Waterloo Farm House is a traditional, stone-built, C-listed, detached cottage with a generous sized garden, providing a wonderful place for couples, friends and families to relax and enjoy this excellent property. Set in the quiet hamlet of Waterloo, it is believed that the original properties in the area were built for the soldiers returning from the Napoleonic Wars or for the widows of soldiers who did not return from the famous battle. It is thought that Waterloo Farm House was built around 1815 and in recent times was a berry farm but is no longer a working farm.
This beautiful cottage has been completely rebuilt internally to provide a modern layout and was just completed in summer 2019, yet still maintains its original charm and character. The village of Bankfoot is just 1 mile away, with a pavement all the way from the cottage and is very handy for a local store or one of the two local small hotels with bars. The attractive town of Dunkeld is only 5 miles away and makes a great day out with its historic cathedral and buildings, and a good selection of quality restaurants, coffee shops, delis, interesting independent shops, galleries and walks along the River Tay. Birnam is close by and is one of the best preserved historic towns in Scotland. The Arts Centre is home to the Beatrix Potter Exhibition and Garden which is well worth a visit. Walk along the riverside and discover magnificent old trees in the Birnam Wood which was mentioned in Shakespeare’s Macbeth. The bustling city of Perth is only 10 miles away and is packed with places to eat and drink and has a theatre, museum, swimming pool and a great selection of shops including high street names and local boutiques. The railway stations at both Perth and Dunkeld have frequent services to Inverness and Aviemore, or you could be in the centre of Edinburgh in just over an hour without the stress of finding parking. These three properties are situated in a peaceful wooded area with walks right from the doorstep and numerous roe deer around, yet only 2½ miles from the village of Dunkeld with its shops, ancient fountain and cathedral. Osprey Cottage (ref 15885) has been converted to create a super holiday retreat with rugs on polished wooden floors upstairs in the living areas, and cosy bedrooms below. Heather Croft (ref 26213) is a detached bungalow nearby, cleverly designed by the owners with lots of windows to maximize views of the surrounding countryside. The But ‘n’ Ben (ref 28139) is a charming converted barn for two. An ideal choice whatever the weather. Next door to Dunkeld is Birnam, home of the Beatrix Potter exhibition and where there are riverside walks along the Tay. Craigdarroch Cottage is a quaint, newly refurbished coachman’s cottage which dates back some 100 years. It is located in St Fillans in Loch Lomond and Trossachs National Park. St Fillans is a picturesque village in a tranquil location set on the banks of Loch Earn. The cottage is perfectly positioned for exploring the National Park and the Southern Highlands. Walking, biking, golfing, fishing, and water sports are among the many activities available. Several walks can be taken directly from the cottage; you can stroll along the old railway or venture into the surrounding mountains, both of which give you a stunning view of Loch Earn. There are ospreys on the loch and red squirrels in the nearby area, as well as deer and other wildlife. After a day in the Scottish countryside, you can relax in front of the wood burning stove in the cosy cottage with its loch view.

St Fillans Village Store is located a few minutes’ walk from the cottage where you can buy groceries and newspapers. It also has a cafe providing snacks, coffee, ice cream and cakes. You can purchase fishing permits here for Loch Earn. There are two hotels in the village which offer evening meals if you feel like dining out, and a bar service; both are dog friendly.
St Fillans has its own 9-hole golf course (voted the best 9-hole course in Scotland), each hole is challenging, and the scenery is breath-taking. There are many golf courses to choose from the vicinity including the prestigious Gleneagles. Edinburgh, Glasgow, Perth, and Stirling can all be reached by car within 1 hour 15 minutes.

This gorgeous cottage set within extensive gardens is in a superb location on the banks of the renowned River Tay in an utterly secluded spot, down a hidden beaten track yet within a 10-minute drive of the Fair City of Perth and all its attractions. Built in the 1800s, the cottage was originally for the river keeper at the world’s first salmon hatchery, and the ruins of the ‘fishponds’ are visible from the garden today. The owners have made the most of the location with careful design of the garden which leads down to the river, allowing direct access to the riverbank trails along the River Tay, and nearby a well-maintained lade trail which boasts a beautiful scenic walk leading to a small isolated natural beach, Horsey Pool and Stanley Mills.

The owners really want you to enjoy your stay and are very knowledgeable about the river and surrounding area. A nature lover’s paradise, the lade trail offers a rare opportunity to glimpse beavers and otters which are regularly sighted. Other British birds include ospreys, herons, peregrine falcons, woodpeckers, owls and kingfishers, all frequent visitors to the area. The River Tay is of course one of the prime salmon fishing rivers and fishing may be available by arrangement directly with the owner. The area is also abundant in other rivers and lochs all offering outstanding but easily accessible trout and salmon fishing at very reasonable prices.

Of course, you don’t need to be a fisherman to enjoy this cottage. The immediate area has lots more to offer, with Perth itself offering plenty in the way of culture and shopping as well as good restaurants and cafes. St Andrews and Gleneagles, famous for their world-renowned golf courses, are an easy drive with other highly rated local golf courses nearby.
