22 Sea is a beautifully presented end of terrace house nestled in a quiet corner of ‘The Bay’, a purpose built holiday village overlooking Filey bay on the picturesque North Yorkshire coastline. With open plan living, and stunning full height windows providing access to a first floor balcony.

The sitting room features large deep filled sofas placed around a traditional wood burning stove; ideal for cooler winter months. Here you can relax and unwind after a long day at the beach whilst catching up on your favourite holiday movie. The modern kitchen sits to one side and the appliances include both a washer/dryer and dishwasher. The dining table provides plenty of seating for six and is ideally placed to enjoy a family breakfast or delicious home cooked evening meal.
Two sets of bi-fold doors provide access to a covered patio area and flood the room with natural light. An understairs cupboard provides space for storage and a WC completes the ground floor accommodation.
Take the stairs to the first floor and you will find two stunning and spacious bedrooms, a kingsize double and a double room with traditional bunk beds. Both bedrooms offer the ’wow’ factor with vaulted ceilings and full height cathedral windows which open up to provide access to a full length, south facing balcony with lovely views across the holiday park. Here you can sit and enjoy an early morning coffee or perhaps a relaxing glass of wine after a busy day.
Completing the interior is a spacious bathroom, featuring a shower over bath.
Outside of the house is a covered patio area with a table and chairs and a brick-built BBQ; a real sun trap which can be accessed from the open plan living area. A peaceful and secluded spot to sit and relax (not enclosed). This holiday home welcomes dogs and there are miles of dog-friendly beaches to explore and also a meadow for them to enjoy.
The Bay has many facilities to make your stay enjoyable including a coffee shop, convenience store, pharmacy, and the John Paul Jones family pub and restaurant. It also boasts a leisure complex comprising of an indoor, heated swimming pool, sauna, steam room and gym. You can also enjoy a game of tennis or hone your archery skills (additional charges apply).
Just a short drive away is the traditional seaside town of Filey where you can find a plethora of tea rooms, restaurants and pubs alongside amusement arcades and shops selling holiday essentials such as buckets and spades! This beautiful part of North Yorkshire offers something for everyone including miles of cycle routes and footpaths to explore including the breathtaking cliffs at Flamborough Headland. For golf fans enjoy a round on the beautiful Bridlington Links Golf Course. A little further afield is the North Yorkshire Moors National Park, the historic City of York and the birthplace of Captain James Cook, Whitby. Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. Ashtree Court offers a haven for perfect private family holidays, with all the fun of the traditional seaside resort of Skegness close by.
Lambourne House has everything needed to relax and enjoy a traditional family holiday, with five double bedrooms, expansive living rooms, a beautiful inglenook fireplace and all the luxury facilities you would expect from a house of this size, including a gym. The mature garden, with its play areas and barbecues, provides a wonderful place for family fun, and the heated indoor swimming pool ensures entertainment all year round. There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.

Completely renovated in 2021, this beautiful detached, single-storey holiday cottage enjoys an idyllic location, with Loch Etive to the front and the River Awe directly behind. Extremely well furnished and equipped the property has direct access onto the beach. It boasts stunning views across the sea loch to the mountains beyond from some of the rooms, and lovely views over the garden from the others. There is a well-equipped kitchen and a dining area seating eight guests. The house enjoys significant privacy with its only neighbours being seals, otters and yachts. The lovely little town of Taynuilt has a friendly community and offers a village grocery store, a post office, butchers, tea room, hairdressers, doctor’s surgery and a restaurant serving good food. There is also a train station, the line through Taynuilt runs from Glasgow to Oban so you can have a day in the city or head to the islands. Taynuilt’s golf course is just a few minutes’ walk from the cottage and offers 9 holes.
The bustling Victorian town of Oban known as the ‘Gateway to the Highlands’ is just 20 minutes away by carand offers shops, bars, seafood restaurants, a cinema and leisure centre. Whisky lovers can visit the Oban Distillery to learn how it’s all made. Regular boat trips leave the busy harbour bound for the Inner Hebridean Islands, including Mull, Iona and the Treshnish Isles with their comical puffins.
Enjoy leisurely forest walks, horseriding, fishing, sailing, diving and golf, or for the more adventurous, Glen Nevis, one of the Highland’s most famous glens and the location of scenes from Harry Potter and Braveheart, is only a short drive and offers stunning scenery and bracing walks. Explore famous castles, historical sites and mature gardens. Visit Bonawe Iron Works, Cruachan Hollow Mountain or the Inveraray Jail. The abundant wildlife includes porpoises, dolphins, basking sharks, otters, deer and a wealth of seabirds. Glencoe and Fort William are easily accessible by car and offer popular climbing, skiing and mountain biking. Tucked away in a peaceful and secluded village setting, these five comfortably furnished holiday cottages are set in an idyllic location, only 5 miles from the spectacular Bamburgh Castle and one of the longest sandy beaches in England, and within a few minutes’ drive of Seahouses, where regular boat trips depart for the Farne Islands. Between the Cheviots and the sea, there is easy touring through the beautiful countryside with its numerous castles, stately homes and NT properties. Furnished to a high standard, and close to the owners’ home, Fordson offers single-storey accommodation and Ferguson is a detached two-storey cottage. The Mill House stands as a detached converted barn, with Waren View and The Granary Cottage forming an adjoining pair. This is an ideal choice for family holidays, with use of a very pleasant lawned area by a stream. There is also shared use of the owners’ hard tennis court nearby.

Warenford Village serves as an excellent base from which to discover Northumberland and the Scottish border country. Just 4 miles distant lies Budle Bay, a designated Area of Outstanding Natural Beauty, as well as an SSSI, with the ancient walled town of Berwick-upon-Tweed (15 miles) and the Duchess of Northumberland’s ornamental gardens a short drive away. Created to rival the best in Europe, the gardens are contemporary in design and include waterfalls and cascading plumes set within landscaped grounds with themed planted areas. Also sure to delight both young and old alike is a visit to neighbouring Alnwick Castle, which served as the location for the Harry Potter films. Home of the Percy family, it stands as the second largest inhabited castle in England after Windsor Castle, with some of its rooms open to the public and displaying a wealth of decorative and fine art.

Within easy reach, too, is Holy Island – renowned for its medieval religious heritage, priory and picturesque castle – and also known by its Anglo-Saxon name of Lindisfarne. Accessed by a paved causeway at low tide, the island is popular with bird-watchers and nature lovers, with the north-western portion of the island being maintained as a nature reserve, where terns, plovers and seals can be observed. Whilst on the island, a trip to The Museum of Island Life will reveal former living and working conditions there, and St Aidan’s Winery tempts visitors with its sweet concoction of local Lindisfarne Mead.
There are quiet country lanes for cycling and several excellent golf courses nearby, as well as a selection of shops in Belford (3 miles) and good inns and restaurants in which to enjoy a family meal locally – the nearest pub with restaurant being just 30 yards.
