You can meander along the Moray Coast and visit some of the beautiful, unspoilt beaches and hopefully catch sight of the dolphins, seals and large variety of birdlife this area is renowned for. Take a trip along the Malt Whisky Trail – the only one of its kind in the world! Further afield, go to the scenic West Coast, Fort William or the enigmatic Orkney Islands. Aviemore is a renowned centre for outdoor pursuits – excellent climbing and hill walking, competition standard mountain bike tracks, water sports on Lochs Morlich and Insch and, of course, skiing and snow boarding in season are just some of the activities on offer. The fishing and golf are similarly excellent, with trout fishing available all year at Rothiemurchus Estate, 2 miles, or hire equipment (at cost, licence required) for salmon fishing at the River Spey (seasonal). Sled dog rides, train trips to the resort at the top of the mountain, and the Strathspey steam railway are also found here and Britain’s only freely roaming reindeer herd can be spotted against the stunning backdrop of Glenmore. Shops, good restaurants, themed bars, live music are all within ½ mile. Other great attractions in the area are The Highland Wildlife Centre with Amur tigers, wolves and polar bear, The Landmark Centre, Tree Zone; an incredible aerial adventure and Aviemore Highland Resort Leisure Centre with its own wavepool, water slides and cinema.

The area also offers a very wide range of outdoor activities including skiing, snowboarding, mountain and quad biking, zip lining, climbing, hill walking plus a variety of watersports on nearby Loch Insh, Loch Morlich and the River Spey, to name just a few of the myriad of activities available. Take a trip on the Cairngorm Mountain Railway, visit the Cairngorm Reindeer Centre, Landmark Centre in nearby Carrbridge or take a trip to the Highland Wildlife Park at nearby Kingussie, all of which are within easy reach. About 12 miles from Kingussie, lies the Ardverikie Estate, which has been the setting for films including the BBC TV’s drama series ’Monarch of the Glen’, as well as the location for movies such as ’The Missionary’ and ’Mrs Brown’.
Another visitor attraction for all the family to enjoy, not far from Kingussie, is the Highland Folk Museum, which offers an insight into Highland life in a living history setting. Balloan Farm Cottage is a stunning, two bedroom detached holiday home situated in a rural location, yet only 1¾ miles from the popular town of Lairg. The cottage was renovated in 2020 to a very good standard.
On entering the cottage, you will find a reception hall, master en-suite bedroom, formal lounge with comfortable seating and a wood burner, dining room, kitchen with a superb level of appliances, and a conservatory with a second wood burner.
On the first floor there is a snug with beanbags, a second bedroom with twin beds, and a separate bathroom. Outside there is a private enclosed garden, ideal for your four legged friends, and a private driveway with parking.
The immediate area is heaven for outdoor enthusiasts and lovers of the great outdoors generally. Hill-walking, climbing, canoeing, kayaking and sailing can all be found locally. There is a thriving pony trekking centre locally, where you can hire ponies, and ride amidst spectacular scenery. Fishing in the surrounding lochs and rivers, as well as sea fishing, is a popular pastime. The area is also a haven for wildlife, with seals and otters in the bay, and numerous varieties of birds attracted to the region. For the golfers in the party, why not go to Dornoch which is only 18½ miles drive away and has many nearby golf courses including Royal Dornoch.
The beaches in this area are renowned, with Sandwood bay particularly noted, as it has a wonderful walk across the machair, to its secluded sweeping sands. The nearby town of Lairg offers a host of shops, restaurants and you will find historical buildings scattered throughout the area. The cottage is an ideal base for exploring the North Coast 500. On the ground floor, the focal point of this semi-detached house is the living/dining room, which has three sets of patio doors leading to the garden. Its floor-to-ceiling windows take full advantage of the views. For younger members of the group, there is a special toy corner. Outside, there is ample space for everyone to enjoy, and the patio with garden furniture is great for al fresco dining.
There is much to do in the area, and guests are in an ideal location for exploring coastal Fife. In a small quiet hamlet, The Roundel provides a rural location with miles of sandy beach and dunes less than 6 miles away, and the bustling city of Dundee and historic St Andrews are both only 15 minutes away (6 miles) with activities for all ages and tastes. Just 10 minutes away lies the picturesque market town of Cupar, which is ideal for picking up supplies. For families there is the Scottish Deer Centre, St Andrews Aquarium, sandy beaches at Tentsmuir Forest and beach, as well as riding stables.
The historic city of St Andrews can be reached within a 15-minute drive, making The Roundel ideal for guests visiting friends and family who are based at St Andrews University or attending one of the graduation ceremonies. As a popular tourist location, St Andrews offers a great selection of quality cafés, bars and restaurants, excellent shopping as well as a sandy beach, harbour and many historic buildings. Renowned worldwide as the ‘Home of Golf’ and regularly playing host to the Open Championship, this is a golfers’ paradise with eight courses to suit all abilities, as well as the British Golf Museum.
Dundee has lots to offer for a day out, the Olympia Sports Centre has a swimming pool, great for keeping your childen entertained on wet days. A visit to RRS Discovery at the multi award-winning Discovery Point makes for a good day to see how Captain Scott and Ernest Shackleton made their epic journeys. Falkland Palace and its garden are well worth a visit - this is one of Scotland’s finest Renaissance palaces and is steeped in history. Fans of the TV series ‘Outlander’ will recognise the location which was used as 1940s Inverness, and there are many more locations in the area that were used in the series. Beach 6 miles. River Cottage is a very well-presented, single-storey, detached property situated in the owners grounds with direct access to a natural garden. There is a river at the bottom for guests who enjoy a spot of fishing and a lovely seating area, and nearby along the river, a plethora of wild birds have been spotted includind oystercatchers, black headed gull, cuckoo, woodpecker, wren, pied wagtail, blue tits, tree creeper, chaffinch and bullfinch to name a few. The cottage comprises of a spacious open plan living area which leads to a large well-fitted modern kitchen. The bedroom has a kingsize bed and built-in wardrobes, and there is a shower room too. Outside, River Cottage has a private covered decked area where you can sit and enjoy the view whatever the weather.

The town of Drumnadrochit is just 1 mile away with a superb selection of restaurants and bars. This is also the home of the Loch Ness Monster Exhibition where you can find everything you need to know about the legendary ’Nessy’ that has drawn visitors to this area since the 1930s. Horseshoe Cottage is a traditional, terraced, stone-built cottage tucked away on a quiet lane, in the heart of the picture-postcard village of Freuchie at the foot of the Lomond Hills in rural Fife. After spending a day exploring, Horseshoe Cottage provides a cosy and welcoming base to retreat to, and is perfect for a romantic weekend in the countryside. The small enclosed garden is an added benefit where you can enjoy a pre-dinner drink or, weather permitting, enjoy an al fresco barbecue. From your front door you can walk to the local hotel for a drink or a meal, explore the friendly village down old lanes with well-kept gardens and out into the surrounding countryside. If you enjoy walking or cycling there are miles of lanes and quiet roads to explore.
The historic conservation village of Falkland, with it’s fairytale Renaissance palace and gardens, are only 2 miles away and makes a great day out where you can experience a day in the life of the Stuart monarchs and visit the extensive gardens. Wander around the medieval village where properties date back 300 years and stop for a refreshment in one of the tea shops or places to eat. For fans of the epic TV series Outlander, the village was one of the many locations filmed in this area.
The property is ideally located for a golf break, with 52 golf courses in a 25 mile radius, and St Andrews, with it’s championship courses, can be reached in under 30 minutes. For exploring further afield there’s Dundee with the V&A Museum and harbour side, and Perth can be reached in under 30 minutes. Sandy beaches at Leven are only 10 miles away and the Fife Coastal Path, for coastal walks to secluded coves and old fishing villages, can be joined here. Beach 10 miles. Seaview Cottage is situated in rural Drimnin on the picturesque Morvern Peninsula and has outstanding panoramic views sweeping over the Sound of Mull. The landscaped gardens, with summerhouse and seating areas, take advantage of the surrounding sea views. A short stroll from the house will bring you to a lovely pebble beach.
The area is famed for its natural rugged beauty and wildlife including red deer, pine marten, wild cats and otters. Bird life including the magnificent golden eagle and sea eagle, and marine life are also in evidence and porpoises are regularly spotted chasing the ferry and other boats. Wildlife tours both sea and land are available in the area.
Lochaline is a small coastal village just over 10 miles away with a shop and restaurant, further facilities and amenities are available in Isle of Mull, Strontian, Fort William and Oban. Its location in this most attractive area of the Highlands means that it is well-placed to take advantage of the many leisure and pleasure activities which the area has to offer.
