Come sundown, retreat to the comfort of the master bedroom, with a kingsize bed, and mezzanine children’s twin tucked away on the first floor, with white cotton bed linen to wrap yourself up in and sink into a deep slumber. Then wake up to a breakfast of fresh eggs from your welcome pack laid by the resident hens.
Beautifully landscaped, shared gardens wait to be explored or simply gazed over whilst having a meal alfresco on your private dining terrace. Tucked away out of sight, the private hot tub awaits, immerse yourself in the bubbles and unwind. Open from May-September (from August during 2022) the beautifully dubbed ’secret garden’ awaits, take a dip in the large shared swimming pool with solar heated cover, fully relax on one of the loungers or on the outdoor sofas with a bar area for keeping your drinks cool, and pool table for a competitive game or two.

The Manor Coach House is enticing, spacious and charming. It has been lovingly restored by the owners to create a contemporary, upside down cottage with luxury furniture and fittings. The two kingsize bedrooms both have large stunning en-suite bathrooms, a spiral staircase leads to the first floor open plan living space where you will find a karaoke machine, record player with a selection of records, and a selection of board games. Leading out from the living space is a lovely teak balcony overlooking the large 1 acre garden where you will find an elegant walled terrace and garden furniture. Have some fun and enjoy a dip in the heated pool followed by a game of table tennis outside. Relax as the sun goes down and light up the barbecue for an enjoyable evening meal in this delightful sun trap. The hot tub with a waterfall feature overlooks the enclosed garden with a sheltered walled terrace, brick built gas barbecue, additional Weber coal barbecue (coals supplied) and a wood-fired pizza oven.
This elevated property sits high above the Stour Valley and has the benefits of being just a short drive to the historic city of Canterbury, as well as being surrounded by the picturesque Kent countryside, footpaths, cycle routes and a unique complex of lakes where day anglers can spend a happy day fishing. Just 20 minutes away you can be in Whitstable where you’ll find some wonderful award-winning beaches. Enjoy some wonderful local walks along The River Stour and stop off at the local farm shop in Chilham for some tasty treats. And don’t forget your dog! They’ll love this wonderful and pet friendly cottage.
The Coach House is in the grounds of the owners’ manor house, parts of which date back to the 15th century, and was mentioned in the Domesday Book. Fishing available nearby.

Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. Beach less than a 5 minute walk.

This is a very special place! Set on the edge of the Suffolk heritage coastline near the ‘secret’ beach of Covehithe, this detached house is surrounded by blue skies, views of fields, woodlands, and nature reserves. The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. The dining area is complete with dining table and chairs for eleven guests, and the kitchen is equipped with everything you may need to rustle up a homely meal. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. Ashtree Court offers a haven for perfect private family holidays, with all the fun of the traditional seaside resort of Skegness close by.

There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. The picturesque town of Petersfield is just 9 miles away; this ancient market town was originally built as a Norman ’new town’ at the end of the 11th century. The main square provides an attractive focal point providing the perfect venue for the traditional market every Saturday and Wednesday.

For days out for a beach trip, look no further than West Wittering’s famous sands (it gets very busy in summer!). A little further afield, Portsmouth is famous as the home of HMS Victory, HMS Warrior and the Mary Rose. The historic dockyard sits right next to Gunwharf Quays and the Spinnaker Tower, which offer spectacular views over Portsmouth and the Solent. Beach 13½ miles.

High Park House is the perfect venue for a large family holiday or group reunions/getaways. Built in 1845 High Park House features on the ground floor two living rooms with cosy wood burners and smart TVs, a formal dining room, a large kitchen/diner perfect for creating holiday feasts. The Southwest Coastal Path is a must for keen walkers and runners, as is the popular Tarka Trail, which stretches for c.180 miles and can be accessed locally. Westward Ho!, the nearest seaside village offers an array of seaside amenities including some fascinating curiosity shops, restaurants and cafes. Within easy reach are two popular top attractions, The Big Sheep amusement farm park and The Ultimate Adventure Centre! Being very close to the A39 Atlantic Highway, the property is conveniently located for day trips to other beautiful places such as Exmoor National Park with stunning dark skies for great star gazing and locations such as Clovelly, Hartland and North Cornwall. Something for all the family awaits you here at St Leonards. Choose one of the four lovely barn conversions for your family holiday and learn something new during your stay here. The barns are located on a horse riding school, where all the family are encouraged to give horse riding a try. Once in the saddle you will want to take it up when you get back home. The lovely heated outdoor swimming pool is a great hit with families with children, and the Jacuzzi and sauna are favourites with adults. St Leonards certainly is a holiday base with a difference, situated in a wooded valley, it provides a comfortable and relaxing holiday for people of all ages though out the entire year. All the cottages are set on the edge of a courtyard over looking the stables and surrounded by 23 acres of private grounds which is also home to a ½-acre coarse fishing lake, or for something more energetic why not take part in a game of paintball available on site. There is plenty of birdlife here including kingfishers, so you often awaken to the sound of the dawn chorus!

It is an ideal location for touring the both north and south Cornish coasts and close to the Devon/Cornwall border so you can explore both counties from one base. Whether you wish to take it easy in our pool and bbq area, have a swim, ride a horse, try paintball or even go fishing on the River Kensey close by, there is plenty to keep you entertained and make you want to get out and about and feel invigorated by the fresh Cornish air. Out and about in the region you can head west by car to the Widemouth Heritage Coast and visit mystical Tintagel and Port Isaac Bay, or head east towards Dartmoor’s wilderness; whichever direction you travel in there is sure to be something new to see. Launceston, 2 miles, once the ancient capital of Cornwall, has shops, a steam railway, castle, golf and an indoor leisure centre. A variety of golf courses locally.
