Located just a mile or so from the centre of the village of Carrbridge and only 11 miles from the vibrant town of Aviemore, both situated in the heart of The Cairngorms National Park and at the head of the Speyside Way, Sunnyside House can be used as a base to explore or to relax and unwind. Carrbridge has the usual village facilities with a larger range available in Aviemore. The area boasts a super range of shops, restaurants and bars along with a wide range of outdoor activities – skiing and snowboarding, mountain and quad biking, climbing and hill walking and a variety of water sports on nearby Loch Insh, Loch Morlich and the River Spey, zip lining and zorbing are just a few of the myriad of activities available. Take a trip on the Cairngorm Mountain funicular railway, the Cairngorm Reindeer Centre or the Highland Wildlife Park at nearby Kingussie and the Landmark Forest Adventure Park which is just a short distance from the house – a superb day of fun for all ages. Visit the lovely Spey Valley golf course and the Dalfaber Leisure Resort in Aviemore with its wonderful array of leisure activities.
Further afield, take a trip to the beautiful west coast and the Isle of Skye or a day trip to the Orkney Islands is well worth the effort. Visit the Moray coastline peppered with little fishing villages and beautiful beaches – voted in the top 20 of the best coastline destinations in the world. This is an area with so much to offer, see and do for all ages. For the less energetic, you can sit back by the side of the wood burner or soak in the hot tub and let the stresses of everyday life slip away. Nearby Kirton has a good range of amenities including shops and pubs which is only a 10-minute walk away. Situated in between the historic towns of Spalding and Boston, you can visit the famous Boston ’Stump’, enjoy numerous good restaurants, shops, cafés and bars as well as the weekly markets and river boat rides.
For days out, the seaside resort of Skegness is approx. 45 minutes, and Hunstanton in Norfolk about an hour’s drive. Major cities surrounding within a 35-mile radius. Nature reserves at Frampton RSPB (10 mins car journey) and Gibraltor Point offer opportunity to see the migrating birds and wildlife as well as many miles of excellent walks. For cycle enthusiasts, there are some great cycle routes close by. While you’re surrounding yourself in romantic luxury see if you can spot the abundance of wildlife, including, squirrels, owls, bats, dragonflies, rabbits, robins, woodpeckers, various birds of prey and the occasional muntjac deer.

Perched on the water’s edge Moorhen Lake House offers a sanctuary for all and gives a great first impression.
An open plan downstairs is complemented by stunning bi-folding glass doors that stretch across the back of the house. They ensure the house is filled with calm and tranquil light whilst showing the lake off in all its charming glory.
An ever changing picture of water-skiers, swans and rippling water can be enjoyed from the comfort of the sofa, or fold the doors back and the living area takes on a new and exciting feel. The outside space becomes an extension to the house, an ideal spot for alfresco dining, and the hot tub in the deck makes the perfect place to watch the world go by.
Upstairs offers three bedrooms and a family bathroom. More stunning lake views can be found from the master bedroom. You will also find within a few steps of the house a lakeside brasserie and a great children’s play area.

This stunningly presented semi-detached holiday barn makes the perfect location for a family break away or a couple’s retreat. Oozing with character and boasting riverside and countryside walks from the door, this property is in an idyllic location to get away from it all and relax with your loved ones. The living area boasts a fresh, roomy, contemporary living space with a vaulted ceiling and wooden floor, and has been furnished with elegant décor. At the end of a busy day you can gather around the wood burner to relax and unwind. The farmhouse kitchen/dining room is a great place to cook and dine. The property boasts a ground floor kingsize bedroom and stairs leading off the living room to the bathroom with shower over bath, while the second bedroom has zip and link twin beds, that can be made to form a super kingsize bed.
The outside area consists of a small patio with charcoal BBQ. Please be aware if bringing dogs that this area is not enclosed.
If you can break away from this beautiful property, why not head for a day out, the property has the ideal location for exploring the Norfolk Broads and the North Norfolk Coastline. Wroxham, 6 miles, known as the ’Capital of the Broads’ is usually the first port of call. Hiring a boat is arguably the best way to explore one of Britain’s finest wetlands or you can enjoy a river trip. Nature lovers are advised to bring binoculars, as the Norfolk Broads are home to a diverse range of flora and fauna. Keep your eyes peeled for otters, kingfishers or the elusive bittern (one of the rarest species of birds in the UK). If you’d rather stay a little closer to home, the water meadow (with grazing cattle in summer), provides an ideal backdrop for riverside walks, fishing and canoeing.
The Norfolk coastline has a wealth of sandy beaches, RSPB nature and bird reserves, coastal paths and the traditional seaside towns of Cromer, 15 miles, and Sheringham, 19 miles, offer an array of activities for all ages. Mundesley, 12 miles, Sea Palling, 13 miles and Horsey, 17 miles, offer excellent wide sandy beaches. Fishing is available (in season and dependent on water levels) from the owner’s own riverbank and good walking and cycling can be found from the door. Nearby is Bure Valley Railway Line, a nostalgic 18-mile round trip by steam on Norfolk’s longest narrow gauge railway, running through pretty countryside between the historic market towns of Aylsham and Wroxham, stopping at Buxton, Coltishall for on/off exploring by foot and Alby Crafts Museum. National Trust properties in the vicinity include Blickling Hall, Felbrigg Hall, Sheringham Park and Horsey Windpump. Make sure you visit Horsey Beach between December and February for your chance to spot hundreds of grey seals and pups along the shore. Beach 12 miles. The village of Buxton has a pub, shop and a fish and chip shop 1¼ miles.

Within easy reach are the famous Battle of Britain Aircraft Museum and the East Kirby Lancaster Museum, RSPB Gibraltar Point, NT Gunby Hall, Snipedale Nature Reserve and Forest, and the historical city of Lincoln with its cathedral, castle and excellent shopping. Antique hunting can be enjoyed at Horncastle 18 miles away, and Louth offers a lovely traditional market town. Skegness and Ingoldmells with its seaside attractions, is just 2 miles. Located in Chideock, between Bridport and West Bay to the east and Lyme Regis to the west, this holiday home is the main part of the owners’ detached house with an adjoining self-contained annexe for the owners use. It is ideally situated for enjoying and exploring west Dorset and the famous scenic World Heritage Jurassic Coast, and has a large, enclosed, lawned garden with a patio overlooking fields and footpaths towards Seatown. Wander over the fields to the coast at Seatown and enjoy some superb scenic coastal walking up to the top of Golden Cap the highest point in the south of England. Lyme Regis offers a great day or two out, with its picturesque harbour, sandy beach and famous Cob, where you can pass the time fossil hunting, boating, fishing, swimming, walking, exploring the quaint character shops, or simply wining and dining. Inland perhaps enjoy a cream tea at the Broadwindsor Craft Centre, or travel further afield to south Somerset and visit historic Forde Abbey and Gardens. There is so much to do you are sure to have a memorable time, and for a stress free holiday. Beach 1 mile. Shop 300 yards, pub and restaurant 400 yards.

The Owl Barn is in a secluded spot, at a Hobby Farm within the owner’s grounds, there are chickens, turkey’s and ducks on site – Children are welcome to help with egg collection. Up to two well behaved dogs (kept on leads) are welcome and there are also dog kennels provided adjacent to the property in a shady spot, if you wish to go out for the day, sole use for Owl Barn guests. An enclosed horse paddock is also available for dogs to run free, horses accepted by request and private arrangement. Perfect for nature lovers, the owner offers access to a tranquil private nature walk within their grounds. Where you can enjoy the local nature. There is a pond and river at the end of the grounds, so please pay attention to warning signs and always supervise children and dogs. There are owl boxes in the trees with fitted cameras, which you will soon be able to view.
Conveniently placed, in the Norfolk village – Saham Toney, next door to an 18 hole Golf course and within a 5-minute drive to Watton, for all essential shops. Local pub within 1 mile. If you would like to explore the local area, Thetford Forest for high lodge forest adventure, Go Ape high ropes course and lots of great cycling and walking routes are just a 30-minute drive. Or take a trip to the stunning North Norfolk Coast and visit the long stretches of sandy beaches in traditional seaside towns, located within an hour’s drive. Norwich – a fine city, is well worth a visit. Offering something for everyone, with an abundance of independent and high street shops and restaurants, nestled within modern and medieval architecture and just a 40-minute drive.

The foodies of the group will love the selection of local produce on offer here too, with a wonderful selection of local artisan shops to choose from.
Don’t worry if you haven’t packed the canoe or bikes, The Cotswold Water Park is within a few minutes’ drive offering a host of thrill seeking activities including water skiing, cable skiing, archery, shooting, paintballing, golf, aerial adventure, angling, horse riding, sailing, canoeing and rally driving. Scenic cycle tracks, nature trails and fishing abound. Stow-on-the-Wold, Bourton-on-the-Water, Broadway and Cheltenham are all within easy reach by car too.
