Both cottages have wheelchair access to the ground floor rooms. Lewes, 2½ miles, is dominated by the ruins of a great Norman castle and boasts twisting medieval streets and tiny twittens. The port of Newhaven lies on the land with the shortest sea route between London and Paris and Seaford is a quiet, informal holiday resort from where Seaford Head, The Seven Sisters Country Park, Beachy Head and the village of Alfriston can all be visited. Glyndebourne and the outdoor opera, 2 miles. Drusillas Zoo Park, Charleston - the home of the artists Vanessa Bell and Duncan Grant and rural bolt hole for the Bloomsbury group, Firle Place and Newhaven Fort are all a short drive. Originally built in 1896, Spilstead Barn has been converted in 2018 into a delightfully welcoming holiday cottage. Still used for livestock and farming today, the 22 acre estate sets the scene with stables greeting you opposite the front door.
You enter into the open plan living area, with a modern kitchen, shower room and the sitting and dining areas. You can see exposed glimpses of the original barn, with the beautifully restored beams cleverly separating the spaces. An extra touch of luxury has been added too, with new underfloor heating downstairs to keep your toes warm in colder months.
The stairs lead you onto a large landing with soft, deep pile carpets and a cosy reading corner. There are two bedrooms, one a twin with lovely oak furniture, and a master bedroom at the far end with king size bed and fabulous views over the estate. There is also a smart shared bathroom to unwind in after a day out visiting the local towns and natural beauty of 1066 country.
Outside you have a private, fully enclosed garden. With children and dogs welcomed, this is a perfect space for them to play while you relax on the decking and enjoy some shade and a book under the parasol. When you are ready to explore a little further, head out of the gate and the hidden gem of Spilstead Barn is reached by a glorious half mile walk. Stroll past the paddocks on a tree-lined avenue, along the old vineyard which meets the open fields, and you will find the beautiful, secluded private lake. With a picnic table and small rowing boat awaiting, you can dip your toes in the water, enjoy a spot of fishing or even take a leisurely swim around the island.

Visit Hastings Castle, experience an undersea safari in a tropical ocean through a transparent underwater tunnel or join ’Hairy Jack’ through acres of underground caverns. Nestling in the High Weald Area of Outstanding Natural Beauty, The Peacock Barn is a single-storey, detached, barn conversion. The property is accessed from Burwash village via a half mile farm drive, with a 15th-century pub at the village end of the lane, serving local ales and good food, which makes for an enjoyable walk. There are miles of walking opportunities directly from the farm. Burwash itself is steeped in history and was a notorious spot for smugglers and highwaymen in the 18th and 19th centuries. The pretty, weather-boarded high street is a conservation area, and Bateman’s mansion, a fine example of Jacobean architecture, is just outside the main village. It was once owned by Rudyard Kipling and is now open to the public, National Trust. Battle Abbey lies 9 miles to the south east, Bodiam Castle, (also National Trust) with its fairytale moat, is 8 miles to the east. Enjoy a trip on the Kent and East Sussex steam railway which runs from Bodiam to Tenterden, known as ’The Jewel in the Weald’, through 10½ miles of beautiful Kent and Sussex countryside. Fishing, cycling and water sports can be enjoyed at Bewl Water, and the many award-winning local vineyards are an enjoyable day out. Camber Sands near Rye is a magnificent beach or discover the beaches at Hastings and Bexhill. Discover Bedgebury, not only offering the pinetum but also Go Ape too. The Horseshoe Annex is a Tardis of a property with lots of room in a very cosy space. As you walk into the property you are greeted by the kitchen/dining room which is well-equipped with everything you are going to need for this year’s staycation. There is a lovely living room and family bathroom. There is a kingsize bedroom and a twin room. The grounds are shared with the owners, but you do have your own piece of garden to the side of the annex. Situated in Steyning at the north end of the River Adur gap in the South Downs, 4 miles north of the coastal town of Shoreham-by-Sea. Located on the edge of an Area of Outstanding Natural Beauty this is a fantastic place to stay for the dog walker, rambler and for those of you that like a day out with the kids, there is a plethora of places to go.

If you are looking for a break from city life, you could take a ramble across the South Downs, or hire a bike, stopping for a rest in one of the tea rooms or inns. The hiking highlight has to be Chanctonbury Ring which is a late Bronze or early Iron Age hill fort that boasts sublime views over the South Downs countryside. The ring, which is well-known for its prominent beech trees, is hailed as a place where the supernatural happens. Steyning itself is a pretty historical town with a wealth of 16th century buildings, local independent shops, places to eat and drink and the host to many different festivals. If you are a more of a biker then there are plenty of trails locally, to keep you busy. Just a quarter mile leisurely walk to the centre of the picturesque small town of Hurstpierpoint in Mid Sussex, this modern mews cottage is spacious and superbly equipped. It is set in a gated courtyard that is both private and peaceful.

Ladymead Mews House is the middle of three beautifully appointed mews cottages just north of the South Downs at Devils Dyke and only 8 miles from the coast at Brighton and Hove. The Mid Sussex area straddles the county boundary between West and East Sussex which is a popular holiday destination amongst guests. Picturesque towns and villages are dotted along the country roads with famous gardens including Borde Hill Wakehurst Place and Nymans all within the nearby High Weald Area of Outstanding Natural Beauty. This self-catering cottage is very nicely furnished and finished with a modern twist with a large through living/dining room opening out to a fully enclosed private rear wooded garden. The kitchen to the front is well equipped with everything you need to cook up a storm. Upstairs there are two good sized bedrooms. The huge master bedroom to the front offers a kingsize bed with pelny of natural light aided by the side-by-side windows capturing the morning sun. The second bedroom is a twin room overlooking the rear garden. The family bathroom has a bath with both a rainhead and hand-held shower above and twin sinks. There is also a separate cloakroom downstairs.

Ladymead Mews House is perfectly situated for a weekend break to the Sussex countryside. It is also ideal accommodation for longer stays and short lets for those needing a base close to the nearby towns of Burgess Hill Haywards Heath and Crawley or for parents of students studying at the beautiful Hurstpierpoint College located just up the road. Hurstpierpoint and beyond Hurstpierpoint is one of a line of towns and villages that sit close to the slopes of the South Downs. The main street runs west to east and is made up of buildings that date from the 18th century giving it that traditional English small market town appeal. The town is on the boundary of the South Downs National Park and is particularly close to Ditchling Beacon and Devil’s Dyke, two of the best known landmarks along the South Downs Way. Between these two landmarks are the famous Jack and Jill Windmills that sit atop the Downs at Clayton. Although Jack is now in private ownership Jill remains an operational mill and is open to the public on selective days through the year. The town is within two miles of the mainline rail service between Brighton and London so the capital is only one hour away.

Brighton is just eight miles to the south and of course it is lively and bustling with lots of culture, and many say it is quite unique. One of its most famous landmarks is the Royal Pavilion the spectacular seaside palace of the Prince Regent (George IV) and the Regency heritage of this period is much in evidence in the city. 7 miles east is the county town of Lewes in East Sussex and its castle overlooks the town and is open to visitors, as is the Barbican Museum opposite. In such an historic town with the older Cliffe Street across from the River Ouse there is much to see.
