The property itself sits on a 1/2-acre plot, is airy, roomy, and mainly on the one level. A balcony wraps around the house with a glass balustrade, teak dining table, chairs, and sun loungers. Under the house is a large storage room with shower, drying room and a selection of bodyboards and wetsuits. The kitchen/breakfast room, dining room, living room, and master bedroom all have magnificent uninterrupted views of the ocean. To the rear of the property is a snug living room with Freeview TV. One bedroom has two sets of bunk beds which is ideal for younger children.

Templeton’s location is exemplified by having one of the shortest walks to the beach with access just outside the garden. Templeton nestles at the top of the steps that lead down onto Mawgan Porth’s stunning beach. There is a large stream that runs down the south side of the beach, with plenty of rock pools and connecting caves for exploring. During the high season, lifeguards from the RNLI safeguard the coastline. The beach faces west and is walled with high cliffs providing shelter from the wind however, Atlantic swells often produce large surf. Mawgan Porth, and the pretty village of St. Mawgan, sits in the perfect location for a peaceful, relaxing and wonderfully memorable holiday in Cornwall.

Situated mid-way between Padstow and Newquay close to the Southwest coastal path on the rugged north Cornish coast, Mawgan Porth offers you a beautiful west-facing beach with stunning scenery, wondrous walks, and superb surfing. Furthermore, there are an amazing variety of restaurants to suit everyone’s taste and pocket: including a cosy pub, seafood restaurant, cafes, and takeaways. Lesnewth is a magical hamlet with an ancient church and a scattering of farms.
The Leat was completed just a few years ago and this beautiful barn conversion is a spacious and very well presented property. Set out in reverse style, the first floor has a large open plan living room, dining room and kitchen with a lovely high ceiling and exposed beams. The main living area is kept snug and cosy with a wood burning stove and is furnished with two comfortable sofa beds. All the bedrooms are spacious with pine floors. Cobblestones has some of the best panoramic views in St Mawes, being situated in the exclusive western end of the village close to the castle built by Henry VIII in the 1540s. Cobblestones is reverse level with the main entrance on the same level as the main bedrooms and living area; south facing, with a full width balcony, heated swimming pool (available June to end of August) with permanent safety cover, large garden, plenty of parking and all within walking distance of the village. This is a fantastic property for larger groups and families. the best feature of Cobblestones is, without a doubt, the incredible views. Watch the world go by with yachts, power boats and ferries constantly traversing the vista and occasional shipping movements in Falmouth Bay or heading up the river to the commercial port.
Cobblestones is a 5-minute walk from the pretty harbour area of St Mawes and is one of Cornwall’s most desirable holiday destinations and the stunning harbour, surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There are ferry links from the harbour to St Anthony, Falmouth, Trelissick and Malpas. During the winter it is a quiet, peaceful village that rarely sees frosts or snow. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax. Beach 2 miles.

Lanxton Barn is a stunning, reverse-level, stone property with a gorgeous open plan living space on the first floor, exposed beams, traditional features, a well-appointed kitchen at one end, dining area, pool table and living area with French doors exposing a Juliet balcony, a raised decked balcony and a six seat hot tub underneath. There is also a cosy snug room so children or adults can watch their favourite programmes without disturbing the rest of the household. Downstairs are five beautifully appointed, spacious bedrooms, two have en-suite shower rooms and a family bathroom, this property is perfect for larger groups.
Lanxton Barn is situated just outside the quiet hamlet of Coad’s Green, a few miles east of Bodmin Moor and with excellent access to both coasts, the A30 and also the stunning Tamar Valley. This rural location has very little light pollution and you can while away warm summer evenings gazing up at the stars above. There are dozens of excellent walks with Bodmin moor, the Tamar Valley and the north coast beaches all within easy reach. This is a working 100 acre farm so any dogs would have to be supervised and walked on leads if any animals are in the fields. At the top of the farm is the site of a hill fort with panoramic views stretching as far as Dartmoor. The farm has its own free range chickens and ducks with lovely farm fresh eggs available. Nearby are bluebell woods with wild orchids and there is single bank fishing available during the season. Lanxton Barn is situated on a working farm, with a local independent shop 3 miles away (not open late). For main shops Launceston is 7 miles away, but most grocery stores offer delivery. Set deep in the beautiful Cornish countryside, this Grade II listed, detached barn conversion is a real escape from the crowds, whilst being less than 3 miles to some of the county’s best beaches - most notably Crantock, Holywell Bay and the Area of Outstanding Natural Beauty of the Gannel estuary in Newquay.
The area is full of tourist attractions, both man-made and natural. Amongst the best are Crealy Adventure Park, Lapps Valley Steam Railway, Dairyland, Newquay Zoo, National Trust owned Trerice House and Gardens, through to the beautiful beaches of Newquay (of which there are over 8), the dunes at Holywell Bay and Perranporth and the tranquil Gannel Estuary. The Gannel is a firm favourite with birdwatchers, kayakers and windsurfers and a perfect place for a walk with the dogs and a picnic.
Newquay with its surfing culture is within 4 miles and guests can enjoy discounted surf hire and lessons. Try your hand at this exhilarating sport with local surf coaches. Horse riding, deep sea fishing trips, kayaking and sightseeing trips are all available in and around Newquay. The famous Fistral Beach provides everything you need for that quintessential ingredient of any beach holiday, crabbing and rock pooling, followed by a beach barbecue as the sun sets out to sea. Just a few miles up the coast you will find Watergate Bay, home to a watersports centre, plus a mile of golden sand backed by dramatic cliffs that make this area so unique.
Further along the coast road will bring you to Padstow, home to the gastronomic empire of Rick Stein including his fish and chip shop, where you have to get there early to avoid the queues. Padstow, with its quaint working harbour and narrow cobbled streets that all gravitate back the harbour, are awash with craft and gift shops, galleries and cafés and a real must for all that visit the area. The Camel Trail starts here and bike hire is plentiful at the start. The Eden project, The Lost Gardens of Heligan, St Ives, Port Isaac, home to TV’s ’Doc Martin’, Fowey, and Truro, the county capital are all easily reached from Trescowthick and are all a must to enjoy the diverse aspects of this historic county. Just a short drive from the North Cornish Coast in a truly peaceful location, this grand, detached farmhouse commands an imposing position surrounded by pretty gardens and rolling countryside. The historic village of Stratton is just ¼ mile with its lovely church, attractive inns and village shop. Bude, 2 miles, sits dramatically, perched high on the North Cornish Coast. It is incredibly popular year-round and yet manages to retain its Victorian charm whilst offering something for everyone and has an excellent selection of shops and restaurants, many offering local seafood. Water sports enthusiasts will find some of the best surfing waters in Europe nearby, while the golden sands at Widemouth Bay and Crackington Haven (with its rock pools) are ideal for a fun family day out. Walkers, too, are well catered for; gentle strolls can be enjoyed along the towpath of Bude’s canal, which, with its bird hide, attracts all manner of wildlife, while more exhilarating walks can be taken along the spectacular coastal path which winds along high cliffs and includes many lovely, dog-friendly beaches and hidden coves. The Bude and North Cornwall Golf Club (one of Cornwall’s finest) is close by, along with bowling, an indoor ‘Splash’ pool and seawater-fed outdoor pool. Tennis, horse riding, mountain boarding, surfing and fishing are all on offer locally and the internationally acclaimed jazz festival is fantastic and not to be missed. This is a region steeped in legends of King Arthur, with the mystical ruins of a 12th-century castle at Tintagel and the historic coastal village of Boscastle each easily accessible. The picture-postcard village of Clovelly, with winding cobbled streets and quaint fishing harbour lies further north. The Eden Project is also within a short drive; a major attraction, the site promotes the symbiotic relationship between people, plants and natural resources, with three geodesic domes housing plants from around the world.
