Within the grounds of the owner’s property, but completely detached and private, this delightful cottage, accessed by a rough track, has stunning expansive views over the fields and hills of rural Perthshire, yet is just a mile or so out of the village of Methven. Inside, the cottage has been lovingly furnished with calming colour schemes. The living room has comfy sofas and a soothing atmosphere and opens up onto the sun room at the rear, which leads to a private patio and hot tub, perfect for an evening soak in peaceful surroundings. The kitchen/dining room is well equipped with everything you need to cook up a lovely meal, and upstairs the main bedroom has a quirky element with a shower cubicle also in the room. There is a separate bathroom upstairs and a toilet downstairs. Outside, the pretty garden gives way to horse paddocks, and beyond are the rolling fields of the surrounding farm.Please note in September, the grain dryer in the adjoining barn can run for long hours.
    This is great place to enjoy a varied holiday in the wonderful county of Perthshire. There is easy access to the fair city of Perth itself, with its wide selection of boutique shops, artisan cafés and restaurants. Culture lovers can take in a show at the renowned HorseCross in the centre of Perth, or in the more traditional Perth Theatre. Other recreational facilities include swimming, skating and cinema, as well as plenty of golf in the surrounding area. For golfers, Gleneagles is an easy drive.
    The popular town of Crieff is a short drive away, with the Glenturret Distillery well worth a visit, or visit Auchingarrich Wildlife Centre in Comrie, a great place for children and adults alike to interact with native and foreign species amongst wonderful scenery.     Located in the picturesque conservation village of Comrie, on the River Earn and in the heart of rural Perthshire, Arden House is perfect for couples and families as holiday base. Dating back to the 1820s, this semi-detached property was home to the Co-operative manager during the 1900s. It was then purchased by the current owners in the 1970s, and recently refurbished in 2021. The house maintains many of the original features and character and is a comfortable and welcoming holiday home at any time of the year. The ground floor is taken up with a spacious living room, the real hub of the house, which has cosy seating. A dining room leads off there, and there is also a modern fitted kitchen. The back door leads to a small courtyard with seating and a barbeque for al fresco eating. The first floor has three well-presented, spacious bedrooms: one kingsize, one double and one twin. The family shower room offers a large walk-in shower.
    Step outside and the local pub, cafés and restaurants are a few minutes’ walk away. If you’re planning to cook, the village is known for its quality local butcher, greengrocer, baker and deli, and there is also a small supermarket. The whole area is perfect for the outdoor enthusiast and boasts many walks right from the front door, as well as cycle routes on quiet track to explore. Nearby Lochearn offers water sports. If you like a round of golf on holiday there is a local 9-hole course and many others in the area, including the championship courses at Gleneagles.
    A little further afield Auchingarrich Wildlife Centre appeals to all ages, and is home to great fly-fishing ponds. The tourist town of Crieff is only a 7-mile drive, with a famous whisky distillery, visitor’s centre and historic buildings. Drummond Castle makes for a superb day out, dating back to the 17th century and sitting amidst stunning gardens which were used in the filming of the epic TV series ‘Outlander’. Stirling and Perth are only 25 miles away. Whether you’re looking for a relaxing escape to unwind with gentle riverside walks surrounded by magnificent scenery and fine places to eat out, or an adventure packed family Arden House is the perfect base.

    Situated in the picturesque town of Aberfeldy in Highland Perthshire, Tayberry Cottage will appeal to couples and families, with outdoor activities, magnificent scenery, great places to eat on your doorstep. Renovated in 2021 to a high standard while maintaining character and charm, this traditional semi-detached stone cottage makes a welcoming and comfortable holiday home at any time of year. The cottage is entered by a small porch into the living/dining room with a wood burner, comfortable seating and dining table. The bright kitchen is fitted with modern appliances and a breakfast bar, well-equipped for preparing a meal. A handy utility room leads to the large shower room, with a glass-screened walk-in shower. On the first floor are two well-presented bedrooms, the main bedroom with a kingsize bed and the second bedroom with twin beds.

    Tayberry Cottage is set back from the main street in a quiet location. Whilst we welcome up to two well behaved dogs, please be aware the cottage has no outdoor space available for pet use, however Victoria Park is only 5 minutes’ walk. We’re not able to offer scenic views but the cottage makes up for this with location and charm. A great selection of restaurants, coffee shops, bars and a traditional high street with butchers, bakers and supermarkets, delis and galleries all within a few minutes’ walk. The community run local cinema has an up-to-date programme and is just a short walk from your door. The River Tay passes through the town and there are walks in all directions up into the hills or along the riverside; The Birks of Aberfeldy is a good family walk following a waterfall.

    A short drive takes you to the village of Kenmore at the head of Loch Tay, which has shingle beach and breath-taking views down the loch. There are water sports, loch cruises, a friendly local shop and post office, a café, a deli, restaurants and the oldest Inn in Scotland. Croft na Caber Centre, a reconstruction of an Iron Age stilt dwelling built over the water, is ideal for all ages.

    The area is well known for outdoor activities, with walking and climbing opportunities - the energetic can attempt Ben Lawers (Perthshire’s highest mountain). At the far end of the loch is Killin and the Falls of Dochart, and a superb drive from here to the Bridge of Balgie leads to the top of Glen Lyon. Golf is widely available throughout the region as well as horse riding, quad biking, cycling and wildlife spotting. To explore further afield, Dunkeld, Pitlochry, Aviemore and Perth make great days out.

The estate makes an ideal base for exploring central Scotland, Edinburgh, Perth, St Andrews and the Highlands. Glamis Castle is a few miles away. There are good walks from the doorstep – take a circular route through the deer farm beyond the loch and back again or try more challenging options up any of the seven Munros within 10 miles; Schiehallion itself or Ben Lawers, the highest mountain in the region. Cycling and mountain biking are popular round here, with amazing views and challenging roads.
    For a more leisurely day out, visit the pretty conservation village of Kenmore (5 miles) at the northern end of Loch Tay. There are water sports aplenty here such as sailing, canoeing, water-skiing, jet-biking, or if you prefer to stay on dry land fishing, pony trekking and golf. Good eateries and shops will complete a great day out. Aberfeldy is only a 20 minutes’ drive with local interesting independent shops, a supermarket, galleries, eating places, a community-run cinema and an award-winning book shop.
    The famous Dewar’s Whisky Distillery offers tour and sampling and there are riverside walks and white water rafting for the more adventurous. A Highland safari takes you up into the mountains to see local wildlife including deer, peregrine falcons, ospreys and golden eagles. This area has many historic buildings, castles, and gardens which you can visit to discover the rich history of the area. Shop 9 miles, pub, and restaurant 8 miles.
