This charming luxury holiday cottage is tucked away at the end of a long drive and within in the extensive grounds of the owner’s home. The Lodge is tastefully and comfortably furnished throughout and is perfect for a relaxing break. Take country walks or visiting the RSPB Pulborough Wetlands, the Knepp rewilding project, Parham House and Gardens or visiting local vineyards, country pubs and restaurants.

Nearby are the local villages of Thakeham which has a 12th-century church, village shop and pub, and Ashington with a supermarket, fish and chip takeaway, pharmacy, Indian restaurant/takeaway and a garage. The pretty village of Storrington is 4 miles away and offers independent butchers, baker, delicatessen, individual shops, cafes and a supermarket.

Within a short drive are the gardens of Leonardslee, Borde Hill, Wakehurst, Nymans and Arundel Castle. The River Arun and The Wey and Arun Canal for boat trips, Weald and Downland Open Air Museum, Amberley Museum and Heritage Centre, Hepworth brewery for local craft beer, Nytimber, Wiston, Nutbourne and the Kinsbrook Vineyard, 1¾ miles.

The vibrant, colourful and creative city of Brighton and Hove is only 17 miles away and offers pebble beaches, award winning restaurants, the Regency Royal Pavilion, the British Airways i360 Viewing Tower, the historic Brighton Lanes - a unique retail destination, or Brighton Marina with boat rides, water sports, electric bike hire, popular restaurants and eateries.

Chichester, with its streets of Georgian buildings and 900-year old cathedral, is 45 minutes away and boasts one of the best regional theatres in the south east. The Pallant House Gallery is located within the ancient city wall in a handsome Queen Anne House. The Goodwood Estate is to the east of the city and includes an outdoor sculpture park, and is also home to the Festival of Speed, the Revival and Glorious Goodwood horse racing. Properties 17320 and 17321 command fine views over the surrounding countryside. 17320 also has a worktop which has been lowered for wheelchair access to the sink in the kitchen. Situated in the grounds of the family farm (non-working), they are only 100 yards from the village of Compton with village shop and tea room with free wi-fi access. The historic cathedral town of Chichester lies 10 miles away, with its cobbled streets adorned with tea rooms and restaurants, and the ornate cathedral. Tucked away at the end of a farm road surrounded by stunning Sussex countryside is the beautifully converted, detached, old dairy called Woodlands Dairy Cottage. Originally part of a working dairy farm within 86 acres, now with sheep and beef cattle. Lambing in springtime is not to be missed. Footpaths and great country walks emanate from the doorstep so pull on your wellies and start exploring! All the accommodation is on one floor and the cottage is wheelchair friendly. Storage is available for bicycles to explore the many bridleways which run through woodlands and open country.
The area is steeped in history as Stane Street, now known as the A29, was built by the Romans. Woodlands Dairy Cottage is ideally placed for great days out visiting the South Downs National Park, the Weald and Downland Open Air Museum, Fishers Farm Adventure Park, Arundel Castle and Gardens, Arundel Cathedral and the magnificent 900-year-old Chichester Cathedral. Brighton is 45 minutes’ drive with its vibrant marina, historic shopping Lanes and the Regency Royal Pavilion built by King George IV. You can take a boat trip along the restored section of the Wey and Arun Canal or along the River Arun from Arundel. West Sussex is famed for its many vineyards which can be visited.
Petworth House houses great collections and its deer park was designed by Grinling Gibbons. Cowdray is the home of British polo and the coveted Gold Cup which draws teams of the best players from all over the world. Goodwood, with its magnificent house, is also the home to the summer Glorious Goodwood horse race meeting as well as the hugely popular Festival of Speed and Revival for Motor Racing attracting motor enthusiasts from across the globe.
The RSPB’s Pulborough Wetlands are a must for bird fanciers. There are numerous beaches within 16 miles, good pubs and restaurants close by together with prime food shops selling local produce and two supermarkets within a 4-mile drive. There are plenty of golf courses, fishing is available locally, as well as many spectacular gardens to visit. Theatres at Chichester, Brighton and Guildford often have pre-West End shows. Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. Slightly further is Chichester with Festival Theatre, boat tours, extensive shopping, Goodwood (Glorious Goodwood, Festival of Speed and Revival for motor racing) and Fontwell for a day at the races. Other race courses within easy reach include Brighton and Lingfield. Beaches within a 30 minute-drive include West Wittering, Worthing and the ever popular cosmopolitan city of Brighton, with its pier, Regency Royal Pavilion, theatres and art galleries.

There are many stately homes and gardens to discover too, some of which are National Trust, including Petworth House, Goodwood House and Gardens, Nymans, Glyndebourne, Sheffield Park and Borde Hill. A stylish barn conversion just outside Chichester, Oldbury Stables has been renovated to a very high standard to make a very comfortable and relaxing base for exploring the surrounding area.
The master bedroom and the living room have french windows opening out onto the private and enclosed outdoor space, allowing for relaxing transitions between outdoors and in, as well as providing plenty of natural light and air inside.
With three bedrooms and parking for two cars (if a third space is required then this is payable at a cost of £15 per night). And the enclosed patio means children and dogs are easy to look after too.
The owners live on-site in a separate building and are available for help and advice if required, however their home is completely separate.

Beyond the castle grounds Arundel Park, Site of Special Scientific Interest, extends north towards the Downs offering many fine walks. The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds Arundel Wetland Trust attracts some of the world’s most spectacular ducks geese and swans. The best way to enjoy the river is on a river cruise stopping off at the pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley. Further afield Arundel is well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away heading south directly from The River House. This is a beautiful unspoilt length of beach and a Site of Special Scientific Interest. Goodwood with its Festival of Speed Revival and Qatar Festival (Glorious Goodwood) and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured as well. Beach 4⅓ miles. Shop, pub and restaurant ½ mile.

Individual shops, stunning architecture, imposing castle and riverside location make this a must spend day or two during your holiday. The WWT Wetland Centre, Swanbourne Lake and South Downs National Park with its pretty villages and fabulous hiking opportunities are all within 5 minutes. Numerous stately homes and gardens are dotted around the area. Goodwood with its world famous motor circuit and horse racing venue is a 20 minute easy drive. The pretty grass runway airport here offers the chance to take an airborne sightseeing experience offering memorable views of the coastline including Portsmouth Dockyards, Gunwharf Quays and the Spinnaker Tower that by road are a 40 minute drive. Lunch or tea airside in this stunning location is also possible. Dogs are welcomed everywhere at Goodwood. Two championship golf courses are on the estate and spa experiences available at the hotel. Tours and afternoon tea are available also here at the stately home. Chichester with its cathedral and Festival Theatre are a short drive, Brighton being 18 miles distant. Dog friendly beaches abound with quite a collection very nearby, a favourite being West Beach at Climping where there is the lovely Baliffscourt for a special dining treat.

A charming flint cottage set in a wonderful South Downs hamlet with stunning countryside views and walks on the doorstep. This former farm building was once part of the Duke of Norfolk’s Estate and now is a wonderful holiday retreat with panoramic views of the South Downs.

Walnut Tree Cottage has an open plan living space with access to the patio with garden furniture, perfect spot for breakast with uninterrupted views. The kitchen is well-equipped and there are two bedrooms, one with en-suite facilities, and a separate bathroom.

Patching is a quaint village centred along ’The Street’. At the top as the lane climbs towards the South Downs is the church and beside that the Walnut Tree Cottage. Footpaths lead from here to the Downs on a number of different routes. To the east is Long Furlong, a magnificent crescent-shaped piece of downland - it’s like the South Downs in miniature. It is easily reached from the neighbouring village of Clapham where a walk along the top gives great views inland. Take the downland paths around the woodland of Angmering Park and you reach the attractive villages of Wepham and Burpham 3 miles to the west. Like Patching they lie at the foot of the Downs and are frequented by walkers. The George and Dragon is a traditional English country pub set right in the heart of Burpham and is worth visiting - it is hard to pass by when enjoying a walk to Burpham!
