    Downlands Farm is nestled in the heart of the beautiful Hampshire countryside with wonderful views across the peaceful valley. This rural haven is only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth. These two holiday cottages Edward’s Cottage (ref UKC1818) and Louisa’s Cottage (ref UK11596) are set on a small working farm and just off a green-lane leading to miles of footpaths, bridleways and on and off-road cycling within the South Downs National Park. The cottages offer light and airy open plan living accommodation, and have ground floor bedrooms and a special ‘hideaway’ bedroom/playroom to accommodate children.
    The barns have been converted from original agricultural buildings and have been sympathetically designed to blend with the surrounding countryside, while offering comfortable accommodation. For biking enthusiast there is a shared bike shed for bike storage and by arrangement, guests are welcome to bring their horses and make use of the Loddon stables. There are three local pubs within the vicinity, all within a half hour stroll or a 3-minute car journey away. The bustling market town of Petersfield is a 10-minute drive, and has a range of shops and restaurants, and along with the two local village shops; these provide all you need for stocking up on essential items. The cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all 45 minutes away, and offer a range of shops and entertainment. The beautiful beach at West Wittering is an hour’s drive away, and this lovely location is ideal to visit, whatever the time of year, and is perfect for all ages. During low season (October to April), you can ride your horse at any time on the beach at West Wittering, and during the summer months you can ride before 9am and after 6pm.
    Hayling Island has a children’s fun fair and a shingle beach, and is within half an hour from Downlands Farm. The cottages enjoy direct access to miles of scenic walking and cycling routes through the beautiful countryside and pretty villages such West Meon, where you can enjoy lunch at one of the pubs serving food, and where Thomas Lord rests, founder of Lords cricket. The market town of Petersfield has a range of restaurants and shops, and if you fancy a day trip to London, the local train service takes approximately one hour. There are several attractions in the area that are worth a visit, including Portsmouth with the Spinnaker Tower, HMS Warrior and Nelson’s HMS Victory, along with the historic Winchester Cathedral, King Arthurs Round Table, and Southampton with its extensive maritime history. For walking and riding the vast heathland of The New Forest National Park is ideal. For a cultural day out, try historic Chichester with its cathedral and festival theatre, and not forgetting the Watercress Steam Train, Jane Austen’s house, Gilbert White’s house, Marwell Zoo, Birdworld and the Queen Elizabeth Country Park which is the other side of the valley.     Parts of this characterful Grade II listed property dates back to the 15th century, with some later additions, mainly in the 17th and 18th centuries. It is steeped in history, and was formerly a pub, a school, a place for the manufacture of bespoke bricks and tiles, and also a doctors surgery. This traditional, detached family home enjoys some charming features such as beams, tiled floors, inglenook fireplaces, original oak floors, wood panelling in the dining room, a Rayburn, walled garden and a wood burner. The house is set just back from the main road which leads to the town, (there may be some road noise although the property is secondary glazed), and is conveniently located for local pubs and restaurants - the nearest only two minutes walk away, and a comprehensive range of independent shops, such as a butchers, bakery, greengrocers and more. Coppice Hill House benefits from a sitting out area within lovely lawned, walled gardens.
    Bishop’s Waltham is a popular medieval market town, and has interesting places of interest such as the 12th century ruins of Bishop’s Waltham Palace, the museum and the Roman Church.
    The glorious South Downs are within easy reach, as well as the Queen Elizabeth Country Park. The naval city of Portsmouth is 14 miles away, with its historic dockyard, home to Nelson’s Victory and The Mary Rose, along with waterside dining, extensive designer shops and ferry trips to the Isle of Wight. Winchester, Southampton with its shopping centre and the New Forest with extensive heathland walks, riding and cycling opportunities are approximately 40 minutes away. Historic Chichester with its cathedral and festival theatre, the city of Winchester, beaches at West Witterings or Hayling Island, the Watercress steam train, Jane Austens’ House, Gilbert White’s house and Birdworld, Marwell Zoo and Peppa Pig World are all easily reached.     This recent barn conversion offers a real country charm and is the ideal place to enjoy a long weekend and escape to the country. It is an idyllic base from which to explore this stunning part of the New Forest and Dorset. All the accommodation - Larch Cottage (ref UK36198) Ash Hill (ref UK36199), Homewood (ref UK36205) and Sika Cottage (UK36194) adjoin one another and can be booked together to accommodate 20 guests, with the owners’ permission. All the properties have polished concrete floors with rugs and are furnished using natural woods of differing origins; each property has a stunning feature glass staircase. All the cottages have their own enclosed area with firepit and barbecue with outside seating. There is also a pizza oven shared between the four properties and can be booked on request.

    Larch Cottage has wonderful views overlooking the woods and has a study on the first floor which is an ideal place to work if required. There is also a rustic play area for children and freshly laid eggs daily from the on-site chickens! For guests who may wish to bring a horse, the owners offer a stabling option by prior arrangement.

    For those that like the outdoor lifestyle this will make the ideal retreat; there is on-site archery, axe throwing and fishing in the River Avon (licence required). Nearby there is horse riding, the New Forest Water Park, for kayaking and other water sports. For those bringing dogs, there are plenty of excellent walk, many of which offer great bird and wildlife spotting.
    Places to visit include Alderholt Mill, which has a working watermill open to visitors and offers cream teas at the weekend during the summer, and Moors Valley Country Park and Forest, which has Go Ape, orienteering, cycle hire, golf, forest Segway, walking groups, canoeing, petanque and craft making. Other places of interest include Beaulieu Motor Museum, Marwell Zoo, Paultons Park with Peppa Pig World, Adventure Wonderland, Monkey World, Bovington Tank Museum, New Forest Wildlife Park and maritime Southampton.

    Leygreen Farmhouse is 1-mile outside of Beaulieu, a delightful village and will be worth a visit, with adorable gift shops and tea rooms and with the Beaulieu National Motor Museum there is enough to keep everyone entertained for the day. The New Forest National Park provides plenty of opportunities including incredible walks where you will see free roaming cattle, ponies and donkeys, you can go canoeing and kayaking, cycling and there is also archery to try your hand at. At the Lymington Salt Water Baths there is a 218 yard inflatable obstacle course, hot tubs, paddle boarding, and aqua jousting. You can drive to the ferry that will take you to the stunning Isle of Wight for the day, or Bournemouth, which has been voted the UK’s best beach numerous times. Pay a visit to Hurst Castle, Exbury Gardens, the New Forest Reptile Centre, and Paultons Park with Peppa Pig World. There is so much to do nearby that the most difficult thing you will have to do during your break is deciding which activities you want to do during your stay. Beach 20 miles. The county of Hampshire itself was enjoyed by Jane Austen with her house and museum in Chawton and her resting place in Winchester Cathedral. Further afield but well worth a trip is Christchurch, Monkey World and the Tank Museum near Wool. Marwell Zoo, Peppa Pig World, ‘Go Ape’ adventure park, The Owl and Otter Park and nautical maritime history at Southampton, with retail shopping outlets, are also within easy reach. The coastline with its beaches at Bournemouth, Sandbanks and Poole is within a short drive, with golden beaches and has many popular activities such as windsurfing, boating and swimming.
