Located in the grounds of the owners’ beautiful 18th-century Queen Anne manor house, this comfortable holiday cottage is a perfect property to enjoy the Garden of England. Quiet and peaceful, yet close to nearby Kentish villages such as Hamstreet, Appledore and Tenterden. Also perfect for walkers, as the Royal Military Canal, and the Saxon Shore walk pass by close to the cottage. The sea can be reached by car in 15 minutes.
The lovely historic Cinque Port town of Rye is a short drive away going westwards, as are two of the most famous gardens in England, Sissinghurst Castle and Great Dixter. In the other direction, Ashford provides excellent shopping, for example at the Designer Outlet, and lies en route to Canterbury, with its magnificent cathedral (40 minutes’ drive), and Whitstable, a buzzing seaside town famous for its restaurants and oysters (40 minutes).
The Oast has a charming circular sitting room and large country style kitchen which leads to the south facing garden which is a real sun trap. The owners welcome guests with a dog, and the garden is fully enclosed. Guests can also enjoy the owners’ outdoor heated swimming pool by arrangement.
Upstairs are three bedrooms, the master bedroom being in the circular oast. All rooms have bedroom furniture and lovely views of the surrounding countryside.
There are a number of local pubs serving food, but for guests who want time off cooking yet don’t want to go out, the owner of Leacon Hall will be delighted to provide the menu for delicious ready-made food in the oast house. This can be prepared for your arrival or for occasions during your stay. Patrick is a chef who prepares meals for the Goods Shed, an award-winning restaurant and farmers’ market in Canterbury. He uses seasonal fruit and vegetables from his garden and also sources products locally, such as fresh fish from Dungeness. He can even source the perfect wine companion too. In addition, for guests who wish to eat out without the worry of driving, Patrick and his partner, Linda, welcome them to eat in the Leacon Hall dining room, for which a different menu is available.

The property is designed with modern living in mind, yet with the cosy comforts you would hope for of a countryside retreat. The beautifully cladded larch exterior opens up to an impressive open plan space, with an interior combining polished concrete and plywood, textured fabrics and pops of muted colour, mixed with a warming wood burner and sumptuous sofa to curl up on after a day of exploring the picturesque North Downs.
Come sundown, retreat to the comfort of the master bedroom, with a kingsize bed, and mezzanine children’s twin tucked away on the first floor, with white cotton bed linen to wrap yourself up in and sink into a deep slumber. Then wake up to a breakfast of fresh eggs from your welcome pack laid by the resident hens.
Beautifully landscaped, shared gardens wait to be explored or simply gazed over whilst having a meal alfresco on your private dining terrace and unwinding in your private hot tub. Open from May-September (from August during 2022) the beautifully dubbed ’secret garden’ awaits, take a dip in the large shared swimming pool with solar heated cover, fully relax on one of the loungers or on the outdoor sofas with a bar area for keeping your drinks cool, and pool table for a competitive game or two.
A true haven for those who wish to explore on foot, with miles of beautiful countryside surrounding you, the North Downs Way can be reached via footpaths from the door and a choice of locally renowned gastro pubs 2 miles away. Nestled between the historic city of Canterbury, and the coastal towns of Hythe and Folkestone, the coast, countryside and city can easily be explored.

Visit Seasalter and Whitstable for those seaside trips and traditional fish and chips or even fresh local oysters. With plenty of walks and things to explore locally the choice is yours for which adventure to pursue!
There are lots of easily accessible places of interest in the surrounding areas such as Canterbury Cathedral, National Trust properties, the seaside, and several shopping towns. The nearest main town is Ashford which also houses an outlet. Excellent travel links with the motorway and rail services to London and Europe. The old town of Tenterden has a bustling high street full of various little shops of interest with a bus service from Woodchurch and steam trains running from Tenterden to Bodium. Faversham is a beautiful market town very close by. Pool House is only a 5-minute stroll to the village of Teynham and all its amenities.

The main living area is on the first floor and the majority of the bedrooms are located on the ground floor.

The main house is a unique, Grade II listed, Georgian manor house nestled in 25 acres of Wiltshire countryside. This beautiful detached property features a games room in the basement, a ’secret’ walled garden and well-equipped accommodation for families, friends or couples who enjoy holidaying together, and with 9 bedrooms and 10 bathrooms, this makes the ideal choice. For those who enjoy a walk, there is a 1.5km woodland path behind the house. To the front of the house, an additional large lawned area can be used for games with the children. If you fancy venturing out, Stonehenge is just over 5 minutes’ away, and Salisbury is just over 20 minutes’. The local village is half a mile away and has a convenience store, a pub serving local ales and a restaurant. There are many places to visit within easy reach including Bath, Marlborough, Winchester, Southampton and Shaftesbury. For those who enjoy history, visit Stonehenge, Woodhenge, Durrington Walls, Avebury Henge and stone circles, Alexander Keiller Museum, Andover Iron Age Museum, and many castles dotted around the area. Longleat Safari and Adventure Park, Paultons Park and Peppa Pig World and Finkley Down Farm are within reach, and for those who enjoy outdoor activity, they can book horse riding, fishing, art, golf, festivals and markets, there is plenty within a short drive. On the ground floor, you will also find a bedroom with a kingsize bed and en-suite shower room, whilst upstairs are two lovely bedrooms, with the first featuring 2 x single beds (6’6"long), the second bedroom being a kingsize, alongside a family bathroom.
The property has both front and back gardens with the front mostly laid to lawn. The back garden enjoys a south-facing patio and lawned area overlooking willow trees, parkland and the former Mill, which is ideal for outdoor dining or barbecuing.
