This south-facing house overlooks its secluded garden complete with barbecue, garden furniture, firepit, badminton and a large private hot tub for relaxing in. Beyond Yetholm Loch lies against a backdrop of green rounded hills. The surrounding parkland grazes horses and rare breed Soay sheep. Inside, you can enjoy the soft sofas surrounded by period furniture and paintings, an impressive library of around 3000 books, a chest full of toys, two open fires, a family grand piano, Wi-Fi, satellite television and a DVD player. There’s a special place for everyone in this spacious house. The well-equipped kitchen has an electric range and a large dining table. Adding to the fun of is the treehouse, reached by a rope bridge and descended by a spiral slide, designed for adventurous children and adults. An adjacent barn houses a shared snooker table and the lawns of Lochside House provide space for family fun with a swing and trampoline.
The Yetholm Loch wildlife reserve can be reached along beautiful woodland walks and is home to many species of birds and animals. You may see an osprey or an otter playing in the sunshine. There is a family boat which guests are welcome to use for fishing or for the fun of rowing surrounded by wonderful scenery.
The village of Yetholm is a couple of miles away with pubs, a garage, a butcher, a grocery store and a post office. Kelso is only 7 miles away with supermarkets and a wide range of shops. Edinburgh and Alnwick with its famous gardens are about an hour’s drive. Shop, pub and restaurant 2½ miles.

Waterloo Farm House is a traditional, stone-built, C-listed, detached cottage with a generous sized garden, providing a wonderful place for couples, friends and families to relax and enjoy this excellent property. Set in the quiet hamlet of Waterloo, it is believed that the original properties in the area were built for the soldiers returning from the Napoleonic Wars or for the widows of soldiers who did not return from the famous battle. It is thought that Waterloo Farm House was built around 1815 and in recent times was a berry farm but is no longer a working farm.
This beautiful cottage has been completely rebuilt internally to provide a modern layout and was just completed in summer 2019, yet still maintains its original charm and character. The welcoming and bright living/dining room has large, comfortable sofas, attractive lighting and a wood burner ensuring this space is a cosy hub for guests to gather. Leading off from the living/dining room is the kitchen, equipped with quality appliances, and a breakfast area. There are stereo ceiling speakers in all rooms providing a shared sound system throughout the house or independent music from your Bluetooth enabled device in your own room if you prefer. The back door leads to a small patio where guests can enjoy breakfast or a morning coffee. There is a large enclosed lawned garden at the front of the property with a patio and garden furniture, ideal for an impromptu barbecue.
Waterloo Farm House is in a great location for exploring this picturesque area which you can do on foot or by bike and there are lots of footpaths and quiet lanes directly from the doorstep. The village of Bankfoot is just 1 mile away, with a pavement all the way from the cottage and is very handy for a local store or one of the two local small hotels with bars. The attractive town of Dunkeld is only 5 miles away and makes a great day out with its historic cathedral and buildings, and a good selection of quality restaurants, coffee shops, delis, interesting independent shops, galleries and walks along the River Tay. Birnam is close by and is one of the best preserved historic towns in Scotland. The Arts Centre is home to the Beatrix Potter Exhibition and Garden which is well worth a visit. Walk along the riverside and discover magnificent old trees in the Birnam Wood which was mentioned in Shakespeare’s Macbeth. The bustling city of Perth is only 10 miles away and is packed with places to eat and drink and has a theatre, museum, swimming pool and a great selection of shops including high street names and local boutiques. The railway stations at both Perth and Dunkeld have frequent services to Inverness and Aviemore, or you could be in the centre of Edinburgh in just over an hour without the stress of finding parking. Outside on the sun decking, there is a sunken hot tub which is large enough for all the family and powerful enough to give tired muscles a proper massage. Rose Cottage (SRRG) is a single-storey conversion adjoining the owner’s farmhouse. Combining modern and traditional furnishings, the property boasts a superb hot tub and external sun decked area for relaxing and unwinding. Burnbeag (SVVE) is a stunning, detached cottage to the rear of the steadings and has a stream running through its private enclosed garden, which has a decked area and hot tub. Courtyard Studio (SVVD) is a single-storey barn conversion set in the courtyard, behind the main house. This stunning, detached, lodge property enjoys a peaceful and private location approximately a mile outside the forest village of Nethy Bridge, and makes the perfect base for exploring this lovely part of the northern Highlands. Sitting on the edge of the ancient Scottish Caledonian Forest, the lodge overlooks moorland and mountains with abundant wildlife which includes red squirrels, mountain hares, red and roe deer, and many species of song birds can often be heard in this secluded setting.
Mountain Bear Lodge is 12 miles from Aviemore which is situated in the heart of the Cairngorms National Park and at the head of the Speyside Way. The whole area boasts a super range of shops, restaurants and bars along with a wide range of outdoor activities including skiing and snowboarding, (Cairngorm Mountains are within an hour’s drive. Glencoe and Glenshee are around 2½ hours’ drive) There is also mountain and quad biking, climbing and hill walking with a variety of water sports available on Loch Insh, Loch Morlich and the River Spey.
