Known as ‘The Garden of England’ with its miles of woodlands and fields, including gardens large and small, visit Sissinghurst and Goodnestone Park, where Jane Austen penned parts of ‘Pride and Prejudice’. Approximately 8 miles from Canterbury, where the cathedral dates back to the 11th century, enjoy a concert, or take a river tour. Whitstable, dubbed the ‘Pearl of Kent’ presents a great opportunity to indulge in sampling oysters for which it is renowned for. Alternatively, visit the port town of Hythe, with its interesting antique shops and fishing along the seafront. Roundwood Hall, for golf, is less than 2½ miles away and there is horse riding at Marberdan Riding Centre, 1 mile. For retail therapy, try McArthur Glen designer outlet, as well as Dover and the Channel Tunnel – both within easy driving distance for a day trip to France. Beach 10 miles. Mount Ephraim house is a beautiful Victorian Grade II listed building with a large six bedroom wing that is now open to guests. Surrounded by formal terraced gardens, guests are free to explore all 10 acres comprising of a rose garden, a Japanese rock garden, water garden and lake and many more features.
The views from each room of the house are stunning, and whilst the gardens are open at certain times to the public there is a real sense of peace and tranquility in this lovely part of Kent.
The Garden Wing is not just for garden lovers either, as there are miles of lovely walks from your doorstep, and pets are welcome to come along too, with the two local pubs welcoming four legged friends.
The location is also ideal, as Mount Ephraim sits within easy driving distance of the charming market town of Faversham, the vibrant seaside fishing town of Whitstable and the historic medieval City of Canterbury so you will be spoilt for choice.
Within the Wing you will find a large sitting room with woodburner, a separate snug which is ideal for relaxing in with a book, and a large games room with full size snooker table for fun evenings in. A large open plan kitchen / dining room is fantastic for socialising and relaxing over meals.
Upstairs are six bedrooms all with lovely views over the estate and countryside beyond.
Outside is a pretty terrace with stunning views over the gardens which are exclusively yours to explore outside of the public open times.
The West Wing kitchen, located at Mount Ephraim, is available for guests to enjoy a private afternoon tea experience that can be served in the Garden Wing, West Wing kitchen or in the dining room of the main house depending on your preference. The menus use locally sourced produce wherever possible and can be adapted for dietary needs. Further information available from the owner once a booking has been placed. The owners are also happy to recommend local chefs for private dining experiences within the Wing during your stay.
Please note: Mount Ephraim is a privately owned home and hospitality and tourism business. The Garden Wing is situated in a private wing within the main house with its own separate entrance. However it is part of the main house where some of the business operations are based. This end of the house is also available to hire for weddings and private events. Whilst there will never be an event on in the house during our guests stay, there may be a marquee in situ or being erected on the front lawn of the house, and there may be some wedding show rounds or wedding preparations taking place in the main end of the house during your stay.
The gardens and tea room are open every year between April and October on Wednesday-Sunday, and Bank Holiday Mondays between 11am and 5pm. There are also certain events in the gardens throughout the year, see the Mount Ephraim website for more information. There is also a five bedroom B&B at the property in a separate wing, which is open all year round. All guests have access to the gardens outside of normal visiting hours and the family who own Mount Ephraim, and other residents in properties around the estate, may be on site during your stay.

This delightful detached barn conversion is on a working farm, nestled in the village of Smarden, surrounded by beautiful countryside in Kent. Romden Barn is a large three-bedroom property, perfect for large families and groups to enjoy a relaxing holiday in the countryside. This property is full of character and charm with wooden floors, large spacious rooms, and exposed beams prominent throughout, with a low beam on the first floor. The large living/dining room is perfect for entertaining and has French door access to the garden. The kitchen is well equipped and has a range of appliances and facilities including a cloakroom with a downstairs toilet. Romden Barn is adjacent to the owner’s home and has been lovingly decorated and furnished to a very good standard. A fantastic feature of this property is the large, enclosed lawned garden, complete with a sitting-out area, garden furniture, and a BBQ for the summer months. The option to explore over an acre of land is also available with access to a large unfenced pond where fishing for carp and rainbow trout is available by arrangement with the owner.
Smarden was once a village thriving on the wool industry, and is now a sleepy backwater of old England, so classically Kentish that it is sometimes in film sets. In the heart of the village is a cluster of half-timbered houses with Kent peg-tiled roofs. For day trips, Sissinghurst Castle Gardens are well worth a visit, as are the vineyards at Biddenden. Leeds Castle is easily accessible and it closely resembles a fairytale palace, rather than a fortress. The fine aviary and maze are also sure to keep children interested and amused. Golf can be found locally at Chart Hills. One of England’s world heritage cities, Canterbury has much to offer, with many shops, restaurants, and theatres. A former church, now called The Canterbury Tales, has guided tours that lead through galleries and recount Chaucer’s tales. There is easy access to Ashford, from where the Eurotunnel can be taken over to Paris or Brussels. Beach 20 miles. Shop 3 miles, pub 2 miles, and restaurant 10 miles.

The Coach House and Coachman’s Cottage are two stunning luxury properties located on a private estate in Sandwich Bay, Kent. The normal admission charge for visitors will be waived for all guests staying here, so you can enjoy the rural beach for as long as you wish. Surrounded by beautiful countryside these properties are adjacent to the owner’s home, on a working farm, which makes them a perfect countryside retreat. Next door is the Sandwich Bay Bird Observatory which can be used to spot many species of birds throughout the year. The Coach House (ref UKC2772) is a large barn conversion which can accommodate up to eight guests; it features Wi-Fi, a wood burner, and a large open plan living area. The spacious enclosed garden is perfect for the summer with seating and a gas barbecue. Coachman’s Cottage (ref UKC2773) is a quaint countryside cottage, accommodating four guests this property also offers Wi-Fi and open plan living, with a small enclosed courtyard with seating and barbecue for the summer months.
Nearby attractions include three championship golf courses, and includes Royal St George’s which will be hosting The Open in 2020. Sandwich Bay boasts a beautiful beach which is within walking distance. Fishing is also available locally. The nearby quiet medieval town of Sandwich has a delightful range of local shops, cafés, restaurants and pubs. The railway station in Sandwich offers a high speed service into London, plus the opportunity to visit France from either Dover or Folkestone with the Eurostar or ferry. A stunning property, with a private hot tub, set in a secluded rural location within the Kent Downs Area of Outstanding Natural Beauty. Overloooking the Alkham Valley, it is located on a 50-acre working farm, with horses, rare breed sheep and alpacas. It adjoins the owners’ home at one side of the livery yard. Steps lead from the terrace and hot tub down to a paddock, which is backed by woodland and is an ideal place for enjoying a picnic. In the cooler weather or in the evenings, you can light the wood burner, settle down in front of the huge cinema screen and open the popcorn! Enjoy sitting on the balcony with sea glimpses accessible from one of the bedrooms.

Walks are available from the doorstep, or you can gather your buckets and spades and head to Folkestone, 3 miles, where you will find the aptly named Sunny Sands Beach by the harbour wall, and where you can treat yourself to fish and chips. For animal lovers, Port Lympne Zoo and Howletts Zoo make great days out, whilst Canterbury is a ½-hour drive. Visit the magnificent cathedral there, or take a boat or punt out on the River Stour. The bargain hunter is also well catered for at McArthur Glen designer outlet at Ashford and the De Bradlei Wharf in Dover. Whilst there, visit imposing Dover Castle, or bring your passport and take a ferry from Dover to Calais, or take the train and have lunch in Paris. Beach 3 miles. The Jolly is a fantastic semi-detached house, located in a quiet area of Whitstable. This lovely holiday property has been decorated and furnished to a good standard with your comfort in mind. A beautiful stretch of pebble beach, a 5 minute walk away, that stretches as far as the coastal towns of Sandgate and Folkestone, spend the day relaxing on the pebbles, dip your toes in the Channel or stretch your legs with a walk or a cycle along the esplanade with stops at the locally renowned Boat House on Sandgate beach for a well-earned drink or at Griggs of Hythe to sample a seafood delight whilst gazing out to sea. A stone’s throw from the Royal Military canal, where you can explore by water, with rowing boats and kayaks to hire. Wander down the cobbled and historic high street dotted with independent shops, quaint tea rooms and cafés, and a great choice of restaurants to explore, just a few minutes’ walk from Hydrangea House, you couldn’t be in a better position to explore all that Hythe has to offer.

The Cottage has commanding, stunning views across the English Channel. This attractive, spacious, family home for all seasons is the ideal property for a relaxing holiday with both friends or relatives.

There is a private hot tub at The Cottage, and the property offers 2 games rooms, 1 in the house with children’s toys, a library, games and 2 table football tables. There is a large, second games room in the garage next to the house which offers a number of activities including: table tennis, pool table, darts, bows and arrows, basketball (outside the garage). These games rooms also feature a kitchenette with a fridge, and seating area with a large sofa, ideal for all ages. Please note this games room is not heated.
A decked terrace runs the length of the property, an ideal spot for soaking up the sun or relax after a brisk winter walk in front of a glowing log burner in the cosy living room, overlooking the frothing waves. Four of the six bedrooms have sea views and the other two have attractive garden views.
The white chalk cliff above St Margaret’s Bay is said to be the first place the sun reaches each morning on mainland Britain! The beach is famous for being the closest point to France and is the spot where Channel swimmers begin their marathon 21 mile swim.
The village itself offers good pubs, restaurants and local shop within walking distance. The coastal path leads to the famous White Cliffs of Dover, gateway to England and now one of the UK’s protected Heritage coasts offering some of the best cliff coastal walking in the country. The lighthouse is the place where Marconi transmitted his first radio broadcast to France. Closer to France than London, bring a passport, catch a ferry from Dover and visit the French markets in Calais and Boulogne for the day.
