    A wonderful lovingly cared for home, rich in character with its own enclosed lawn rear garden, located opposite the River Yare, in a lovely riverside location in the pretty conservation village of Reedham. During the 1900s this period thatch cottage, which is full of character, including exposed beams and a wood burner was the village inn and then became a sweet shop, and is now beautifully transformed into a loving home. The entrance hall opens into the open plan beamed living/dining room with wood burner, the sun room with seating is south facing and overlooks the River Yare. There is a well equipped kitchen with breakfast bar and stable door to the enclosed lawn garden. There is a ground floor twin bedroom and bathroom, while the first floor has two further double bedrooms and a toilet. The rear garden is tiered with steps leading up and onto a private parking area. Immediately outside is a great patio area with garden furniture.
    Reedham is a conservation village with two pubs, one of which serves great food and is on the doorstep, there is a shop, café, fish and chip shop, and a railway station. There is good walking, cycling and bird watching available from the doorstep, while fishermen will delighted with the river fishing (in season, licence required), which is available opposite the property and alongside the rivers’ edge. There are many attractions within 30 miles, including the traditional seaside resort of Great Yarmouth with activities for all ages. Within easy reach are Wroxham, known as the capital of the Norfolk Broads, waterside restaurants, shops, daily boat hire and river trips. Petits Animal and Adventure Park is just 1-mile away, with BeWILDerwood tree top adventure park 18 miles and Lenwade Dinosaur Adventure Park 29 miles, popular for families with children. The city of Norwich, 17 miles, has two indoor shopping malls, market square, cinema complexes, theatre, castle museum, cathedral, art galleries and plenty of restaurants and inns. Beach 10 miles.     Wroxham is 17 miles away and is known as the ’Capital of the Broads’. Hiring a boat is arguably the best way to explore one of Britain’s finest wetlands or you can enjoy a river trip. Nature lovers are advised to bring binoculars, as the Norfolk Broads are home to a diverse range of fora and fauna. Keep your eyes peeled for otters, kingfishers or the elusive bittern (one of the rarest species of birds in the UK).
    National Trust properties in the vicinity include Blickling Hall, Felbrigg Hall, Sheringham Park and Horsey Windpump. Nearby is the Bure Valley Railway Line, a nostalgic 18-mile round trip by steam on Norfolk’s longest narrow gauge railway, running through pretty countryside between the historic market towns of Aylsham and Wroxham, stopping at Buxton, Coltishall for on/off exploring by foot and Alby Crafts Museum. Norwich city is 15 miles away and has a cathedral and a 12th-century Norman castle.
