Larchwood, a detached timber lodge, is situated on the edge of a forest, with the towering larches and unspoilt woodland offering a haven for wildlife, including red squirrels, hares, roe deer and many species of birds. Guests will delight in enjoying the entertaining antics of their bushy tailed neighbours! Watching the busy red squirrels provides an engrossing pastime, and nuts and seeds can be found in the shed to feed them with. In a prime position, overlooking Duke’s Pond (a medieval watering hole for Drovers) in a small, private development, Larchwood offers well-presented good quality accommodation and the opportunity to feel close to nature in idyllic surroundings. The countryside surrounding the lodge is unspoilt, with Greystoke Forest on one side and stunning views to Blencathra on the other. There are gardens to the front, rear and side of the property, as well as a generous decking area, offering ample outdoor space to enjoy the picturesque surroundings. Nearby are the charming villages of Greystoke, Caldbeck, Mungrisdale and Hesketh Newmarket, with their own pubs and local shops. Penrith is known for its traditional Cumbrian Farmers Markets with easy access to Keswick, Cockermouth, the city of Carlisle to the north and the unspoilt North Lakes with Ullswater, Thirlmere and Derwent water less than an hour’s drive.

Explore some great local walks and for those with a taste of adventure go try Helvellyn, Blencathera and Skiddaw or Whinlattar Forest where you can hire bikes to enjoy the tracks or simply go for a walk amongst the trees followed a coffee and cake at the Cafe.

Try the unspoilt Eden Valley with its Stone Circles of ’Long Meg and her Sisters’, discover the Pennine Way, the highest market town of Alston and go for a trip on an old fashioned steam train.

Penrith and its area has a host of sights and attractions to discover along with some excellent pubs and restaurants to suit all.

This little hideaway is warm and cosy with a wood burner, a comfy two-seater sofa and two single chairs to rest in after walking on our local fells.

Penrith has an abundance of pubs serving great food and local cask ales, alongside all manner of eateries from bistros and fine dining to sandwich bars and fast food.

The high street has a good range of shops including the usual brands but also many independent shops for a great shopping experience.

If you need to stock up on supplies, a major supermarket is just over a mile away, and you can reach the train station in just 20 minutes on foot, offering easy rail links from the north or south.

Penrith is located on the eastern border of the Lake District National Park. If you like outdoor adventure you’ll love the scenery, walking and cycling routes, lakes, and mountains nearby. Ullswater, with its famous steams offers a great day out. If you have younger children, be sure to visit the Rheged Discovery Centre with children’s activities, outdoor play area and cinema, just over 4 miles away. If you like a bit of heritage and culture, then a visit to Lowther Castle and gardens is a must.

Yewtree House is an impressive Holiday home of considerable size and will comfortably accommodate up to 16 guests, with a large dining table. It is ideal for a large family gathering or groups of walkers seeking to enjoy the splendour of the Eastern Lakes. The house is easily accessible, only 5 minutes drive from the M6 in the village of Tirril, and lies only 3 miles from Ullswater and Pooley Bridge and 3 miles from Penrith. The pub in Tirril is within easy walking distance and provides a restaurant and small shop. Bar meals are served throughout the day. A mile away in Yanwath is another pub restaurant renowned for its cuisine.
Tirril Lodge sits in spacious grounds with views over open countryside to both the front and rear. Activities available locally include pony trekking at Sockbridge and a variety of water sports on Ullswater, including sailing instruction, as well as some of the best fell walking in the Lake District. The house is ideally situated for exploring both the northern and southern lakes and fells. Situated just 2½ miles from the beautiful scenery of Ullswater, you can enjoy a trip around the lake on a steamer and visit the impressive waterfall at Aira Force. A spectacular journey along the shores of Ullswater and over the Kirkstone Pass takes you to Lake Windermere. At the head of Derwentwater and 15 miles from Sockbridge, lies the town of Keswick with its lovely parks and selection of coffee, gift and outdoor shops.

The Coach House sits privately in the grounds of Morland Hall, near Penrith in the Eden Valley. Enter the grounds through the automatic gates and follow the road up to the grand Morland Hall on your left and there is woodland to your right. When you enter this wonderful property there is a wide hallway with multiple doors to the spacious living/dining area with high ceilings, large TV and wood burning stove. There is a second lounge that comes off the kitchen with a large Smart TV and Sky. It has a multi fuel stove and the seating incorporates a double sofa bed for extra guests or the kids and an ensuite with bath and walk in shower. Leading up the stairs there is a mezzanine bedroom with a king size bed. Walk through to the games room where many an evening will be enjoyed challenging each other on one of the games consoles or board games. The kitchen area is fully equipped to create sumptuous feasts or snacks and spend quality time for your family and friends. There are four main bedrooms on the first floor: three with super kingsize beds, one with a kingsize bed, and each room has a different theme and a private en-suite bath, shower, and toilet facilities.
The outside space offers a few different areas. The patio area that traps the sun all day has seating and a large, wood-fired hot tub. The large garden offers a second patio area, has a large lawn area and a wood chipped play area, ideal for kids, with a sunken trampoline and play items, this area has multiple seating arrangements, plus a large BBQ. A fabulous place to spend time with your friends and family there is something for everyone!
Morland is positioned in the Eden Valley and just over 10 miles to the north and south Lake District to enjoy days out hiking, ferry cruises or shopping. Alternatively, you can stay closer to home and enjoy the Eden Valley that consists of lots of small villages with locally run pubs and cafés and excellent walking and cycling routes from the front door.
