach, head to Covehithe, and for great days out, visit Snape Maltings, Framlingham Castle, Eye Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park.
The vibrant market towns of Bungay and Beccles boast independent boutiques and chain shops and the weekly market is excellent for all things local. At Beccles there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the famous Norfolk Broads National Park. The surrounding area offers an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. Beach 28 miles. Ironstone Cottage is in a peaceful village served by a little local shop, with the rolling heather clad moors just at the end of the road. These stone terraced cottages were built for the miners back in 1860. You can visit the nearby mining museum to find out more about the history, as this area was at the heart of the steel industry back in the 1800s. The name Ironstone Cottage was chosen to honour the history of the area, the owner’s father was employed to care for the pit ponies from the age of 11. Now the biggest draw to the area is tourism as guests explore the national park and the nearby beaches. There are a host of wonderful walks and cycle trails to explore, this is the perfect base for those who enjoy nature.
Just a short drive away you have Saltburn, Staithes and Runswick Bay leading down to the incredibly popular coastal town of Whitby, all ideal for a day of discovery. On the moors there are some stunning beauty spots such as Roseberry Topping as well as quaint rural villages with some great pubs, perfect as a reward after a day of walking.

At the back of the property you have an enclosed garden with a lawn and sitting out area, which is great for unwinding on a sunny evening, enjoying a bottle of wine. Inside the cottage is carefully furnished to create a comfortable and welcoming holiday home. The well equipped kitchen/dining area, is where you can reminisce over the day’s events over a delicious home cooked meal. The living room is separate and cosy, with sofas nestled around the TV. There is one unexpected surprise on the ground floor, an incredible whirlpool bath, which has bubbles, massage jets and lights. Upstairs you have a choice of three bedrooms, a double, a twin and a master king bedroom with an en-suite shower room. This property is the perfect choice for families, friends or two couples looking to create memories together. The North Yorkshire Moors is a fabulous and varied destination to explore, you can take a ride on the steam train which runs from the coast to visit many pretty rural villages, including Goathland which was the set for the popular TV show Heartbeat, as well as the Hogsmeade station in Harry Potter. There is also the Ryedale Folk Museum in Hutton le Hole with some lovely hand craft shops nearby. Beach 4½ miles. Shop 200 yards, pub 1 mile, restaurant 200 yards.

The Manor Coach House is enticing, spacious and charming. It has been lovingly restored by the owners to create a contemporary, upside down cottage with luxury furniture and fittings. The two kingsize bedrooms both have large stunning en-suite bathrooms, a spiral staircase leads to the first floor open plan living space where you will find a karaoke machine, record player with a selection of records, and a selection of board games. Leading out from the living space is a lovely teak balcony overlooking the large 1 acre garden where you will find an elegant walled terrace and garden furniture. Have some fun and enjoy a dip in the heated pool followed by a game of table tennis outside. Relax as the sun goes down and light up the barbecue for an enjoyable evening meal in this delightful sun trap. The hot tub with a waterfall feature overlooks the enclosed garden with a sheltered walled terrace, brick built gas barbecue, additional Weber coal barbecue (coals supplied) and a wood-fired pizza oven.

Just 20 minutes away you can be in Whitstable where you’ll find some wonderful award-winning beaches. This eco-friendly barn conversion is over 200 years old and oozes charm and character, retaining many original features, including exposed stone walls, vaulted beamed ceilings, stone flag flooring and a woodburner. The town also hosts many festivals throughout the year with folk weekends, 60’s music festivals and Goth weekends, bringing guests from far and wide. Mortar Barn is the ideal place for exploring both the North Yorkshire Moors National Park and the Heritage Coast of Yorkshire. Scarborough has been welcoming guests for more than 300 years and has all the ingredients for a family packed day at the seaside, with Filey and Bridlington a little further along the coast line. Closer to home, is the smugglers coves of Robin Hood’s Bay, Runswick Bay and Staithes, where pretty cottages cling to cliffs and time appears to have stood still.
