Surrounded by rolling green fields in splendid isolation, West Yeo Farm is set over 76 acres. This medieval farm, mentioned in the Domesday book, enjoys uninterrupted countryside views across the valley to the village of Witheridge beyond. There are many interesting walks across the land and along the river nearby, and in the autumn, it is possible to help with the annual apple harvest and cider production. This part of Devon is an excellent touring base with easy access to lots of places of interest. Nearby you can explore the Two Moors Way, visit RHS Rosemoor, The Grand Western Canal, Knightshayes House or the breathtaking scenery at Exmoor National Park, a short drive away. There are plenty of National Trust properties in the area, as well as some fabulous villages and farm shops.
West Yeo Farm is just a couple of miles from Witheridge and a short drive from the market town of South Molton, known for its pannier market, quaint tea rooms and antiques shops. Chulmleigh is a Saxon hilltop village made up of thatched cottages, traditional pubs and a small collection of independent shops. There is a children’s play park, and dining options consist of three pubs in the town, a cosmopolitan restaurant and an Indian restaurant/takeaway.

Chulmleigh town centre is now a conservation area and the rich grassland found here is home to the largest population of otters in any natural area in England. The area provides access to an abundance of leisure activities including walking, cycling, fishing, golf and horse riding along with a number of historic houses and gardens in the vicinity.

Guests can enjoy the best of coast and country with Dartmoor and Exmoor nearby, as well as the North Devon coast in one direction and the cathedral city of Exeter in the other, all within an hour’s drive.

There are two rivers (The Little Dart and Huntacott) meandering through the grounds and a private fishing lake where guests can enjoy free fly and coarse fishing and catch carp, rudd, chubb, roach, brown trout and tench. There is also complimentary fishing on both rivers where brown trout, sea trout and salmon can be caught together with coarse fish.

Higher Blagrove Farm Cottages are situated just off the B3137 South Molton to Tiverton road. Both towns have a good range of shops, supermarkets, traditional pannier markets and amenities. The village of Witheridge is 3 minutes’ drive away with a 7-day convenience store/post office, pub, cafe and a newsagent. A pizza van serves excellent wood-fired pizzas in the village each Wednesday and a fish and chip van visits on Fridays. The local area is well served with pubs and restaurants. Chulmleigh, 10 minutes’ away, is a charming town with two pubs, a lovely restaurant, an Indian restaurant/takeaway, a convenience store, newsagent/post office, bakery and a traditional butcher. The Grove Inn, voted North Devon’s Best Pub by CAMRA, in King’s Nympton, is a 12-minute drive away and serves delicious food. The Stag Inn at Rackenford, reputed to be Devon’s oldest pub, is 14 minutes’ away. The Michelin-starred Masons Arms in Knowstone, is 10 minutes’ away on the edge of Exmoor and offers superb cuisine. Barnstaple, 20 miles away, has a theatre, cinema and leisure activities. The doorways are wide enough for wheelchairs and ramps can be provided over the doorways if requested, however please note the property hasn’t been specifically set-up for wheelchair users so the kitchen and bathrooms may not be suitable The accommodation feels bright and welcoming with high beamed ceilings, underfloor heating throughout and plenty of large windows, patio doors and sliding doors seamlessly blending the living spaces with the outdoor landscape.
