The property really is a hideaway, accessed by a non-tarmac track and in winter, the track can get snowy and icy. However, the owners are on hand should you need assistance.
From the sloping 3-acre garden, interspersed with pathways, there are excellent walks through the mixed woodland onto heath and moor which opens up to breathtaking views, perfect for hill and dog walkers. In particular there is the Cateran Trail – a 100 mile circular walk through the Angus Glens and Perthshire. Winter sports at Glenshee Ski Slopes provide extensive skiing and snowboarding facilities, and are located just a short drive away. The popular towns of Pitlochry and Blairgowrie are just 13 miles equidistant with a great variety of shops, a theatre, fine dining restaurants, cafés and a distillery, all well worth a visit. Golfers can test their skills on over 30 courses in the area, and for the more adventurous there is mountain biking, fishing and horse riding. Throughout the year many events are held in the region including The Strathardle Gathering every August (Highland Games), The Etape Caledonia Cycling Event in May, The Perthshire Open Studios and The Blairgowrie Book Festival in October, which can be enjoyed whilst staying in this lovely property. Rowanlea is a delightful holiday cottage in the centre of the pretty village of Muthill, in the heart of the Strathearn area of Perthshire. This lovely property has been renovated to a good standard and thoughtfully furnished to provide everything you will need for a self-catering holiday. On the ground floor guests will find a cosy living room with a wood burner, as well as the contemporary kitchen/dining room with oak work tops, floor to ceiling windows and patio doors leading to the garden. There is also a garden room which is a fabulous place to relax and unwind, with a wood burner, perfect for lazy afternoons on cooler days. The floor to ceiling windows on three sides let the sunlight flood through and boast views over the garden. There is much to explore in Muthill, down the ancient lanes there is an old church dating back to the 12th-century, children’s play area, a renowned restaurant, café, ice cream parlour, local pub, shop and a 9-hole golf course. Crieff is only 3 miles away and is a great day out where you can visit a whisky distillery, crystal factory shop, deli and café selling local produce, craft shops, galleries, local shops and a super market. There are regular events throughout the year including the Crieff Highland Games and the Drovers Walking Festival. The area provides outdoor activities for all abilities, and if you prefer more strenuous activities, then mountains Ben Vorlich, Ben Chonzie and Ben Lawers provide excellent walking with water sports on Loch Earn and mountain biking. For the less energetic there are riverside walks along the banks of the River Earn and Turret. The area is also steeped in history with historic castles and monuments to visit. Famous for being in the TV show Outlander, Drummond Castle Garden is 2 miles away, as well as other locations seen in the show such as Doune Castle and Hopetoun House. Stirling, Perth, Edinburgh and Glasgow are easily accessible for day trips. scenery of mountains and lochs and there is so much to do to suit all tastes. From the cottage you can walk into the countryside, cycle along the loch side or on the official cycle path towards Comrie.

The local golf club, Sandy Lyle’s favourite small Scottish golf course, is adjacent and features a
challenging 9-hole course - one of the many courses in the area. Loch Earn offers water sports, fishing and small lochside beaches for paddling and picnics. For days out, visit the roaring Falls of Dochart at Killin, or Auchingarrich Wildlife Centre near Comrie. Although very quiet, the cottage is only a few minutes’ walk to the town, where you will find lots of interesting shops, cafés, good restaurants and leisure facilities including two championship courses in the town and an abundance of other courses nearby each with its own special character, as well as internationally famous Gleneagles, St Andrews and Carnoustie a bit further afield. There are picturesque walks along the River Ericht running through the town, which join up with the Ardblair and Cateran Trails.
Ideally situated for exploring the many delights Perthshire has to offer, whether it’s golf, walking, cycling, or visiting local attractions like Glamis Castle, Scone Palace, the Victoria and Albert Museum, the list is endless.
