West Yardley (UK31200) accommodates up to 11 guests. On the ground floor is a twin bedroom an en-suite wet room with shower seat and grab rails, ideal for those with mobility issues. On the first floor are a family bathroom and a further three bedrooms, one of which boasts a private balcony, tea making facilities and an en-suite shower room. The open plan living space features a good-sized kitchen area and a living area with a sofa bed.
The property features a private terrace accessed from the living area, offering marvellous sea views. Outside, there is a direct beach frontage and the properties are privately situated in established gardens, commanding an outstanding 180-degree panorama over the waters. Outside in the beautiful gardens the house has its own garden furniture with a barbecue, perfect for summer evenings. There is storage available for bikes or beach equipment, and an outside shower and dog washing station. Within the private grounds are a number of seating areas including a beach shack which features a rather impressive wood burner. Named Beach View, by night you can sit and enjoy the sunset and the silver moonlight shimmering on the sea.
The lovely village of Downderry features a restaurant, pub, coffee shop and a small shop all within a short walk. Ramblers will enjoy the scenic coastal footpath leading to the charming fishing ports and villages with quays. Looe is within easy reach and scenic Polperro is an enchanting village with quaint, traffic-free lanes and a fishing harbour surrounded with traditional inns and fisherman’s cottages. Take a stroll through the beautiful valley and woodland heading towards Hessenford or explore the coast and its fascinating rock pools between Downderry and Seaton, where there are pubs and a beach café. East Yardley House is in the same spacious grounds so the properties can be booked together to accommodate up to 19 guests.

The property itself sits on a 1/2-acre plot, is airy, roomy, and mainly on the one level. A balcony wraps around the house with a glass balustrade, teak dining table, chairs, and sun loungers. Under the house is a large storage room with shower, drying room and a selection of bodyboards and wetsuits. The kitchen/breakfast room, dining room, living room, and master bedroom all have magnificent uninterrupted views of the ocean. To the rear of the property is a snug living room with Freeview TV. Templeton’s location is exemplified by having one of the shortest walks to the beach with access just outside the garden. Templeton nestles at the top of the steps that lead down onto Mawgan Porth’s stunning beach. There is a large stream that runs down the south side of the beach, with plenty of rock pools and connecting caves for exploring. During the high season, lifeguards from the RNLI safeguard the coastline. The beach faces west and is walled with high cliffs providing shelter from the wind however, Atlantic swells often produce large surf. This superbly spacious, lodge-style static caravan is nestled within a popular holiday park located within a fantastic area, a few miles from some of the most iconic beaches on the North Cornwall coast. Once inside, you enter a bright, open-plan living area, with very well-equipped kitchen including a wine cooler and excellent central island breakfast bar. The living area has a supremely comfortable sofa and twin wing backed chairs, electric wood burner and TV. There are two bedrooms with stylish lighting and lots of storage. Bedroom one has a double bed and en-suite facilities and the second has twin beds. The family bathroom has a further double shower. Throughout the property there are smart lines and clever understated designs. The outside veranda wraps around half of the property, has pleasant seating and is enclosed. There are four steps up to the veranda from the ground level.

The park has many facilities open all year round, with a heated indoor swimming pool, cosy bar and eatery with log fire, outdoor adventure park for the little ones and a skate park too. Venture further afield (but not far!) and you find the beaches of Perranporth, Holywell and Perran Sands. With huge swathes of soft, golden sand, rockpools for all ages to explore and miles of walks with breath-taking vistas in every direction, you are really spoilt for choice!

Just 10 minutes away is Newquay, a thriving coastal town and mecca for water sports, most notably surfing. There is a plethora of shops, a zoo, golf course and all weather aquarium. Set off inland and find the world famous Eden Project, an incredible world underneath huge biomes, including the world’s largest indoor rainforest. A short drive along the coast takes you to Padstow, famed for its galleries, boutique shops and celebrity chef inspired restaurants serving the best in culinary delights. Which ever direction you choose, there is a never-ending choice of days out, the only decision you have is where to go tomorrow! And at the end of a busy day return to base, relax and recharge for the next exciting adventure!

Little Jago is located next door to the owners’ property and has the benefit of its own patio area with access to the huge garden which is shared with the owners. Fitted to high standards, Little Jago offers comfortable accommodation comprising of a spacious kitchen/dining room with wood flooring throughout and French doors leading to the patio area.
Little Jago is situated in the small hamlet of Trewartha which is within easy reach of the village of Veryan with its unusual roundhouses, convenience store and pub. Veryan is ideally located for exploring the Roseland Peninsula and is only moments from the spectacular Carne Beach or the dramatic coastline around the historic fishing village of Portloe. This is big walking country and there is easy access to the coastal footpath with some dramatic walks around Nare Head, Portloe and the Dodman which is slightly further away. For those looking for a great beach, Carne beach with its long expanse of sand is only a mile away. Beach 1¾ miles.

Lanxton Barn is a stunning, reverse-level, stone property with a gorgeous open plan living space on the first floor, exposed beams, traditional features, a well-appointed kitchen at one end, dining area, pool table and living area with French doors exposing a Juliet balcony, a raised decked balcony and a six seat hot tub underneath. There is also a cosy snug room so children or adults can watch their favourite programmes without disturbing the rest of the household. Downstairs are five beautifully appointed, spacious bedrooms, two have en-suite shower rooms and a family bathroom, this property is perfect for larger groups.
Lanxton Barn is situated just outside the quiet hamlet of Coad’s Green, a few miles east of Bodmin Moor and with excellent access to both coasts, the A30 and also the stunning Tamar Valley. This rural location has very little light pollution and you can while away warm summer evenings gazing up at the stars above. There are dozens of excellent walks with Bodmin moor, the Tamar Valley and the north coast beaches all within easy reach. This is a working 100 acre farm so any dogs would have to be supervised and walked on leads if any animals are in the fields. At the top of the farm is the site of a hill fort with panoramic views stretching as far as Dartmoor. The farm has its own free range chickens and ducks with lovely farm fresh eggs available. Nearby are bluebell woods with wild orchids and there is single bank fishing available during the season. Lanxton Barn is situated on a working farm, with a local independent shop 3 miles away (not open late). For main shops Launceston is 7 miles away, but most grocery stores offer delivery.
