Tucked away at the end of a farm road surrounded by stunning Sussex countryside is the beautifully converted, detached, old dairy called Woodlands Dairy Cottage. Originally part of a working dairy farm within 86 acres, now with sheep and beef cattle. Lambing in springtime is not to be missed. Footpaths and great country walks emanate from the doorstep so pull on your wellies and start exploring! All the accommodation is on one floor and the cottage is wheelchair friendly. Storage is available for bicycles to explore the many bridleways which run through woodlands and open country.
The area is steeped in history as Stane Street, now known as the A29, was built by the Romans. Woodlands Dairy Cottage is ideally placed for great days out visiting the South Downs National Park, the Weald and Downland Open Air Museum, Fishers Farm Adventure Park, Arundel Castle and Gardens, Arundel Cathedral and the magnificent 900-year-old Chichester Cathedral. Brighton is 45 minutes’ drive with its vibrant marina, historic shopping Lanes and the Regency Royal Pavilion built by King George IV. You can take a boat trip along the restored section of the Wey and Arun Canal or along the River Arun from Arundel. West Sussex is famed for its many vineyards which can be visited.
Petworth House houses great collections and its deer park was designed by Grinling Gibbons. Cowdray is the home of British polo and the coveted Gold Cup which draws teams of the best players from all over the world. Goodwood, with its magnificent house, is also the home to the summer Glorious Goodwood horse race meeting as well as the hugely popular Festival of Speed and Revival for Motor Racing attracting motor enthusiasts from across the globe.
The RSPB’s Pulborough Wetlands are a must for bird fanciers. There are numerous beaches within 16 miles, good pubs and restaurants close by together with prime food shops selling local produce and two supermarkets within a 4-mile drive. There are plenty of golf courses, fishing is available locally, as well as many spectacular gardens to visit. Theatres at Chichester, Brighton and Guildford often have pre-West End shows. Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. A little further afield is Petworth House (National Trust), 17 miles, and Goodwood, 19 miles. There is an open-air swimming pool in the village, open May - September (times vary). Beach 5 miles. Situated in the heart of Sussex, in an Area of Outstanding Natural Beauty, Horncombe Stables is set within the 50 acres of Horncombe, a 14th-century hunting lodge. This first floor apartment is set at the end of a long drive overlooking fields and woodland that are a haven for wildlife, including herds of deer. There are footpaths leading from the doorstep which lead you through the owners 50 acres of woodland, and across the stream and the enclosed garden has a lovely summer house and is dog-friendly. In a peaceful rural area, on the outskirts of Ardingly in mid Sussex, the property is conveniently located for attending events taking place at the South of England Showground, including the international antiques and collectors fair. There is also clay pigeon shooting and horse riding, which can be arranged locally.
Wakehurst Place, ’Kew in the Country’ is close by and home to the Millennium Seed Bank, the largest wild plant seed bank in the world. Birdwatchers, fishermen, nature lovers and those who enjoy water sports will love Ardingly Reservoir and designated a nature reserve. Take a step back in time and hop aboard the steam train at the Bluebell Railway, which travels 11 miles along the border between east and west Sussex. Ashdown Forest is close by, home of Winnie the Pooh, The Hundred Acre Wood and Pooh Bridge. Gatwick is also nearby, with easy access to London via the Gatwick Express. Beach 23 miles. The Stables is one of two newly built farm cottages set in a courtyard of a 16th-century thatched house. Surrounded by over thirty acres of fields, sometimes grazed by sheep it is a haven for wildlife and birds and a great space for a morning run or private dog walk.
There is plenty of space for kids to play outside of the garden area. Stylishly and comfortably furnished with wooden floors and open rafters, the cottage has a light, airy, and modern feel. Bedrooms have full doors which open onto a garden area with fields beyond. We are located between West Wittering famous for its sandy Blue Flag beach and dunes and the walled City of Chichester with its historic cathedral, a famous theatre, and many other attractions. Nearby Goodwood hosts world-renowned racing and motorsport events. You can fly in a Spitfire (expensive) from its aerodrome or at least hopefully see one flying over from the cafe or at the beach. Itchenor is a short distance here you can hire a boat or get the foot ferry across to picturesque Bosham. Boat trips into the harbour and fishing trips can also be booked. There are paddle boards, surfboards, and kayaks for hire, and lessons are available, Chichester harbour is an ideal place to practice or learn. There is a pay-and-play 18-hole golf course close by. Walking on the many beautiful coastal paths offers bird-watching opportunities and there are some lovely walks in the nearby South Downs. The Down and Weald Open Air Museum can be found here, a unique day out and where The Repair Shop is filmed.
Portsmouth is a 20-minute drive, its historic shipyard houses the Mary Rose and there are many more museums here as well outlet shopping at Gunwharf Quays. Ferry/Hovercraft to the Isle of Wight. National Trust properties at Arundel and Petworth are set in pretty market towns. Uppark is close by too along with houses/ gardens at West Dean and Cowdry. There are some lovely pubs and dining in the vicinity as well as cafes and more well-known restaurants in Chichester. The county is also home to many vineyards open for visitors. The bus stops for the beach/East Wittering and Chichester in the other direction are almost outside the property. The Stables and The Dairy can be booked together to accommodate eight.

Situated at the end of a lane, Pepper Pot Cottage is the middle section of a Grade II listed building in a beautiful quiet area of the South Downs National Park. On the ground floor, it has a good-sized living room with an open fire, a fully-equipped kitchen, a twin bedroom and a cloakroom with a toilet. Upstairs are two good-sized bedrooms, one with a king-size bed, the other a twin, and a bathroom.
It has a south-facing garden with a patio, garden table and barbecue for eating out, and is approached by a path which follows through to a further property. There is a shop/ tea room and pub 70 yards away and a community tennis court and recreation ground in the village. Next to the cottage is a bridle path. Wonderful walks, cycling routes, welcoming pubs and lovely scenery are all around.
The West Sussex Falconry, Uppark House (NT), the South Downs Way and a variety of golf courses are close by. Goodwood for horse and motor racing, Petworth, Midhurst, Cowdray Polo, Chichester with its cobbled streets and cathedral, and the beaches at Hayling Island and The Witterings are a short drive away. Portsmouth with HMS Victory, Gun Wharf Quay and day trips to the Isle of Wight are within easy reach. There is so much to do in the area. Only 15 minutes’ drive away is historic Arundel with its magnificent castle, antique and book shops, eateries, cathedral, open air pool, wild fowl and wetlands. Slightly further is Chichester with Festival Theatre, boat tours, extensive shopping, Goodwood (Glorious Goodwood, Festival of Speed and Revival for motor racing) and Fontwell for a day at the races. Other race courses within easy reach include Brighton and Lingfield. Beaches within a 30 minute-drive include West Wittering, Worthing and the ever popular cosmopolitan city of Brighton, with its pier, Regency Royal Pavilion, theatres and art galleries.

There are many stately homes and gardens to discover too, some of which are National Trust, including Petworth House, Goodwood House and Gardens, Nymans, Glyndebourne, Sheffield Park and Borde Hill. Also within easy driving distance is Cowdray for polo. For bird lovers and wildlife, visit nearby RSPB Pulborough. There are various golf clubs all within easy reach, and horse riding too. The cathedral city of Chichester is within driving distance and has Roman baths, city wall and old Roman road, with its wide pedestrianised streets it’s perfect for window shopping or watching the world go by from cafés and restaurants. There are also plenty of outdoor activities nearby to keep you entertained, from horse riding across the road, canoeing on the River Arun, golfing and clay pigeon shooting, to lovely walks and cycling trails. Take a trip to the stunning Sussex coast, which is within easy reach, as is the beautiful South Downs National Park.
