    The perfect holiday retreat in a tranquil Sussex village in the heart of the South Downs. In the heyday of the diminutive Ferguson Tractor this was the tractor shed at Sutton Farm. As tractors grew in size it soon became redundant, however the Old Tractor Shed is still very much part of a small working farm set in the most beautiful Sussex village of Sutton. This is an imaginative conversion; it is very rustic and provides comfortable accommodation for up to five people. The Old Tractor Shed is located on a 100-acre farm combining arable and sheep farming along with fabulous views to the South Downs. Stay here in early spring and the new born lambs can be seen in the barn immediately behind the accommodation.
    The accommodation is cleverly arranged over three floors. On the ground floor enjoying full length windows is the main living room and kitchen combining as a large open space area. The principal double bedroom with a shower room is also on the ground floor while the second bedroom, fitted with twin beds and an en-suite bathroom is on the first floor. From the ground floor head down a few steps and there is a second living space with sofa bed looking onto the lane. Outside there is a private patio that is a wonderful suntrap that enjoys the afternoon and evening sun. Within the farm there is also stabling facilities for up to two horses plus use of a paddock.
    Sutton is one of four picturesque Sussex villages along with Barlavington, Bignor and West Burton that sit in line at the foot of the South Downs. These traditional villages are of great appeal to visitors and the area affords much peace and tranquillity. The local pub in Sutton in the heart of the village is just 200 yards away and is open for breakfast lunch and dinner. It’s a free house serving local cask ales beers and wines together with locally sourced high quality traditional British pub food with a contemporary accent. There are many local footpaths and bridleways and footpaths climb up from the village onto the Downs, however if you are feeling less energetic there is a car park at Whiteways beside Bury Hill approximately 3 miles to the east or you can take the lane to the Downs from Bignor and park at the top beside the South Downs Way. This is where Stane Street the Roman road crosses the South Downs on route from London towards Eartham and Chichester giving a choice of good walking in that direction or east or west along the line of the Downs. The historic market town of Petworth is 4 miles to the north and is best known as the location of the stately home Petworth House and deer park which was landscaped by Capability Brown, and the house is now owned by the National Trust. The magnificent country house contains an internationally renowned art collection with numerous works by Turner, Petworth itself was immortalised in his paintings. The town is full of quaint houses and cottages many within their own courtyard settings. They are interspersed with antique shops and tearooms so it is worth taking the time to browse having visited Petworth House. To the east there is Amberley Working Museum and the small community of Houghton on the River Arun. Beach 15½ miles. Shop 3 miles, pub 200 yards, restaurant 4 miles.

    A charming flint cottage set in a wonderful South Downs hamlet with stunning countryside views and walks on the doorstep. This former farm building was once part of the Duke of Norfolk’s Estate and now is a wonderful holiday retreat with panoramic views of the South Downs.

    Walnut Tree Cottage has an open plan living space with access to the patio with garden furniture, perfect spot for breakast with uninterrupted views. The kitchen is well-equipped and there are two bedrooms, one with en-suite facilities, and a separate bathroom.

    Patching is a quaint village centred along ’The Street’. At the top as the lane climbs towards the South Downs is the church and beside that the Walnut Tree Cottage. Footpaths lead from here to the Downs on a number of different routes. To the east is Long Furlong, a magnificent crescent-shaped piece of downland - it’s like the South Downs in miniature. It is easily reached from the neighbouring village of Clapham where a walk along the top gives great views inland. Take the downland paths around the woodland of Angmering Park and you reach the attractive villages of Wepham and Burpham 3 miles to the west. Like Patching they lie at the foot of the Downs and are frequented by walkers. The George and Dragon is a traditional English country pub set right in the heart of Burpham and is worth visiting - it is hard to pass by when enjoying a walk to Burpham!

    Just across the Arun valley there is Arundel, a historic market town dominated by the symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tea rooms. It’s a great place to wander and just enjoy its hospitality. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for nearly 200 years. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep which dates from the 11th century to take in the views over Arundel and The South Downs is definitely worth the effort.

    The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds, Arundel Wildfowl and Wetlands Trust attracts some of the world’s most spectacular ducks, geese and swans. The best way to enjoy the river is on a river cruise stopping off at the Black Rabbit pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley.

    Further afield Walnut Tree Cottage is well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away. The nearest beach is Goring Beach. This is a beautiful unspoilt length of beach of Special Scientific Interest and at the eastern end beside the mouth of the River Arun is the West Beach Cafe, built by local craftsmen using materials sourced locally. It is worth a visit an the fish and chips come highly recommended. Goodwood and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured.
