This hidden gem lies secluded in a stunning location with panoramic views of Bewl Water literally on its doorstep. A thoughtful conversion of a former hop picker’s cottage, it provides contemporary accommodation of a high standard. Guests can enjoy the comforts of a glowing wood burner when evenings become chilly, and on warmer evenings, twin terraces provide the opportunity to sit back and absorb the lakeside view after a day’s cycling or walking along the plethora of footpaths, and being able to enjoy a sundowner as the setting sun changes the glowing colour of Bewl Water before your eyes. The surrounding Bewl Water is the largest stretch of water in the south east, so you can spend a day fishing, sailing, canoeing or wind surfing. If dry land is more your style, bring your own bicycle (or hire one) and cycle around Bewl - the village of Wadhurst is within easy reach, where pubs, restaurants and shops abound. Many notable National Trust gardens and houses are within an easy drive, including Scotney Castle, Sissinghurst, Chartwell, Batemans, Knole House and Bodiam Castle. Step into this characterful oak-beamed barn, tucked away in a beautifully tranquil corner of the Sussex landscape. Set in idyllic rolling countryside with beautiful views to the South Downs (and sunsets to die for) this converted eighteenth-century grain-barn has roaring fires to sit by in the evening and a selection of outdoor activities to enjoy in the sunshine. Located in a secluded country estate of more than 500 acres, the house is an ideal base to explore some of England’s most ancient unspoilt woodland: there are deer on the doorstep, and just a few minutes walk will take you to glades of oak and beech, carpeted with a spectacular show of bluebells in April and May, where the only sound is birdsong. The house has two cosy reception rooms, a television with all the Sky main channels (including Sport); while for those who prefer to tinkle away or join in a sing-song there is also an upright piano. The kitchen provides a bright open space perfect for family meals or celebrations, and leads on to a pretty conservatory where the breathtaking country views can even be enjoyed in the rain. The house has its own walled garden, perfect for secluded sunbathing or relaxing at cocktail hour. There is a championship-standard tennis court, recently resurfaced, in the garden of the neighbouring Manor, which is also available for use by guests. There are excellent local pubs and a number of stunning National Trust properties – including Sheffield Park, Standen and Wakehurst Place - just a short drive away. For children and anyone interested in the age of steam, the Bluebell Railway is ten minutes from the house by car. So too is Ashdown Forest, the home of Winnie-the-Pooh. Further afield, Bexhill-on-Sea, with its miles of beach, is just three-quarters of an hour away, as are Brighton and Eastbourne.
In addition, the owners of the property have an association with a leading teacher of bushcraft, orientation and woodland survival skills, who runs regular courses in a corner of the estate woodland during the summer months. Otters Holt is a mid-terrace property situated in the village of Pevensey Bay, East Sussex. The ground-floor is home to a kitchen with breakfast area, a lean-to conservatory that the owner calls ’The Den’ and an open plan dining and living room with an open fire. To the outside there is an enclosed rear patio courtyard with furniture. Otters Holt is a lovely property, perfect for a family or group of friends to enjoy England’s south east coast. There are many quaint, seaside and market towns, historic sites and miles of glorious coastline to explore. Sussex has it all for a great holiday destination. Pevensey Bay has a shingle beach which is all-year round dog friendly with amenities on the shore front, and in the village centre there are shops, pubs and cafés. The Horseshoe Annex is a Tardis of a property with lots of room in a very cosy space. As you walk into the property you are greeted by the kitchen/dining room which is well-equipped with everything you are going to need for this year’s staycation. There is a lovely living room and family bathroom. There is a kingsize bedroom and a twin room. The grounds are shared with the owners, but you do have your own piece of garden to the side of the annex. Situated in Steyning at the north end of the River Adur gap in the South Downs, 4 miles north of the coastal town of Shoreham-by-Sea. Located on the edge of an Area of Outstanding Natural Beauty this is a fantastic place to stay for the dog walker, rambler and for those of you that like a day out with the kids, there is a plethora of places to go.

If you are looking for a break from city life, you could take a ramble across the South Downs, or hire a bike, stopping for a rest in one of the tea rooms or inns. It’s the perfect place to relax and unwind. The hiking highlight has to be Chanctonbury Ring which is a late Bronze or early Iron Age hill fort that boasts sublime views over the South Downs countryside. The ring, which is well-known for its prominent beech trees, is hailed as a place where the supernatural happens. Steyning itself is a pretty historical town with a wealth of 16th century buildings, local independent shops, places to eat and drink and the host to many different festivals. If you are a more of a biker then there are plenty of trails locally, to keep you busy. You’ll find Kipling Cottage nestling in the bucolic rolling countryside of the High Weald in East Sussex, a mile or so from Batemans, where Rudyard Kipling, author of The Jungle Book, spent most of his adult life where he penned the classic ’If’, which still remains the nation’s favourite poem. Built in 1634, Batemans is a beautiful 17th century mansion and is now one of the National Trust’s most fascinating tourist attractions and is well worth a visit. In the area Kipling Cottage is conveniently located close to the borders of Kent and East Sussex enabling a wealth of interesting towns and villages to visit in both counties. Etchingham is also located within 1066 country which has many castles, from the ruins of Hastings and Pevensey to the storybook romance of Bodiam and Herstmonceux, where history and beautiful grounds are waiting to be discovered. Kipling Cottage is only half an hour from the historic town of Rye, which has a wealth of history and historic places to visit as well as being the home of the Rye Jazz Festival. Also close to Lewis, which hosts an amazing fireworks display in November, and there are a multitude of beaches in the area, including Camber Sands.
