Whilst Sawley falls within the borough of Lancashire’s Ribble Valley, it was historically part of the West Riding of Yorkshire so is ideally placed for exploring both of these beautiful counties. The village of Gisburn is 2½ miles away and Gisburn Forest which has some great mountain biking trails, is approximately 10 miles away.

The Ribble Valley district is famous for its unspoilt countryside, pretty villages, quaint market towns and a wealth of superb dining pubs and restaurants. There are also lots of farm shops and tea rooms making this a real foodie destination. The popular market towns of Clitheroe is just 7 miles and Skipton 13 miles, both of which have their own castle and offer a good range of shops, bars and restaurants, making them well worth a visit. Other places nearby include Bolton Abbey which nestles on the banks of the River Wharf and boasts miles of stunning walks within the grounds, the Forest of Bowland which is an Area of Outstanding Natural Beauty, Grassington with its quaint shops and cobbled streets and the cathedral city and spa town of Harrogate. Should you wish to venture further afield, Lancaster, the Lake District and the Fylde Coast which includes popular coastal towns such as Blackpool and Lytham St Annes, can all be reached in under an hour by car. Just over an hour’s drive will take you into York and the Yorkshire Dales National Park. Hawett Farm is a beautifully unique, interior designed property offering a wonderful mix of rural character and charm. Set in two acres of grounds, the location is tranquil boasting far reaching countryside views to the sound of birdsong. Inside is incredibly spacious, encompassing three floors with the real heart of the home being the exquisite family kitchen. As you walk in, the vaulted ceiling and incredible views are simply impressive. The kitchen itself is a bespoke, handmade design and a central breakfast bar island, dining table and comfortable sofa in front of a wood burner have all been incorporated. There’s a separate huge living/dining area with open fire, and where you’ll find the television discreetly hidden behind an oak cabinet bookcase. For children (and adults!), the games room has a half-size snooker and pool table, together with a projector for films and music videos, yet another wood burner and a single bed. Lastly on the ground floor there’s a utility room and toilet.
Moving upstairs to the first floor you’ll find the family bathroom and three large bedrooms, each with stunning rural views to wake up to. The jungle mural bedroom is spectacular! Split and twist stairs take you to the second floor which is the luxurious master suite, with super kingsize bed and an en-suite with stand-alone tub, table-mounted twin wash basins and a walk-in rainfall shower. The television rises out of a wooden chest, and to add to the intrigue further, a full length mirror conceals the dressing room – it’s brilliant! Outside in the grounds, badminton and croquet is available to set up on the lawn. Finally there’s the opportunity to play with the tame goats, sheep and chickens, including the collection of eggs!
The village of Parbold is 1½ miles away and includes a train station with direct service to Manchester in just under an hour. Several good country pubs are within easy walking distance, and the Leeds to Liverpool canal runs through the village for waterside strolls and narrowboat/kayak hire. Fabulous walks and hikes are available direct from the door, and the beautiful sandy beach of Southport is a mere 30-minute drive.

The front door leads to a vestibule with a boot rack and coat hooks, leading into the kitchen. The kitchen is bright and equipped with everything you may need, along with a small breakfast area where you can enjoy a cup of coffee in the morning. The original pantry is located off the kitchen providing extra storage, a washing machine, and an iron and ironing board. Adjacent to the kitchen is the living room where you will find a cosy sofa and armchair, plus a dining table and chairs. This room also benefits from a wood burner, TV, and DVD player. On the first floor are two spacious bedrooms, one double, and the other a twin, both beautifully furnished, with ample storage. The contemporary bathroom is also on this floor and features a large walk-in shower, sink with vanity unit, mirror, toilet, and heated towel rail. We recommend settling in and then popping next door to a hotel where you can sample their traditional beers, excellent wines, and homemade food. A restaurant serving tasty food and drink is also within walking distance.
Conder Green is a pretty location near Lancaster and is a fine place for a walk, bike ride, or kayaking. The area includes the picturesque Glasson Dock, the Lancaster Canal, and views of the tidal River Conder which runs through the area. This dog-friendly cottage is the ideal starting point for visiting The Lake District, Yorkshire Dales, and other regions of Lancashire, including the coastal towns of Morecambe, Blackpool, and Arnside. Lancaster University and Lancaster city centre are both within a 10-minute drive.
