This charming luxury holiday cottage is tucked away at the end of a long drive and within in the extensive grounds of the owner’s home. The Lodge is tastefully and comfortably furnished throughout and is perfect for a relaxing break. Take country walks or visiting the RSPB Pulborough Wetlands, the Knepp rewilding project, Parham House and Gardens or visiting local vineyards, country pubs and restaurants.

Nearby are the local villages of Thakeham which has a 12th-century church, village shop and pub, and Ashington with a supermarket, fish and chip takeaway, pharmacy, Indian restaurant/takeaway and a garage. The pretty village of Storrington is 4 miles away and offers independent butchers, baker, delicatessen, individual shops, cafes and a supermarket.

Within a short drive are the gardens of Leonardslee, Borde Hill, Wakehurst, Nymans and Arundel Castle. The River Arun and The Wey and Arun Canal for boat trips, Weald and Downland Open Air Museum, Amberley Museum and Heritage Centre, Hepworth brewery for local craft beer, Nytimber, Wiston, Nutbourne and the Kinsbrook Vineyard, 1¾ miles.

The vibrant, colourful and creative city of Brighton and Hove is only 17 miles away and offers pebble beaches, award winning restaurants, the Regency Royal Pavilion, the British Airways i360 Viewing Tower, the historic Brighton Lanes - a unique retail destination, or Brighton Marina with boat rides, water sports, electric bike hire, popular restaurants and eateries.

Chichester, with its streets of Georgian buildings and 900-year old cathedral, is 45 minutes away and boasts one of the best regional theatres in the south east. The Pallant House Gallery is located within the ancient city wall in a handsome Queen Anne House. The Goodwood Estate is to the east of the city and includes an outdoor sculpture park, and is also home to the Festival of Speed, the Revival and Glorious Goodwood horse racing. The area is steeped in history as Stane Street, now known as the A29, was built by the Romans. Woodlands Dairy Cottage is ideally placed for great days out visiting the South Downs National Park, the Weald and Downland Open Air Museum, Fishers Farm Adventure Park, Arundel Castle and Gardens, Arundel Cathedral and the magnificent 900-year-old Chichester Cathedral. Brighton is 45 minutes’ drive with its vibrant marina, historic shopping Lanes and the Regency Royal Pavilion built by King George IV. You can take a boat trip along the restored section of the Wey and Arun Canal or along the River Arun from Arundel. West Sussex is famed for its many vineyards which can be visited.
Petworth House houses great collections and its deer park was designed by Grinling Gibbons. Cowdray is the home of British polo and the coveted Gold Cup which draws teams of the best players from all over the world. Goodwood, with its magnificent house, is also the home to the summer Glorious Goodwood horse race meeting as well as the hugely popular Festival of Speed and Revival for Motor Racing attracting motor enthusiasts from across the globe.
The RSPB’s Pulborough Wetlands are a must for bird fanciers. There are numerous beaches within 16 miles, good pubs and restaurants close by together with prime food shops selling local produce and two supermarkets within a 4-mile drive. There are plenty of golf courses, fishing is available locally, as well as many spectacular gardens to visit. Theatres at Chichester, Brighton and Guildford often have pre-West End shows. The property is just 40 minutes from Gatwick airport. Beach 16 miles. Shop, pub and restaurant 1 mile.

Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. A little further afield is Petworth House (National Trust), 17 miles, and Goodwood, 19 miles. There is an open-air swimming pool in the village, open May - September (times vary). Beach 5 miles. Slightly further is Chichester with Festival Theatre, boat tours, extensive shopping, Goodwood (Glorious Goodwood, Festival of Speed and Revival for motor racing) and Fontwell for a day at the races. Other race courses within easy reach include Brighton and Lingfield. Beaches within a 30 minute-drive include West Wittering, Worthing and the ever popular cosmopolitan city of Brighton, with its pier, Regency Royal Pavilion, theatres and art galleries.

There are many stately homes and gardens to discover too, some of which are National Trust, including Petworth House, Goodwood House and Gardens, Nymans, Glyndebourne, Sheffield Park and Borde Hill. Downsview Park is ideally situated just over a mile south of the beautiful town of Arundel. Individual shops, stunning architecture, imposing castle and riverside location make this a must spend day or two during your holiday. The WWT Wetland Centre, Swanbourne Lake and South Downs National Park with its pretty villages and fabulous hiking opportunities are all within 5 minutes. Numerous stately homes and gardens are dotted around the area. Goodwood with its world famous motor circuit and horse racing venue is a 20 minute easy drive. The pretty grass runway airport here offers the chance to take an airborne sightseeing experience offering memorable views of the coastline including Portsmouth Dockyards, Gunwharf Quays and the Spinnaker Tower that by road are a 40 minute drive. Lunch or tea airside in this stunning location is also possible. Dogs are welcomed everywhere at Goodwood. Two championship golf courses are on the estate and spa experiences available at the hotel. Tours and afternoon tea are available also here at the stately home. Chichester with its cathedral and Festival Theatre are a short drive, Brighton being 18 miles distant. Dog friendly beaches abound with quite a collection very nearby, a favourite being West Beach at Climping where there is the lovely Baliffscourt for a special dining treat.

The perfect holiday retreat in a tranquil Sussex village in the heart of the South Downs. In the heyday of the diminutive Ferguson Tractor this was the tractor shed at Sutton Farm. As tractors grew in size it soon became redundant, however the Old Tractor Shed is still very much part of a small working farm set in the most beautiful Sussex village of Sutton. This is an imaginative conversion; it is very rustic and provides comfortable accommodation for up to five people. The Old Tractor Shed is located on a 100-acre farm combining arable and sheep farming along with fabulous views to the South Downs. Stay here in early spring and the new born lambs can be seen in the barn immediately behind the accommodation.
The accommodation is cleverly arranged over three floors. On the ground floor enjoying full length windows is the main living room and kitchen combining as a large open space area. The principal double bedroom with a shower room is also on the ground floor while the second bedroom, fitted with twin beds and an en-suite bathroom is on the first floor. From the ground floor head down a few steps and there is a second living space with sofa bed looking onto the lane. Outside there is a private patio that is a wonderful suntrap that enjoys the afternoon and evening sun. Within the farm there is also stabling facilities for up to two horses plus use of a paddock.
Sutton is one of four picturesque Sussex villages along with Barlavington, Bignor and West Burton that sit in line at the foot of the South Downs. These traditional villages are of great appeal to visitors and the area affords much peace and tranquillity. The local pub in Sutton in the heart of the village is just 200 yards away and is open for breakfast lunch and dinner. It’s a free house serving local cask ales beers and wines together with locally sourced high quality traditional British pub food with a contemporary accent. There are many local footpaths and bridleways and footpaths climb up from the village onto the Downs, however if you are feeling less energetic there is a car park at Whiteways beside Bury Hill approximately 3 miles to the east or you can take the lane to the Downs from Bignor and park at the top beside the South Downs Way. This is where Stane Street the Roman road crosses the South Downs on route from London towards Eartham and Chichester giving a choice of good walking in that direction or east or west along the line of the Downs. The historic market town of Petworth is 4 miles to the north and is best known as the location of the stately home Petworth House and deer park which was landscaped by Capability Brown, and the house is now owned by the National Trust. The magnificent country house contains an internationally renowned art collection with numerous works by Turner, Petworth itself was immortalised in his paintings. The town is full of quaint houses and cottages many within their own courtyard settings. They are interspersed with antique shops and tearooms so it is worth taking the time to browse having visited Petworth House. To the east there is Amberley Working Museum and the small community of Houghton on the River Arun. Beach 15½ miles. Shop 3 miles, pub 200 yards, restaurant 4 miles.

This 400-year-old cottage has been beautifully restored by the owner. On the ground floor is a lovely cosy living room with a Smart TV, a separate dining room with a decorative feature fireplace and Smart TV and a fully equipped kitchen that backs onto a private garden, which has an undercover area great for al fresco dining. Upstairs are two bedrooms, both with kingsize beds, and a bathroom with a shower and his and hers sinks. The Farm Cottage is next door to a pub and within walking distance of several large supermarkets and shops.
Bognor Regis is becoming one of the most popular seaside places to visit. With large expanses of sand at low tide and the 3-mile-long promenade, which stretches from Felpham to Aldwick. Along the promenade, are a number of places providing hot and cold food and drinks as well as those all-important ice creams and fish and chips. The promenade train is a great way to enjoy the views. The seafront and Butlins swimming complex is around a 15-minute walk from the cottage and 10 minutes from the historic Hotham Park, which has a children’s play park, boating lake, café and miniature railway.
There is a lot to explore in this area of the south coast with the historic city of Arundel, home of the stunning Arundel Castle and Gardens. Take a break from sunbathing and swimming and head up to the glorious South Downs for a gentle stroll or a bike ride. The very popular attractions at Glorious Goodwood and Fontwell Racecourse plus Worthing, Brighton and Portsmouth are an easy drive. The cathedral city of Chichester is only 5 miles away, with broad streets packed with listed buildings, most notably the towering presence of the cathedral; all neatly enclosed within the ancient but fantastically preserved Roman city walls. It is a vibrant,cosmopolitan and friendly city proudly combining two thousand years of heritage with a lively lifestyle. Chichester Festival Theatre is well worth a visit. Beach 1¼ miles.
