Perfect for anglers, there is one mile of shoreline fishing with some accessible points for fishing, and two private fishing lochs within the estate. Outdoor pursuits abound in the area to suit all tastes, from walking and cycling, to sailing and even bungee jumping, making these properties ideal for adventurous holidaymakers.

The Victorian holiday town of Pitlochry is only 10 miles away. The town’s festival theatre has a regular calendar of performances, and there are shops, restaurants, two whisky distilleries and a selection of popular organised events which take place all year round. These include Highland Games, The Enchanted Forest and the cycle race Etape Caledonia to name but a few.

This lovely detached log cabin, with a turf roof, has been carefully furnished throughout to provide stylish and welcoming accommodation. Its mix of contemporary furnishings combined with the wooden walls creates a warm and inviting home, perfect at any time of the year. The high ceiling in the living room provides a light and airy feel, whilst the cosiness of the wood burner is a real delight on colder days. The living room leads out onto the patio overlooking the decking. Its idyllic location, amongst a variety of trees in a secluded position, yet within easy access to the village of Kirkmichael, makes it a real haven for relaxation. Watch the variety of wildlife on the doorstep - plenty of red squirrels, roe deer and woodland birds who love the peaceful environment, can be easily seen. The property really is a hideaway, accessed by a non-tarmac track and in winter, the track can get snowy and icy. However, the owners are on hand should you need assistance.
From the sloping 3-acre garden, interspersed with pathways, there are excellent walks through the mixed woodland onto heath and moor which opens up to breathtaking views, perfect for hill and dog walkers. In particular there is the Cateran Trail – a 100 mile circular walk through the Angus Glens and Perthshire. Winter sports at Glenshee Ski Slopes provide extensive skiing and snowboarding facilities, and are located just a short drive away. The popular towns of Pitlochry and Blairgowrie are just 13 miles equidistant with a great variety of shops, a theatre, fine dining restaurants, cafés and a distillery, all well worth a visit. Golfers can test their skills on over 30 courses in the area, and for the more adventurous there is mountain biking, fishing and horse riding. Throughout the year many events are held in the region including The Strathardle Gathering every August (Highland Games), The Etape Caledonia Cycling Event in May, The Perthshire Open Studios and The Blairgowrie Book Festival in October, which can be enjoyed whilst staying in this lovely property. With spectacular views over Loch Tay to the surrounding Perthshire countryside, Chapelburn is in a superb location for a family or a group of friends who want to spend time together. Originally a chapel, the building dates back to the 1900s and is located next to the stream and pool where villagers were baptised. Chapelburn is a detached cottage which has undergone a unique and innovative conversion transforming it into a very spacious holiday home. It is the perfect property for guests wanting top quality accommodation, amenities, furnishings and linen in a fabulous location. The hot tub on the elevated decking outside adds to the experience, and taking a plunge in the waterfall fed plunge pool before getting toasty in the sauna will create holiday memories that last. To take full advantage of the south facing location, the decking with clear balustrades is along the full length of the front of the cottage and the ground floor rooms all have doors leading onto the decking with dining table for al fresco dining. The focal point of the cottage is the large open plan living area, furnished to a high standard and a great place for everyone to be together, with an island unit for casual dining or a dining table that can seat eighteen. There is a large TV, extensive DVD collection or bring your own movie collection to stream from your own devices on the 56" TV. Families will also enjoy the added bonus of a 7ft pool table. The well-equipped kitchen area boasts high quality fixtures and fittings and the second living room has a cosy double sided wood burner and comfortable sofas to relax and enjoy the spectacular views. There are also three well-presented bedrooms with patio doors leading onto the decking area. On the first floor, the two further super kingsize bedrooms benefit from balcony windows providing great views. Guests will find plenty of outdoor space with ample garden furniture and a footpath down to the loch side.
There is lots to do in the area and the conservation village of Kenmore at the east end of Loch Tay has a shingle beach and great views down the loch where guests can enjoy water sports, loch cruises or maybe a spot of fishing. There is a local shop, a post office, deli, the oldest inn in Scotland, restaurants and the Cranog, a reconstruction of an Iron Age stilt dwelling built over the water. Kenmore hosts a traditional ceremony each January to mark the opening of the salmon season on the loch. This area is well known for outdoor activities with lots of walking and climbing opportunities available. Fearnan is at one end of the Tay Forest Park and leads to the hamlet of Fortingall, home of the Fortingall Yew, the oldest tree in Europe. At the far end of the loch is Killin and the Falls of Dochart, and a superb drive from here to the Bridge of Balgie leads to the top of Glen Lyon, the longest in Scotland. Golf is widely available throughout the region as well as horse riding, fishing, quad biking, bird-watching and cycling. Set within the owners’ 17-acre grounds, The Old Inverchroskie Kennels is a beautifully modernised, detached stone-built cottage set in an elevated position. Commanding fine views of the grounds and hills beyond, there is a stone patio at the front, perfect for sitting out on sunny days with a glass or two, and a private garden area at the back with another sitting-out area, where you can often see the red squirrels bounding from tree to tree. Although there isn’t an enclosed garden, two dogs are welcome at this pet-friendly property. Inside, the open plan living room and kitchen are flooded with light from the high Velux windows and French doors, and there is a wood burner adding to the sense of comfort within.

Wildlife abounds with red squirrels, fallow deer, hare and endless birds on the property, and pine martens can be seen from a nearby local hide. With a plethora of walks and cycle paths waiting to be explored nearby, including the Cateran Trail, your holiday can be as relaxing or as energetic as you like. The village of Kirkmichael is only a couple of miles away with two pubs, a local shop and tearoom. Pitlochry is 10 miles away with shops, eateries, salmon ladder and festival theatre - a very popular venue which hosts a wide range of productions throughout the year.

The lively towns of Blairgowrie, Perth and Dundee (home of Captain Scott’s ship ’Discovery’) are within easy reach, along with the skiing resort of Glenshee, the largest ski area in Scotland. Beyond Glenshee is Braemar, home to the famous Braemar Gathering, a key event in the Scottish Highland Games calendar and one attended by Her Majesty the Queen every year. Aberfeldy is less than 10 minutes’ drive away and is well worth visiting, with a good selection of quality places to eat, local independent shops and a supermarket, galleries, book shops, an Art Deco cinema and a whisky distillery.

There are ample opportunities for walker of all abilities with the 7 Munros circuit within 10 miles, including Ben Lawers (Perthshire’s highest mountain) and Schiehallion. Follow mountain biking trails through the forest, or enjoy white water rafting on the River Tay, bungee jumping and horse riding, all available close by. Golf enthusiasts are spoilt for choice with numerous 9 and 18-hole courses in the area. The lodge is in an ideal location for exploring further afield, including Perth, Stirling, Pitlochry, Oban and Glencoe, all within a comfortable driving distance, as are the ski slopes at Aviemore and Glenshee

By prior arrangement the owner can provide crafting and knitting experience packages (at cost), or arrange for a sewing machine in the lodge for your own use. The River Tay is one of the finest angling rivers in Scotland. After a busy day exploring, Karelia Lodge offers a peaceful place to return to.
