Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
    It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
    The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

    Fans of the great outdoors can hike along to Great Hangman, the tallest sea cliff in mainland Britain, or follow the 230 hidden steps down to Golden Cove for some spectacular views. Situated on the South West Coast Path, Combe Martin is also home to several dog friendly pubs and has a good selection of local stores. If you fancy getting out on the water you can hire a kayak or stand-up paddle board in the village and take to the calm waters in the bay.

    Young and young at heart will enjoy the unique experience of the Combe Martin Wildlife and Dinosaur Park, just 2 miles away, where you can swim with sea lions, meet the meerkats and see the animatronic dinosaurs in action!

    Exmoor Zoo is just 10 miles from the property and the larger seaside town of Ilfracombe is 5 miles away. Its highlights include the harbour and the famous ‘Verity’ statue, the Victorian Tunnels beach and Landmark Theatre. There is also a good range of shops, restaurants and amenities. Other highlights in the area are Watermouth Castle, the breathtaking cliff railway between Lynton and Lynmouth and there is great walking on Exmoor. At Woolacombe and Croyde you will find some of the best surfing and family beaches in the country. There is also cycling on the nearby Tarka Trail, golf, horse riding and sea fishing trips available locally. Beach 1½ miles. Shop, pub and restaurant 1 mile.

    As you enter Tubs Cottage you are instantly greeted with its cottage-like charm. Refurbished in 2022, you find yourself in the well-equipped kitchen area, with its wooden beamed ceiling and quirky shaped corners. There is a door from the kitchen area leading onto the family bathroom, a spacious room with bath and shower above. The living area is accessed via the other side of the kitchen and it is as if this cosy room hugs you when you enter, a great place to relax in front of the electric fire, watching TV with a glass of wine after a long day out. From here there is a couple of steps up leading into a conservatory-like ’breakfast room’ area with table and chair seating. The staircase leads from the living room to the first floor where two of the three bedrooms are located. These bedrooms both have a double bed and good size with storage. Up a second flight of stairs leads to the loft room (guests are advised that there is a fixed rope handrail leading up to this room and there is a restricted head height due to the pitch of the roof). This room makes a 2nd living area with twin beds. The small front garden/patio with garden furniture and parasol is perfect for watching the world go by on summer’s evenings.

    Tubs Cottage is Grade ll listed thatched cottage dating back to around 1450. It is situated just outside of the heart of Newton Abbot and benefits from an array of amenities on your doorstep. There is a local pub with pool table directly across the road with private car park serving food and drinks. Local takeaways and fish and chip shops are just down the road, as well as a local convenience store and post office. There is also a small retail park with a variety of shops all within walking distance. The local seaside town of Shaldon and Teignmouth, with its pier and beaches, is just a short 10-minute drive away, and the city of Exeter is just a 20-minute drive from the cottage. There is a railway station just 1½ miles away, if you want a car free day out. The surrounding towns which make up the English Riviera are also all nearby and make great days out for all the family!
