Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. 22 Sea is a beautifully presented end of terrace house nestled in a quiet corner of ‘The Bay’, a purpose built holiday village overlooking Filey bay on the picturesque North Yorkshire coastline. With open plan living, and stunning full height windows providing access to a first floor balcony.

The sitting room features large deep filled sofas placed around a traditional wood burning stove; ideal for cooler winter months. Here you can relax and unwind after a long day at the beach whilst catching up on your favourite holiday movie. The modern kitchen sits to one side and the appliances include both a washer/dryer and dishwasher. The dining table provides plenty of seating for six and is ideally placed to enjoy a family breakfast or delicious home cooked evening meal.
Two sets of bi-fold doors provide access to a covered patio area and flood the room with natural light. An understairs cupboard provides space for storage and a WC completes the ground floor accommodation.
Take the stairs to the first floor and you will find two stunning and spacious bedrooms, a kingsize double and a double room with traditional bunk beds. Both bedrooms offer the ’wow’ factor with vaulted ceilings and full height cathedral windows which open up to provide access to a full length, south facing balcony with lovely views across the holiday park. Here you can sit and enjoy an early morning coffee or perhaps a relaxing glass of wine after a busy day.
Completing the interior is a spacious bathroom, featuring a shower over bath.
Outside of the house is a covered patio area with a table and chairs and a brick-built BBQ; a real sun trap which can be accessed from the open plan living area. A peaceful and secluded spot to sit and relax (not enclosed). This holiday home welcomes dogs and there are miles of dog-friendly beaches to explore and also a meadow for them to enjoy.
The Bay has many facilities to make your stay enjoyable including a coffee shop, convenience store, pharmacy, and the John Paul Jones family pub and restaurant. It also boasts a leisure complex comprising of an indoor, heated swimming pool, sauna, steam room and gym. You can also enjoy a game of tennis or hone your archery skills (additional charges apply).
Just a short drive away is the traditional seaside town of Filey where you can find a plethora of tea rooms, restaurants and pubs alongside amusement arcades and shops selling holiday essentials such as buckets and spades! This beautiful part of North Yorkshire offers something for everyone including miles of cycle routes and footpaths to explore including the breathtaking cliffs at Flamborough Headland. For golf fans enjoy a round on the beautiful Bridlington Links Golf Course. A little further afield is the North Yorkshire Moors National Park, the historic City of York and the birthplace of Captain James Cook, Whitby. This is a very special place! Set on the edge of the Suffolk heritage coastline near the ‘secret’ beach of Covehithe, this detached house is surrounded by blue skies, views of fields, woodlands, and nature reserves. The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. The dining area is complete with dining table and chairs for eleven guests, and the kitchen is equipped with everything you may need to rustle up a homely meal. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. Ashtree Court offers a haven for perfect private family holidays, with all the fun of the traditional seaside resort of Skegness close by.
Lambourne House has everything needed to relax and enjoy a traditional family holiday, with five double bedrooms, expansive living rooms, a beautiful inglenook fireplace and all the luxury facilities you would expect from a house of this size, including a gym. There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. Wake up in the morning and stroll along the Pembrokeshire Coast Path to Cwm-yr-Eglwys, Pwllgwaelod and Aberfforest beaches. These three spectacular beaches are right on your doorstep, where you can explore rock pools, take a swim or build sandcastles. This 186-mile coastal path is ideal for discovering all this coastline has to offer, not forgetting the hidden waterfall.

Aptly named Lakeside, is nestled alongside the fishing lake, boasting a wonderful and uninterrupted lake view, in a tranquil location within the Carlton Meres Country Park, a short walk away from all the parks’ leisure facilities. Spacious and beautifully furnished with a contemporary modern open plan interior with French doors opening to the seating veranda with table and chairs. The master double bedroom has an en-suite walk-in shower room. The second bedroom has twin beds, is more suited to children, and with further shower room. The well-equipped kitchen allows the opportunity to prepare all your meals.
For those wishing to dine out, you have an on-site restaurant within a short walk, and plenty of eateries within the local surrounding area. The Park has great facilities (day rates are chargeable by the park) including two swimming pools, both indoor and outdoor, a crazy golf course, a children’s play park, and the Clubhouse bar and restaurant. Outside is the well-stocked fishing lake, perfect for any fishing enthusiast, a great spot for a walk or just relax and enjoy the uninterrupted lake views with its visiting birdlife.
Within 30 30-minute drive are the coastal delights of Aldeburgh and Southwold. You have RSPB Minsmere, 9.5 miles away and Orford Castle 12th Century former Royal fortress, Otley Hall and Gardens, and Easton Farm Park are all within 12 miles for a great family day out. Also worth a visit is Sutton Hoo, the popular market town of Woodbridge for cafés, shops, and restaurants. The Latitude Festival is 20 minutes’ drive away and is held annually at Henham Park. Set in the heart of rolling Devon countryside, the privately owned Ashcombe country estate nestles in a quiet, beautiful valley filled with things to do and a short drive from the sandy beaches of Dawlish and Torquay. The cottages are both comfortable and practical, with a wide range of Devon attractions right on the doorstep. The brilliant Ashcombe Adventure Centre for outdoor activities, is just under a mile down the lane. Available at extra cost for those 14 years and over, it offers quad bike safaris, clay pigeon shooting, archery, paintballing and more. Also located on the estate is ’A Touch of the Wild’, a camp-based forest activity club. Children can take part in bush-craft courses and activities ranging from camp fire cooking and toasting marshmallows to bug hunting and learning woodland skills - a day with the experienced staff will ensure youngsters come away with a new found love of the great outdoors. The Ashcombe Village Club opens on various evenings providing cheap beer in a cheerful atmosphere, event evenings, traditional summer fêtes and shows. Guests at Ashcombe can also enjoy foraged and wild walks that take place every Tuesday and last for around two hours. You can discover the simple pleasure of foraging from the abundance of wild foods in the Devon countryside, and also experience the perfect evening out dining under canopies in the Ashcombe Woodland at the Woodland Kitchen, open on Friday and Saturday evenings.
Both Dartmoor National Park and the historic city of Exeter are only a 20-minute drive away, while the famous South Devon Coast, with wonderful sandy beaches, is barely 3 miles. Exeter and Newton Abbot Racecourses, several golf courses, loads of family theme parks, zoos, sailing and fishing are all within easy reach, not to mention the many excellent pubs and restaurants that Devon is famous for. Walk in the wild beauty of Dartmoor with its abundance of wildlife and dramatic landscapes, or visit the numerous nearby National Trust properties including Agatha Christie’s house, Greenway. Steam trains travel from Kingswear to Paignton and Totnes to Buckfastleigh. Visit historic Dartmouth with bustling boat harbour, castle, contemporary art galleries and boutiques and brilliant Regatta Week and Air Show. Salcombe with its beaches, sailing and water sports is also easily accessible, as well as Blackpool Sands, Slapton and picturesque Dittisham. Slightly further afield, East Cornwall and the Eden Project are within an hour’s drive. Other activities of interest include Backwater Adventures to explore Devon’s rivers and countryside with professional guidance and supervision, or Rock Solid Coasteering to explore the Jurassic coastline.
