This stunning stone-built barn conversion, which dates back around the 1800s, has been stylishly decorated and furnished with the focus being on homely comfort. Ideal for get togethers, special occasions and multi-family holidays. The ground floor mainly has flagstone floors adding to the character.
There is a sociable farmhouse kitchen/dining room which is well presented and well-equipped for all your culinary needs and a great place to socialise. Bi-fold doors from the kitchen/dining room lead out onto the wonderful, decked area, a perfect place to sit and relax in the summer months with your favourite holiday tipple. A real feature of the property is the stunning sunroom with floor-to-ceiling windows with views as far as the eye can see. Holmeside Barn has four good sized bedrooms across both the first and ground floors with various layouts to suit the whole groups sleeping arrangements, and the ground floor bedrooms have access to the garden. In addition, one of the bedrooms has an en-suite.
To the rear of the property there is a large lawned garden, complete with hidden ditch, so the view is uninterrupted, leading to a large lower lawn complete with a children’s play area. Holmeside Barn is surrounded by wildlife and livestock, so we ask that only well behaved dogs are brought. The garden area is not enclosed!

The Barn is also well placed for visiting the fashionable spa town of Harrogate, Fountains Abbey, RHS Garden Harlow Carr and Studley Royal are just a short drive away. This single-storey, semi-detached barn conversion, next to the owners’ home, has been renovated with great attention to detail, with eco-friendly, underfloor air source heating throughout and a very good standard of fixtures and fittings. Beams have been left exposed, and there is a large open-plan living area make this a great area in which to socialise with all the family and friends together.

Explore both the coast and the countryside from this property, as it is an excellent base for walking and touring. The Yorkshire Wolds, one of Britain’s best kept secrets, runs to the south of the village, and there is miles and miles of long countryside walks. The North Yorkshire Moors and the east coast are just a short drive away, and the seaside resorts of Filey and Scarborough have great beaches for the family for that traditional seaside holiday. Within the hour you can be in the city of York with its abundance of renowned attractions, including the iconic Minster, Castle Museum and the Jorvik Viking Centre. 22 Sea is a beautifully presented end of terrace house nestled in a quiet corner of ‘The Bay’, a purpose built holiday village overlooking Filey bay on the picturesque North Yorkshire coastline. With open plan living, and stunning full height windows providing access to a first floor balcony.

The sitting room features large deep filled sofas placed around a traditional wood burning stove; ideal for cooler winter months. Here you can relax and unwind after a long day at the beach whilst catching up on your favourite holiday movie. The modern kitchen sits to one side and the appliances include both a washer/dryer and dishwasher. The dining table provides plenty of seating for six and is ideally placed to enjoy a family breakfast or delicious home cooked evening meal.
Two sets of bi-fold doors provide access to a covered patio area and flood the room with natural light. An understairs cupboard provides space for storage and a WC completes the ground floor accommodation.
Take the stairs to the first floor and you will find two stunning and spacious bedrooms, a kingsize double and a double room with traditional bunk beds. Both bedrooms offer the ’wow’ factor with vaulted ceilings and full height cathedral windows which open up to provide access to a full length, south facing balcony with lovely views across the holiday park. Here you can sit and enjoy an early morning coffee or perhaps a relaxing glass of wine after a busy day.
Completing the interior is a spacious bathroom, featuring a shower over bath.
Outside of the house is a covered patio area with a table and chairs and a brick-built BBQ; a real sun trap which can be accessed from the open plan living area. A peaceful and secluded spot to sit and relax (not enclosed). This holiday home welcomes dogs and there are miles of dog-friendly beaches to explore and also a meadow for them to enjoy.
The Bay has many facilities to make your stay enjoyable including a coffee shop, convenience store, pharmacy, and the John Paul Jones family pub and restaurant. Just a short drive away is the traditional seaside town of Filey where you can find a plethora of tea rooms, restaurants and pubs alongside amusement arcades and shops selling holiday essentials such as buckets and spades! Forge Villa is a beautiful property situated in the village of Ebberston, on the southern edge of the North York Moors National Park. This area is very popular with cyclists as Dalby Forest can be accessed by the lane that runs to the north of the property. Dalby Forest in the past has hosted the World Cup mountain bike event, so there’s plenty of challenging runs for you to try. For those of you who enjoy a more leisurely trail, there’s miles of woodland paths for both bikers and walkers. The forest attracts international and UK visitors throughout the year, not just for the cycling, but for the many events that are held here, from concerts to educational nature visits for children.

The owner takes great pride in providing a beautiful holiday home, and Forge Villa has been decorated and furnished to a very good standard. The gardens are beautifully kept, with areas for nature to thrive, plus a colourful, wild flower meadow. Chafer Wood backs onto the grounds so you have lots of woodland walks for the dog. Access to the driveway is via a electric gate for added security, however please note parking is at own risk and the owners take no responsibility for loss or damage. There is a pub opposite so perfect for a drink after a busy day exploring the area.

The village of Ebberston is a short drive from the east coast, with Scarborough, Filey and Whitby close by. The popular market towns that Yorkshire is famous for, such as Malton, Pickering and Helmsley, are all within a short driving distance. Pickering is the nearest town, just 10 minutes away, and is home to the North Yorkshire Moors Railway. Here you can take a wonderful ride on a steam train and travel across the Moors to Whitby. Stop off at Goathland, the fictional village of Aidensfield in the ever popular TV programme ’Heartbeat’. Pickering is also host to the very popular ’1940’s Wartime Weekend’, an event held every year that takes over the whole town and attracts visitors as far away as the USA. This cosy detached cottage making a romantic retreat, is Grade II listed and dates back to 1760. It has been tastefully renovated to a very good standard and benefits from an underfloor heated limestone tiled floor throughout the ground floor. Outside there is a large, enclosed, riverside garden, on the opposite side of a road that leads directly into the North Yorkshire Moors National Park. It has a shared patio with a sitting-out area, a further riverside secluded seating area, garden furniture, BBQ and summerhouse. Although shared with the owners it is available to guests and their pets to enjoy at all times. Within the North Yorkshire Moors National Park, East Ayton is a village just a few minutes’ drive from the seafront at Scarborough. The village has all the amenities you could wish for with a post office, shop, garage and local pub as well as an excellent fish restaurant. The cottage is just off the main street on the lane leading further into the National Park and towards Hackness. This property is an ideal place for the walkers or cyclists amongst you, with great trails right on your doorstep. From the large riverside orchard garden there are open views across the valley to the castle that dates back to 1390. Cycling is also very popular in the area as this forms part of the Tour de Yorkshire route. The Dalby Forest is close by with cycle trails for all abilities and home to the World Cup Trail, a challenging 4 mile route, or for beginners, there are plenty more leisurely routes. The cottage is an ideal base to visit all that Yorkshire has to offer from the North Yorkshire Moors to the Wolds and the beautiful east coast, and coarse fishing is available direct onto the River Derwent at the bottom of the garden with brown trout and grayling. Sycamore Cottage was originally a barn, dating from the heyday of the lead mining industry. It has been furnished to create a homely atmosphere and is the ideal property in which to kick back and relax. The charming garden is enclosed and provides a small lawn and a nice eating area, as well as a higher patio area with lovely views. Situated just a couple of minutes’ walk from the centre of Grassington, it is on the Dales Way and so well placed for both long hill walking and easier riverside walking straight from the door.
Take advantage of Grassington’s wide selection of pubs, restaurants and cafés, together with interesting independent shops, or in the local town hall, you can play snooker or badminton. A little further afield lies the bustling market town of Skipton, where you can enjoy canal cruises, golf, or the indoor swimming pool. Although there are no great views from inside the property, the secluded and cosy interior, large communal kitchen, and great village location with parking for two cars, more than compensates. It is ideal for walkers and their dogs, small families, or perfect for two couples as they would each have their own shower or bathroom. Shop, pub and restaurant ¼ mile.

A romantic retreat amidst beautiful walking country, Grange Farm Cottage is only 10 miles from the picturesque market towns of Helmsley and Pickering. Whitby, with its sandy beach, sailing and sea fishing, is just a short drive away, as are famous Rievaulx Abbey and Castle Howard. Kirkbymoorside is only 5 miles away for 18-hole golf course. Masham, renowned for the Black Sheep Brewery, is 10 minutes’ drive and Richmond with its Norman castle, Georgian architecture and thriving theatre is also easily accessible.
