Just a few hunderd yards north of the actual border on the River Tweed, this beautiful, semi-detached property, adjacent to the owner’s home, was completely updated and upgraded in late 2019 to a high standard, with great attention to detail. It now boasts features such as underfloor heated bamboo and ceramic tiled floors, cosy wood burner and a south west-facing garden to enjoy the views across the Tweed Valley to the Cheviots and beyond.
    The living room has a wood burner for those colder evenings and while the TV is there, we’re convinced that you’ll spend more time looking out the windows. Also finished well is the kitchen with modern appliances and a spacious layout with a dining area. A door in the hall separates the bathroom and bedroom from the rest of the property. The main bathroom has underfloor heating and a luxury 4 piece suite with bath and separate walk-in double shower. The property sleeps two guests in a comfortable and well-proportioned double room, and has the ability to accommodate a further two guests on a double sofa bed in the living room. Well behaved pets are welcome in the property and outside there is a purpose built kennel if required as well as parking for 2 cars.
    Surrounding villages and towns nearby include Birgham, Coldstream and Kelso, with the town of Berwick-upon-Tweed (BR main Newcastle/Edinburgh rail link) and coastal beaches some 17 miles to the east. Fishing can be arranged on the nearby River Tweed and during the appropriate seasons, the owner may be able to arrange some country sports for guests.     April Cottage is situated in the popular country village of Gordon, which boasts a café and a public house serving great home cooked food during the day. There is a well-stocked mini market and pub that serves evening meals in Greenlaw (4 miles). A wider range of shops and supermarkets can be found in Kelso (8 miles), and Galashiels (15 miles). The cottage is very well presented and dates to the mid-1800s where it was originally a stable and then converted into cottages in the 1920s, retaining all the charm of its period features with a rendered front face and the original local stone to the rear.

    The garden area is enclosed and private with a patio offering space for al fresco drinks and dining. Inside there is an open plan living/dining room with a cosy wood burner aesthetic wooden floors and French doors leading to the garden. The kitchen is small but well-equipped with a good level of appliances, providing everything you could need to rustle up hearty home cooked meals. On the first floor is a comfortable kingsize bedroom and a single bedroom, both served by a family bathroom. Two private parking space are available to the front of the property.

    The area is a walker’s paradise and there is fishing on the River Blackadder, permits are available in Greenlaw village. The nearby historic monument of Greenknowe Tower dates to 1581, while Hume Castle and Mellerstain House and Gardens are worth a visit, along with Dryburgh Abbey. Edinburgh is an hour away by train from nearby Tweedbank station with free parking, or you can drive. There is easy access by road to the Berwickshire coastline, approximately 30-minute drive. Melrose is a popular tourist town and can be reached in a 20-minute drive. Floors Castle in Kelso is a day out place and there’s a café and garden centre and a dog walk by the river. Bamburgh, with its majestic castle and stunning beaches, and Holy Island, known as Lindisfarne (accessible at low tide), are fabulous for days out and are just over an hour away.     Guests will enjoy an open plan living space with a living area, dining area and kitchen area where you will find all you need to prepare meals. Take advantage of the seriously good fayre provided by the coffee shop where the cakes are too delicious and out of this world.
    The property accepts dogs either in the Bothy itself, in the external doggy bedroom or if your pooch prefers the outdoors then comfy kennels are available. If your pet is somewhat larger and requires a trailer and saddle then Caberston Farm can provide ’Bed and Bale’ for horses and if you need some time away then the farm staff can even look after your four-legged friend to give you a little break. We can also organise horse hire and hacks for you. Grass livery and hay are available from the 20-horse livery business on the farm. The farm stretches across 200 acres and while principally it is a sheep farm it now has a Christmas tree farm, horse livery, sheep dog training academy and forestry.
    The owners will be happy to tell you the best bits to explore and where to find the most beautiful walks and views. The area around the farm is famed by mountain bikers as two popular routes are nearby. ’The Golfie’ neighbours the farm while ’Feed the Pony’ actually runs through the farm.
