Set in amongst the Kent countryside, The Barnyard is tucked down a country lane in the village of Sutton Valence. For those who wish to explore on foot, the location could not be better, with miles of picturesque countryside waiting to be explored, with not one but two renowned pubs within a 15-minute walk - one being just a 2-minute walk away, ideal for hassle free evening meals out. With a choice of quaint Kentish villages nearby, immersing yourself in village life couldn’t be easier, with Bearsted and Headcorn within a 10-minute drive, both offering a choice of pubs, restaurants, cafés, and shops, and both with train stations taking you into London is just over an hour, should a day in the city appeal. Or for days out exploring Kent, historic Leeds Castle is just a 10-minute drive away.

Kingfisher Oast is a Grade II listed building forming part of a country estate in the heart of Hollingbourne village.
The oast was used for the storage of hops, and there are cute markings in one of the bedrooms recording the hop pickers activities dating back to the mid 1700s. The cottage has three bedrooms, all ensuite and a lovely sociable open plan living space on the ground floor. A bottle of English wine awaits your arrival.
In the grounds is a shared outdoor heated swimming pool, open in the summer months, and also a shared table tennis table and pool table.There is garden furniture and a charcoal BBQ to enjoy alfresco meals in the garden.

Upstairs, the further bedrooms are each accessed by their own separate staircase from the living area. These delightful, single-storey cottages are located on the outskirts of Alkham, a quaint countryside village in Kent. Consisting of three cottages, Horseshoe Cottage (ref UKC410), Dairy Cottage (ref UKC409) and Saddler’s Cottage (ref UKC408), this is a great location for families and friends to enjoy a fun filled holiday in the Kentish country. Decorated and furnished to a good standard, all the cottages feature Wi-Fi, comfortable living accommodation and each cottage has an enclosed, private garden with patio. Saddlers Cottage and Dairy Cottage also have the additional benefit of hot tubs to enjoy all year round.
There is a vast array of walks and cycling routes around the area, guests are welcome to bring bikes and store them in the cycle storage area. Attractions in Kent include the famous city of Canterbury, boasting a stunning cathedral, dominant city walls, boutique shops, bars and restaurants. Take a ferry trip over to France from Dover to Calais, or by train from Ashford through the Channel Tunnel, and enjoy sightseeing. The Tractor Shed has free parking for two cars and ramp access to the front door with self-check-in. When you enter the property, you are greeted by a fabulous open plan living space with a dining area and fully equipped kitchen. This area boasts lots of natural light that floods through the bi-folding doors which lead to the patio area, where you have a lovely sitting area, barbecue and a view to the field opposite. This is the perfect spot to enjoy breakfast or your evening meal while taking in the peace and tranquillity of the countryside. There are two large bedrooms, both featuring en-suite bathrooms with wall to ceiling tiles and decorated to a high standard. After a long day exploring the Sussex and Kent countryside, either one of these bedrooms will be a luxurious comfortable space to sleep.
This holiday home is the perfect base for keen walkers and cyclists. There is a path that runs through the farm taking you all the way to the Downs walkway, making your first walk easy to access as it starts outside the property. The area surrounding the holiday home is a hot spot for cyclist and walkers. If cycling and walking is not what you are after then take a trip to Royal Tunbridge Wells less than 10 miles away, which offers shopping, restaurants, cafés and bars.
Not far from Royal Tunbridge Wells is High Rocks, an area steeped in history dating back millions of years. Once a stone age camp, it is now a place that provides a scenic walk in a tranquil woodland setting with impressive sandstone rocks interlinked with eleven bridges. There is a pub opposite that serves food making this a great spot for a day out.
A little closer to home you will find quintessential country pubs within walking distance of the Tractor Shed. Hasting’s beach is a 30-minute drive away and Scotney Castle less than 10 miles. There is so much to do in the area you will be spoilt for choice.
