This historic, Grade II listed farm has been owned by the Hawnby Estate for many years and still retains many original features, giving this property real character. Built in the late 18th century, this detached property is steeped in history, which you will feel as you explore the spacious rooms possessing far reaching views over scenery which has changed very little over the centuries. Nature stretches out before you, with ancient woodland, fields, the meandering River Rye and heather moorland beyond. A haven for those who enjoy the great outdoors.
On arrival visitors are welcomed by a sweeping gravel driveway through the large enclosed garden and courtyard. There is a front and a back entrance for the property, one leading from the courtyard, the other from the front lawned garden. The property benefits from the security of automatic electric wooden gates. From the courtyard, enter into a stone flagged hall which leads through the property with the ground floor rooms branching off. The living room boasts a large Smart TV as well as the focal point - the crackling wood burner and club fender. Together you can all enjoy some evening entertainment on the large comfy sofas and armchairs. Perfect for unwinding after a long day of exploring the moors or coast. From the central hall you will also find the formal dining room, which is a great place for celebrating special occasions and enjoying home cooked evening meals in style. What could be more enjoyable than laughing and reminiscing while sharing a hearty meal with your family and friends?
They say the kitchen is the heart of the home, and what an incredible kitchen this is! This room oozes character and certainly has the WOW factor! With a beamed ceiling still retaining original meat hooks, handmade worktops and cupboards, five oven Aga, central island with electric oven and hob, American-style fridge/freezer as well as a large dining table, this social area will soon become the heart of your holiday experience.
Beyond the living room is the snug area with piano for those with musical inclinations. Separate from the main living room this is perfect for any members of the group to have some time to themselves, perhaps curling up on one of the cosy chairs to devour a good book. Younger family members may enjoy using this area to play board games together in an evening or enjoying a movie on the Smart TV. It has wonderful views over the outdoor dining and BBQ area. Also downstairs there is a separate toilet and spacious utility room, ideal for storing walking boots and coats.

Upstairs there are six generous bedrooms, each with its own character. All of the bedrooms are beautifully decorated and furnished, with deep pocket sprung mattresses and luxurious bed linen. You can guarantee that you will have a deep night’s sleep, waking refreshed and ready to explore the scenic Yorkshire Moors. There are three kingsize beds, one with en-suite facilities, and three with twin beds. Outside, relax in your very own hot tub in the privacy of an established orchard, as you are surrounded only by nature. Tiggywinkle Cottage sits in the heart of the picturesque village of Hawnby. Surrounded by the North York Moors National Park, this 200-year-old, detached, traditional Yorkshire cottage, which was fully refurbished and extended in 2020, is simply delightful. Tiggywinkle Cottage was named by a walker during the 1950s who took time to sit and draw the property. The villagers fell in love with the name and so it remains, along with the original pencil sketch which now hangs within the cottage.
On arrival visitors are welcomed into the open plan living area. This room oozes character with its low ceilings and stone floors, tall visitors will need to take care! There is a country kitchen and large comfortable sofas around the wood burner in the open plan living area. Ideal to snuggle up and enjoy an evening’s entertainment on the 32’’ Smart TV or simply sit and enjoy a good book and glass of wine after a long day walking or cycling in the National Park. You will find everything you need to cook your favourite holiday recipes whilst the dining area provides comfortable seating for four. A ground floor bedroom offers a zip and link option and an en-suite bathroom, both bedrooms have pocket spring mattresses and feather down duvets. The vaulted ceiling with Velux window gives this room a lovely feel and a door leads to the patio where you could enjoy an evening tipple or an early morning coffee, watching the sun come up over the National Park.
To the first floor is a second bedroom with lovely views and a zip and link super king-size bed and an en-suite bathroom. Both bedrooms are beautifully decorated and furnished to a very good standard. With deep mattresses and luxurious bed linen you are assured a great night’s sleep, ensuring you will wake refreshed and ready for another day. To the front is a pretty paved area with seating.
Tiggywinkle Cottage is only 8 miles from Helmsley, one of Yorkshire’s finest market towns. This wonderful village is where the North York Moors and the Howardian Hills meet, offering some of the finest views and countryside. Helmsley is also a walker’s paradise where the Ebor Way meets the Cleveland Way, and also the Inn Way. With a reputation for great Yorkshire hospitality, the market square is a meeting point for walkers, cyclists and locals alike. There are also many shops, cafés, eateries including Michelin starred restaurants, an open-air swimming pool, walled garden, castle, bird of prey centre, microbrewery, two abbey ruins and the stately home of Duncombe Park. The scenic east coast is easily accessible, as is the historic city of York, 24 miles to the south. Shop 1 mile. Village pub 500 yards, other local pubs and restaurants 7 miles.

The picturesque village of Hovingham, 2½ miles, with the historic Hovingham Hall (home to the Worsley family) has a village shop, a bakery and tea rooms, two pubs, a café and hair salon. Bustling market towns can be found at Helmsley, Easingwold, Pickering and Malton, all with an interesting array of eateries and shops and within a 30-minute drive. There are stately homes at Castle Howard and Nunnington Hall, abbey ruins at Rievaulx and Byland, and family fun at Flamingo Land and ‘Go Ape’ in Dalby Forest. The North York Moors and the seaside resorts of Whitby, Scarborough and Filey are all easily accessible, whilst the ancient walled city of York is just a 40-minute drive and not to be missed when visiting this beautiful part of Yorkshire. The Byre is perfectly set in the delightful market town of Helmsley. The cottage itself many years ago was an old cow shed as the name suggests however the owners have given it the love and attention it deserves with a full renovation and made it a fantastic holiday retreat for couples with no expense meaning visitors are ensured of perfection throughout.
You enter the property into the open plan living/kitchen area. The kitchen is well equipped and well-presented and has all the necessities should you not want to dine out at the many restaurants close by. The living area has a comfortable sofa which is great to snuggle up on in front of the fabulous wood burner on those colder evenings. The property is open plan throughout except for the separate bathroom which offers a shower over the bath and heated towel rail. Towards the back of the property is a plush double bed with cosy linen guaranteeing a perfect night’s sleep after exploring this stunning area. To the side of the property, you also have a lovely little patio area with garden furniture giving you a great place to sit back and relax whilst enjoying a well-deserved glass of fizz. The Byre has plenty of character and has been lovingly decorated and furnished with exposed beams throughout giving you that lovely country home feeling.
This is a perfect base from which to enjoy the quaint market town of Helmsley, being just minutes from renowned restaurants, superb delicatessens and quality shops. In this idyllic location, amongst rolling countryside on the edge of Ryedale, Helmsley has an art centre with live-event and film programmes, five acres of walled gardens set beside the backdrop of the castle ruins, and Duncombe Park, a country estate and home to the International Centre of Birds of Prey. The area is popular for walking, touring and country pursuits.
From the popular market town of Pickering, 13 miles, the North York Moors steam train transports visitors to the fishing port of Whitby. Visit the abbey ruins at Rievaulx and Byland, stately homes at Nunnington Hall and Castle Howard and - not to be missed - is the ancient walled city of York, which is less than an hour’s drive, steeped in history and brimming with attractions.
