1 Kirkby Cottage is a charming, semi-detached holiday home in the heart of the pretty village of Sheriff Hutton, on the edge of the Howardian Hills an Area of Outstanding Natural Beauty midway between the historic city of York and the bustling market town of Malton.
Offering a warm welcome and with a contemporary feel, this property is ideal for a family of six or a group of friends looking to enjoy this beautiful part of North Yorkshire. The open plan living area is well planned and flooded with natural light from the patio doors which lead out to the enclosed patio area. The underfloor heating provides a warm welcome and will be comforting during the cooler winter months. To the first floor are three comfortable bedrooms offering a mixture of twin and double beds. The master room has the added luxury of an en-suite shower room and a super kingsize bed. The accommodation is completed with a house bathroom with separate shower cubicle. To the rear of the house is a south facing, dog friendly patio which provides a sheltered spot for al fresco dining or an early morning coffee.
Step outside and you will find yourself in the very heart of the village. The local pub is just around the corner and serves delicious meals and traditional ale. There is also a well-stocked village shop just across the road and a delicious deli which is a very popular watering hole for both cyclists and walkers alike. A takeaway can also be found within walking distance. The remains of the 14th century Sheriff Hutton Castle keeps a watchful eye over the village; the castle was one of Richard III’s favourite castles, you can even see it from the rear main bedroom! There is a bus stop adjacent to the property with buses to York, Malton, and Castle Howard.

For 2 years running Duck cottage has been awarded our customers choice award and is aptly named Duck Cottage since as you are next to the village green with a large duck pond, Duck Cottage’s location is picture perfect, with trailing weeping willows along the bank and benches where you can enjoy the view whilst feeding the resident ducklings and their families. Duck Cottage was once a workshop for local woodworkers; it has been lovingly renovated to delight guests on arrival. The original beams are still retained harking back to its former days.
You are in an idyllic village setting, just opposite the heart and soul of the community - the village green and the friendly local pub, serving hearty meals with an outdoor beer garden. This is an ideal choice for those who love the great outdoors as you will be right on the doorstep of the Howardian Hills (Area of Outstanding Natural Beauty). The owners have taken care to describe some of their favourite nearby walks as well as lists of different attractions to choose from in the welcome folder. You will be spoilt for choice, as there is lots to see and do in the area.
The cottage itself is tastefully furnished throughout. The layout is all on the ground floor, with just one step in the living area down to the kitchen. The property is bright and modern, with skylights bathing you in sunshine. On entering there is an entrance hallway leading you to the master double bedroom. Branching off the hallway is the shower room. Then further down the hallway it opens into the living area. This is a carefully laid out and tastefully furnished room, ensuring your comfort and providing a welcoming space to unwind in an evening. The well-equipped kitchen also has a breakfast bar. The kitchen leads to a twin bedroom, which can be made up as a double on request. Outside is a garden room with sofa and TV and for those chiller evenings a stove to keep you cosy. Attached to this is a private patio area with garden furniture so that you can dine outside in the summer months, as well as an enclosed garden beside the neighbouring owners’ home with a lawn perfect for exercising your pet dog.
Also being located between both the North York Moors National Park and the Yorkshire Dales you are in a great area for exploring. It is only 12 miles from the historical walled city of York, with medieval cobbled streets, Clifford’s Tower and many other attractions including the Jorvik Viking centre. The stately homes of Castle Howard, Newby Hall and Beningborough Hall are nearby, and Kirkham, Rievaulx and Fountain’s Abbey ruins are all worth a visit. Mother Shipton’s Cave at Knaresborough is a quirky day out, where you can see how the waterfall preserves objects by turning them to stone and hear tales of the ’witch’ who lived there. For younger visitors, Flamingo Land Theme Park and zoo is around a 45-minute drive away. There are also many outdoor activities to enjoy including golf, fishing at the nearby well stocked lakes, and zip lining through the treetops at Dalby Forest. Next to the site there is a popular Thai restaurant and you can also head into the thriving village of Pocklington which is known as the gateway to the Wolds. Here you will find a local pub as well as a couple of supermarkets, with a market every Tuesday. In less than a 30-minute drive you will locate the walled city of York. Whilst here, you can visit the Gothic-style cathedral, step inside the time capsule of the Jorvik Viking Centre, or enjoy the vast array of shops, restaurants and pubs within the city. Nearby, for children, you have York Maze, Piglets Farm as well as Flamingo Land theme park and zoo. Strensall is located on the River Foss with a wide range of facilities including three pubs, a choice of grocery shops, post office, takeaway and a fish and chip shop. On the doorstep is York Golf Club and Strensall Common, a huge conservation area maintained by Yorkshire Wildlife Trust and which is popular with birdwatchers.
Regular buses run from the village to the centre of the ancient walled city of York, 7 miles away. Steeped in history and brimming with attractions, York appeals to all ages. Visit the magnificent minster, the Jorvik Viking Centre and the Railway Museum, browse the art galleries and stroll along the cobbled streets and city walls.
