Step inside this contemporary haven, with textures and colour carefully thought about to create a warm and inviting interior, with modern polished concrete floors and underfloor heating throughout. With a magnificent open-plan living space at the heart, with an impressive, vaulted ceiling beautifully clad by the owner with reclaimed timbers, and double height wall of glazing looking out over the garden and countryside beyond. Evenings can be spent in front of the warming wood burner, whilst the chef of the group cooks a tasty meal in the stunning kitchen, a real heart of the home designed with socialising in mind.
Set in amongst the Kent countryside, The Barnyard is tucked down a country lane in the village of Sutton Valence. For those who wish to explore on foot, the location could not be better, with miles of picturesque countryside waiting to be explored, with not one but two renowned pubs within a 15-minute walk - one being just a 2-minute walk away, ideal for hassle free evening meals out. With a choice of quaint Kentish villages nearby, immersing yourself in village life couldn’t be easier, with Bearsted and Headcorn within a 10-minute drive, both offering a choice of pubs, restaurants, cafés, and shops, and both with train stations taking you into London is just over an hour, should a day in the city appeal. Or for days out exploring Kent, historic Leeds Castle is just a 10-minute drive away.

Kingfisher Oast is a Grade II listed building forming part of a country estate in the heart of Hollingbourne village.
The oast was used for the storage of hops, and there are cute markings in one of the bedrooms recording the hop pickers activities dating back to the mid 1700s. The cottage has three bedrooms, all ensuite and a lovely sociable open plan living space on the ground floor. A bottle of English wine awaits your arrival.
In the grounds is a shared outdoor heated swimming pool, open in the summer months, and also a shared table tennis table and pool table.There is garden furniture and a charcoal BBQ to enjoy alfresco meals in the garden.

Enjoy unwinding in a quiet spot to read a book or a family walk with the dog across the beautiful North Downs. This semi-detached, single-storey cottags is situated in the village of Harrietsham with local amenities including a convenience store, pub and restaurant. You will marvel at the beauty that surrounds you here while you spend leisurely time in the shared garden within the owner’s grounds, watching their alpacas, chickens, horse, sheep and pig. Inside, Willow carries on with its rural charm with exposed beams and oak wood flooring. There are two comfortable bedrooms sleeping four guests, and a wheelchair accessible wet room with shower seat.

Willow boasts a wonderful location. The stunning Leeds Castle is just a mile away offering a fabulous day out exploring the castle and gardens, family maze, children’s play area, restaurants and Go Ape. You can easily reach the north and south Kent coastline by car. Some of the favourite spots are the much loved seaside town of Whitstable, famous for oysters and Dymchurch and Hythe offering the light railway to Dungeness. Visit Howletts Wild Animal Park in the north, and Port Lympne Wildlife Park in the south. Hever Castle and Dover Castle are also worth a day out. Shop and restaurant 1 mile, pub 1½ miles.

The garden is separated into three sections going away from the house with a badminton court/net to set up in the middle garden for the guests to test each other on. Table tennis is in the front garage for guests to enjoy even if it is raining outside! Herne Bay itself is loved by visitors for its long stretches of beach, cycle routes, iconic pier, independent eateries, and boutique shops as well as its entertainment, concert hall, cinema, and arcades. Its legacy lingers in the Victorian bandstand, fragrant seafront gardens and distinctive 80ft Clock Tower. The Reculver Towers and Roman Fort can be seen to the east where 12th-century church towers sit amid the remains of a Roman ’Saxon Shore’ fort.

Herne Bay station is just moments from the property giving easy access to the surrounding coastal towns by rail and a direct route to London Victoria and Kings Cross, Dreamland Margate, Broadstairs and Whitstable. Just along the coast and 10 minutes by car Whitstable is renowned for its famous oysters and charming Crab and Winkle way cycle route from Whitstable Harbour.
