Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. Beach less than a 5 minute walk.

Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. Ashtree Court offers a haven for perfect private family holidays, with all the fun of the traditional seaside resort of Skegness close by.
Lambourne House has everything needed to relax and enjoy a traditional family holiday, with five double bedrooms, expansive living rooms, a beautiful inglenook fireplace and all the luxury facilities you would expect from a house of this size, including a gym. The mature garden, with its play areas and barbecues, provides a wonderful place for family fun, and the heated indoor swimming pool ensures entertainment all year round. Off road parking in designated areas right outside the farmhouse affords easy access for loading and unloading luggage and shopping.
There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. Beach 2 miles. Shop, pub and restaurant 1 mile.

Offering superb sea views, this spacious home is situated in an enviable position along the sea front and boasts a large heated outdoor swimming pool. This holiday cottage, attached to a self-contained annexe which is occupied by the owner, is ideal for couples or family get togethers. Summer evenings can be savoured relaxing on the large patio - perfect for relaxing and enjoying an aperitif! Hayling Island is renowned for its sailing activities and windsurfing with lessons available close by. Every year there is a national windsurfing event and a plethora of sailing and nautical activity can be seen along the coastline. Many activities can be enjoyed locally, including golf, riding and boat trips, and scenic walks along the South Downs National Park. Chichester, with its beautiful cathedral, festival theatre, leisure centre, Roman Villa and Fontwell races, is definitely worthy of a visit. Visit Portsmouth with waterside dining, ferry trips to the Isle of Wight, designer outlets, Natural Museum, leisure facilities, Spinnaker Tower, HMS Victory or the maritime history at Southampton. Winchester and The New Forest are within easy driving distance. Shop 250 yards, pub and restaurant 100 yards.

Set in the owners’ 7-acres of grounds and surrounded by farmland, these two detached barn conversions stand adjacent to one another. The Old Stables has its own enclosed garden, and its own private hot tub, with delightful open countryside views and has been well-furnished to provide a perfect holiday home at any time of year. Burfields Barn has en-suite bathrooms to all bedrooms, a wealth of exposed beams and the wood burner in the open-plan living/dining room/kitchen ensures a warm welcome all year round. Burfields Barn also benefits from a private indoor heated pool and games room. Outside, there is a large enclosed courtyard for al fresco dining and shared use of 7-acres of grounds for guests to enjoy. Catering is also available by prior arrangement with the owner.

The properties provide an excellent base for walking, cycling or bird watching, but are conveniently situated to explore the delightful market towns and villages of Suffolk. Stowmarket, 10 miles, is home to the Museum of East Anglian Life, has a wide range of shops and restaurants and direct train links to London Liverpool Street Station. Bury St Edmunds with its cathedral, abbey grounds and Georgian theatre, the market town of Diss and the county towns of Ipswich, Norwich and Colchester are all within easy reach. Slightly further afield are the unspoilt delights of the Suffolk Heritage Coast, including Aldeburgh, Dunwich, Walberswick, Southwold and the ancient burial ground at Sutton Hoo (National Trust). Dating back to the 1600s, The Old Dairy justifies its name. However, it has been beautifully renovated to a high specification with modern and luxurious touches throughout, and is now a wonderful self-catering cottage for two in the heart of the West Sussex countryside.
The kitchen has been cleverly designed with a large hatch overlooking the sitting room area, the perfect way to both show off your culinary skills and enjoy the warmth of the wood burner roaring away in the corner. The conservatory provides a lovely sunny room to dine or doze in on a warm summer’s day, with gorgeous views over the paddocks. After dinner you can curl up, open a book or simply enjoy each other’s company in this relaxed country retreat. If you would like use of a freestanding fridge/freezer please advise before you arrive so access to it can be organised.
Why not bring your horses? This cottage benefits from its own stabling on site and, what’s more, the conservatory looks out over the paddocks where your horses can graze. Equestrian facilities are on offer for up to three horses (by prior arrangement at an additional cost): DIY livery including stabling, grazing paddocks, a lockable tack room and large lorry/horsebox parking on site. Centrally located for all things equestrian: hunts, several competition centres such as Coombelands,Hickstead, Goodwoord, polo clubs (Cowdray, Knepp and Hurtwood), flat racing, point to points at Parham or just hacks (including on the beach). You can explore the countryside on horseback as well as walking and/or cycling in the area.
Why not head out in the morning and return for an invigorating shower in the stunning white-tiled wet room, or take a picnic and wander into the evening skies to watch the sunset with a cold bottle of bubbles. Either way, a wonderful holiday experience in this quiet part of rural Sussex.

High Park House is the perfect venue for a large family holiday or group reunions/getaways. Built in 1845 High Park House features on the ground floor two living rooms with cosy wood burners and smart TVs, a formal dining room, a large kitchen/diner perfect for creating holiday feasts. There’s also a utility room, a handy separate toilet and a boot room. And for some family fun there’s a games room with a pool table. Up on the first floor are seven bedrooms with five en-suites, to comfortably sleep sixteen guests. Within the grounds is an indoor swimming pool and hot tub which can be booked for exclusive use and a large natural lake with a decked terrace, to the front of the house is a large private lawn area and ample parking.
High Park House offers easy access to beaches, moors, golf courses, children friendly fun parks, and many other recreational activities. Bideford is the second largest town in North Devon with plenty to see and do including a lovely river front and port. The Southwest Coastal Path is a must for keen walkers and runners, as is the popular Tarka Trail, which stretches for c.180 miles and can be accessed locally. Swimming, surfing, canoeing and entertainment for all the family plus fishing are all close by. For a day with a difference why not take a trip across to Lundy Island? With regular trips from Bideford, measuring just 3 miles by ¾ mile, this entire island has been designated a Site of Special Scientific Interest.
Westward Ho!, the nearest seaside village offers an array of seaside amenities including some fascinating curiosity shops, restaurants and cafes. Within easy reach are two popular top attractions, The Big Sheep amusement farm park and The Ultimate Adventure Centre! Being very close to the A39 Atlantic Highway, the property is conveniently located for day trips to other beautiful places such as Exmoor National Park with stunning dark skies for great star gazing and locations such as Clovelly, Hartland and North Cornwall. Visitors can take a boat trip to the nature reserve at Lundy Island or explore many pretty fishing villages including nearby Clovelly and Appledore. Instow is just 2 miles away and is a pretty, unspoilt seaside village with large stretches of sandy beaches and dunes, fishermen’s cottages, shops and a good selection of pubs and restaurants specialising in locally caught seafood. The wide, golden sandy beach of Westward Ho!, popular with surfers, is just 3 miles away with Saunton, Croyde and Woolacombe a short drive across the Taw Estuary.
There are numerous NT properties in the area including Arlington and Hartland Abbey, as well as the RHS gardens at Rosemoor and Docton Mill. Hartland Quay and Lighthouse are well worth a visit and for family fun, the Big Sheep and the Milky Way Adventure Parks are close by. Golf, riding, fishing, surfing, mountain boarding, karting and high ropes are available locally and the wild beauty of Dartmoor, Exmoor and Bodmin moors are all within easy driving distance, as is the famous Eden Project. With so much to discover in this lovely part of North Devon, this is the perfect holiday choice. Shops and pub within ¼ mile.

Dray Cottage is set in the small hamlet of Fallapit, just outside the village of East Allington midway between the towns of Kingsbridge, Totnes and Dartmouth. This Area of Oustanding Natural Beauty has many sandy beaches and stunning coastline very close by, including Blue Flag beaches Slapton Sands, Beesands, East Portlemouth, Bantham, Bigbury and Thurlestone. The town of Dartmouth is nestled on the River Dart and offers boat trips, exclusive shops, galleries, many pubs and some famous restaurants. Totnes, 5 miles up the river, is a town steeped in history, enjoying a colourful and exuberant atmosphere, while Salcombe is another pretty riverside town, boasting a busy estuary with many yachts sailing by and a myriad of interesting shops and pubs in its winding streets. There are several National Trust properties in the area to explore and some delightful open gardens. With the South Hams coastal path stretching over 60 miles there is great walking and time can be spent exploring the rugged moorland.
A little further afield and well worth a visit is the Eden Project in Cornwall. Riding, sailing, sea and coarse fishing are available locally, as well as a good variety of shopping. Shops 3 miles, pubs ½ mile.

The town of Great Torrington is only a short drive away and has most amenities you may require. The larger regional town of Barnstaple has a busy high street, the Pannier Market and famous Butchers Row. There are numerous places of interest close by including the RHS gardens at Rosemoor, Dartington Crystal and the historic fishing village at Clovelly. For the younger ones a visit to the Big Sheep or Milky Way Adventure Parks is a good option. There is walking on Dartmoor or hire a bike and cycle the Tarka Trail, and there is also golf and fishing available locally.
