    An hour south of Edinburgh, set by the side of the beautiful River Tweed on the edge of the Border village of Walkerburn, this south-facing spacious holiday cottage enjoys uninterrupted views of the river and the hills beyond. Ideal for carefree family holidays or friends, it is very comfortably furnished with a good sized, enclosed garden surrounding. Take relaxing walks along the river or more strenuous hikes up into the hills from the doorstep. Try the adrenalin rush of downhill biking at Innerleithen, mountain tracks in Glentress or the Go Ape ropes course, only four miles away. Nearby, visit historic Traquair House, Kailzie Gardens and Dawyk Botanic Garden, with lots of choice of restaurants, coffee shops and independent shopping in Innerleithen (two miles), and Peebles (eight miles). There is a children’s play park 150 metres away from the cottage. There is a coffee shop and Post Office/small shop in the village but no other facilities like electric car charging points or any facilities for e-bikes this includes at the property.

Dawyck Botanic Garden and Stobo Castle Health Spa are situated locally, whilst the market towns of Peebles and Biggar, with their excellent range of pubs and restaurants, are both a 15-minute drive. The living room of Nettlebush Cottage is wonderfully light, and has a lovely wood burner to sit in front of whilst spending a cosy night in. French doors, with level access, lead to the patio and the steep natural garden, and it’s a delight to wake up in the morning to enjoy the view down to the River Tweed and the hills above the valley. The property is set on a working sheep farm with good walks from the door, and the John Buchan Way begins in Broughton, 2½ miles away. Fishing, cycling and mountain biking are all local pursuits with the facilities at Glentress, 20 minutes’ drive. Edinburgh is a scenic, hour’s drive north and is a wonderful place to experience at any time of year, but especially for the vibrant atmosphere during the Edinburgh Festival in August and spectacular celebrations at New Year. Just a few hunderd yards north of the actual border on the River Tweed, this beautiful, semi-detached property, adjacent to the owner’s home, was completely updated and upgraded in late 2019 to a high standard, with great attention to detail. It now boasts features such as underfloor heated bamboo and ceramic tiled floors, cosy wood burner and a south west-facing garden to enjoy the views across the Tweed Valley to the Cheviots and beyond.
    The living room has a wood burner for those colder evenings and while the TV is there, we’re convinced that you’ll spend more time looking out the windows. Also finished well is the kitchen with modern appliances and a spacious layout with a dining area. A door in the hall separates the bathroom and bedroom from the rest of the property. The main bathroom has underfloor heating and a luxury 4 piece suite with bath and separate walk-in double shower. The property sleeps two guests in a comfortable and well-proportioned double room, and has the ability to accommodate a further two guests on a double sofa bed in the living room. Well behaved pets are welcome in the property and outside there is a purpose built kennel if required as well as parking for 2 cars.
    Surrounding villages and towns nearby include Birgham, Coldstream and Kelso, with the town of Berwick-upon-Tweed (BR main Newcastle/Edinburgh rail link) and coastal beaches some 17 miles to the east. Fishing can be arranged on the nearby River Tweed and during the appropriate seasons, the owner may be able to arrange some country sports for guests.     Located near to the towns of Kelso which is 6 miles away, and Duns which is 8 miles away, West Cottage was part of the original farm cottages and is surrounded by fields and countryside worked by the farm, so there will likely be some cows, sheep or horses coming to the fences to say hello when you’re out exploring.
    The cottage accommodation is surprising in the generous size of the rooms. Downstairs the living room is ideal for relaxing in front of a movie on the TV and enjoying the cosiness of the wood burner. The kitchen is sure to be the hub of this ’home away from home’ given its size and how it’s equipped with an electric range cooker, guests will no doubt be creating meals of ’Masterchef’ standard to be enjoyed in the dining area, whatever the occasion. A shower room is downstairs completing the ground floor. Upstairs there are three bedrooms as mentioned and a four-piece bathroom with bath and shower. The house has gas heating to provide a heat boost when the fire isn’t on, although guests will find this a cosy house all year round.

    Purves Cottage is a prominent and historic yet homely and cosy building, formerly a tailor’s business, one of many in the village back in the early 1900s, which has now been lovingly converted to a delightful spacious holiday cottage. It is in perfect location for walks or fishing on the Whiteadder and Blackadder rivers at Allanton (just 100 yards from the cottage) and nearby on the Tweed in various locations throughout the borders. There is a separate fully enclosed garden out to the rear which is accessed across the parking area looking out over the field with basic BBQ facilities, table and chairs and a whirligig washing line should you need it. There is a log store here too, and a selection of outdoor games. There is a water hose fitted outside if you want to wash dogs from a muddy walk!
    Allanton usually hosts a number of annual events including a summer beer festival and garden party (June). Being just 100 yards up the street it’s not far to stumble home after a tipple or two. Choose from over 40 gins, a great selection of wines and fabulous food. There is a beer garden to the rear and dogs are also welcome. On sunny days you can dine al fresco in the pretty garden overlooking the fields towards the coast.
    There is play-park further up the village for young children, and you have access to some of the most beautiful countryside and riverside walks.
    The cottage is perfectly located to enjoy an abundance of sights, places to visit, attractions and activities for all tastes including amazing walks, beaches, golf, fishing, shooting, cycle routes and surfing. St Abbs and Coldingham on the coast a few miles away are excellent for surfing, sea-kayaking, and diving. There are a number of historic houses and castles nearby such as Manderston, Thirlestaine, Mellerstain and Floors Castle all a short drive away throughout the Borders. Alnwick Castle & Gardens (of Harry Potter fame!) is a short drive down the A1, as is Bamburgh Castle on the fantastic Northumberland coast. You can take a drive down the coast through a number of pretty coastal villages and towns. Holy Island or Lindisfarne (featured in TV series Vikings and The Last Kingdom) is a real treat to visit with lovely local shops selling gifts, art and ice-cream, Lindisfarne Castle and beautiful historic priory to walk around. Holy Island is cut off twice-daily from the rest of the world by fast-moving tides which cover over the causeway road to and from the island - so be sure to check the crossing times or you’ll be stranded!     Please note that Allanton is in a rural area and August is the main harvest month here for farmers rushing to get the crops in dodging the rain, so farm traffic can be going through the village at all hours during this time.
