The Coach House sits privately in the grounds of Morland Hall, near Penrith in the Eden Valley. Enter the grounds through the automatic gates and follow the road up to the grand Morland Hall on your left and there is woodland to your right. When you enter this wonderful property there is a wide hallway with multiple doors to the spacious living/dining area with high ceilings, large TV and wood burning stove. There is a second lounge that comes off the kitchen with a large Smart TV and Sky. It has a multi fuel stove and the seating incorporates a double sofa bed for extra guests or the kids and an ensuite with bath and walk in shower. Leading up the stairs there is a mezzanine bedroom with a king size bed. Walk through to the games room where many an evening will be enjoyed challenging each other on one of the games consoles or board games. The kitchen area is fully equipped to create sumptuous feasts or snacks and spend quality time for your family and friends. There are four main bedrooms on the first floor: three with super kingsize beds, one with a kingsize bed, and each room has a different theme and a private en-suite bath, shower, and toilet facilities.
The outside space offers a few different areas. The patio area that traps the sun all day has seating and a large, wood-fired hot tub. The large garden offers a second patio area, has a large lawn area and a wood chipped play area, ideal for kids, with a sunken trampoline and play items, this area has multiple seating arrangements, plus a large BBQ. A fabulous place to spend time with your friends and family there is something for everyone!
Morland is positioned in the Eden Valley and just over 10 miles to the north and south Lake District to enjoy days out hiking, ferry cruises or shopping. Alternatively, you can stay closer to home and enjoy the Eden Valley that consists of lots of small villages with locally run pubs and cafés and excellent walking and cycling routes from the front door.

Yewtree House is an impressive Holiday home of considerable size and will comfortably accommodate up to 16 guests, with a large dining table. It is ideal for a large family gathering or groups of walkers seeking to enjoy the splendour of the Eastern Lakes. The house is easily accessible, only 5 minutes drive from the M6 in the village of Tirril, and lies only 3 miles from Ullswater and Pooley Bridge and 3 miles from Penrith. The pub in Tirril is within easy walking distance and provides a restaurant and small shop. Bar meals are served throughout the day. A mile away in Yanwath is another pub restaurant renowned for its cuisine.
Tirril Lodge sits in spacious grounds with views over open countryside to both the front and rear. Activities available locally include pony trekking at Sockbridge and a variety of water sports on Ullswater, including sailing instruction, as well as some of the best fell walking in the Lake District. The house is ideally situated for exploring both the northern and southern lakes and fells. Situated just 2½ miles from the beautiful scenery of Ullswater, you can enjoy a trip around the lake on a steamer and visit the impressive waterfall at Aira Force. A spectacular journey along the shores of Ullswater and over the Kirkstone Pass takes you to Lake Windermere. At the head of Derwentwater and 15 miles from Sockbridge, lies the town of Keswick with its lovely parks and selection of coffee, gift and outdoor shops.

Bruno’s Bothy is detached and set in a peaceful location on a working farm in the heart of beautiful Cumbria. Lindale is better known as the gateway to the south Lake District. With easily accessible routes from the M6 and A590, you are not far from anywhere. Just 2 miles down the road and you can find the popular Edwardian seaside resort town of Grange-over-Sands, with an abundance of shops, pubs and cafes; there is plenty to see and do. If visiting the seaside is of interest to you, why not head a little bit further out to Roanhead Beach near Ulverston or Humphrey Head?
Other close by popular towns include Cartmel, 4 miles, a traditional Cumbrian village famous for its sticky toffee pudding and race course. The towns of Kendal, 12 miles, Windermere, 13 miles, and Coniston, 20 miles, all have plenty to offer. The south Lake District is only a 10-minute drive away, with Newby Bridge nearby which is home to the Lakes Aquarium.
Whilst most people visit the area to walk, there are plenty of other outdoor activities on offer. There is a golf course within 2 miles, a leisure centre with swimming pool at Kendal, 12 miles, and at Grizedale Forest, 13 miles, there is mountain biking, Segways and the Go Ape treetop adventure. The house has been renovated in a boutique hotel style, whilst retaining the features which gave it its grade II listing. On the ground floor there is a beautiful hand made kitchen with 4 oven Aga, it’s a fabulous space to cook up a gastronomic delight. Next door is a large utility room for those muddy boots and dogs and a very posh downstairs toilet. The large lounge has sumptuous leather Chesterfield sofas to seat up to 20 people in front of the fire. Perhaps Number One’s most special feature is a bar/dining room/party room. We’ve designed the space around get togethers, it has the capacity for the occupants of both number One and Two The terrace to dine together or if you’ve taken even more of our 5 houses on The Terrace you can push the tables back and use the room as your very own bar. In the cellar there’s an 18 seat cinema with 75 inch Smart TV. Login to your Netflix or Amazon Prime account and go to the movies in the comfort of your own holiday home. On the first floor there are 4 double bedrooms each with their own unique style. Bedroom one is a king size with en suite bathroom. Bedroom 2 has a super king size sleigh bed.
