    This delightful cottage can be found on the edge of the Peak District in the picturesque village of Cutthorpe, down a private country lane on the owner’s non-working farm of 2 acres. Green Farm is surrounded by fields, woodland, footpaths and bridleways with direct access to the Linacre Reservoirs and Holmebrook Country Park. The Pig Sty is a beautifully converted stone barn, situated over two floors. It has been modernised throughout whilst retaining many original features. The ground floor is a large open plan living space complete with a warming wood burner, leather corner sofa, a large LCD TV and exposed stone walls. There is also a fully-equipped kitchen/dining room, a great social space with a large dining table to enjoy a home cooked meal with all the family. Head upstairs where you will find the bathroom and two generously sized bedrooms; a double bedroom which enjoys views over the countryside through the large picture widow and a twin bedroom which is en-suite. After a busy day exploring the surrounding area, the private garden with a covered hot tub (available at an additional charge) is a great place to relax and unwind. Double glazed with underfloor heating downstairs and centrally heated throughout, this barn is perfect for families and groups all year round. Additional towels and gowns are also included.

    Cutthorpe has two pubs within walking distance that are dog friendly and serve food. It has a pretty village green and benefits from panoramic views over Chesterfield with its famous crooked spire. The village is located on the edge of the Peak District National Park, yet is only 3 miles from the popular market town of Chesterfield. Its perfect location allows you to explore historic houses, walking, cycling and visiting the tourist towns of Bakewell, Matlock, Castleton, Buxton, Eyam and Hathersage. If its stately homes, castles and gardens you would like to visit, the magnificent Chatsworth House is only 10 minutes drive away; the grounds and house will provide a full day out. Within 30 minutes you can also visit Packwood house, Bolsover castle, Renishaw hall, Haddon hall and Hardwick hall.

    For those that are more active, there are numerous options varying from local walks from your door, to more adventurous walks in the Peak District. Cyclists are also well catered for with a variety of road and off road tracks and trails. Additionally there is shooting, canoeing, horse riding, go ape, abseiling, climbing, fishing and golf all available nearby. Alternatively you can just relax and enjoy the tranquillity that Green Farm offers. The nearest shop is 2 miles, café 1½ miles, post office, doctors are all available locally.

    At the heart of this property is a large, well-equipped kitchen which has everything you should require to cook a filling breakfast ahead of your fun-filled day. It is a great social space too with a relaxing sofa area. The dining room is located in the conservatory with a large table to seat 8 people, two easy chairs, views of the garden and far-reaching views across Bakewell to the golf course and Manners Wood. There is a separate sitting room with electric feature fire, TV, sofa and easy chairs. The lower ground floor provides a separate area as a games room for the kids to have their own space, with a popular football table. On the first floor are two of the four bedrooms. The master bedroom features an en-suite shower room and a super kingsize bed which can be made up as twin beds on request. The family bathroom is also on the first floor and features a bath and a separate shower cubicle. Relatively steep stairs rise to the second floor with a landing providing access to two further bedrooms, one of which is super kingsize with a dual aspect, and far-reaching views which include the River Wye as it meanders through the town.

    Every room within the property is finished to a standard of excellence. Outside, the property is approached via a driveway, providing access to a large, gravelled parking area with space for four cars and space to turn. To the side of the property is a lovely garden, ideal for sitting out during the morning, and a patio area immediately adjoining the conservatory with seating for 10 people.

    Rock Mews is located just a short walk up from Bakewell town centre, within easy reach of shops, bars, cafés and restaurants. There are magnificent views across the market town of Bakewell from all areas of the garden, and Rock Mews provides the perfect base within this popular Peak District town. From the town you can get onto the Monsal Trail, which is great for cycling as well as walking. If you haven’t got any bikes, bike hiring is available on the trail at Hassop café. Neighbouring towns such as Buxton and Matlock are lovely places to visit and explore, both offering their own independent characters, and of course not to be missed are nearby Chatsworth House and Gardens and Haddon Hall, both within 5 minutes’ drive of Bakewell.

    This historic 400 year old cottage in Eyam, a pretty and quintessential Derbyshire Dales village, set in the Heart of the Peak District National Park, has been thoughtfully refurbished and decorated. It retains most of its original features, whilst also providing a contemporary and comfortable feel.
    This cottage benefits from the village’s amenities, which includes village shops, tea rooms, post office and a traditional pub.
    The pretty cottage garden leads you straight into the spacious sitting/dining area. This room retains the original exposed beams, with the main central beam, once a ship’s mast. It has a beautiful stone floor, crisp white walls, quirky nooks and a welcoming wood burner in the original stone fireplace.
    The separate charming galley kitchen has been designed and decorated to reflect the personality and character of the cottage. Its weathered stone floor, natural cream coloured shaker-style cabinets, marble effect worktop and warm rustic open wooden shelves make it a welcoming space. There is an external door that opens to the rear yard. Upstairs the master bedroom enjoys views over the neighbouring croft and Eyam Edge beyond. The second bedroom has two single beds and original stone fireplace and garden view. The bedrooms share a bright and airy family bathroom, refurbished in 2023. This room has been fitted with a large walk-in shower, white porcelain furniture and cream vanity unit with textured natural coloured tiles. You can enjoy sitting and relaxing on the patio set in the beautiful south facing cottage garden whilst watching village life pass by. Parking on the causeway in front of the cottage is possible but at busy times, you may not be able to do so. However, there is free parking available in the Miners Arms car park for guests of Pine Door (1 car). Once parked, it is a 2 minute walk back to the cottage. The outstanding beauty of this area acts as a magnet for walkers, cyclists, climbers, paragliding, fell runners and people who just come to relax and enjoy the countryside.

    There is a country pub close by serving great food as well as a local shop open seven days a week. There are many wonderful walks straight from the door, and walks from the property include the Litton Loop which is a lovely circular route direct from the barn which takes the Cressbrook Dale, Litton Edge and a few cafés and pubs along the way. The High Peak, Monsall and Tissington Trails are a short drive from the property plus there are many places for cycle hire.
