Rowanlea is a delightful holiday cottage in the centre of the pretty village of Muthill, in the heart of the Strathearn area of Perthshire. This lovely property has been renovated to a good standard and thoughtfully furnished to provide everything you will need for a self-catering holiday. On the ground floor guests will find a cosy living room with a wood burner, as well as the contemporary kitchen/dining room with oak work tops, floor to ceiling windows and patio doors leading to the garden. There is also a garden room which is a fabulous place to relax and unwind, with a wood burner, perfect for lazy afternoons on cooler days. The floor to ceiling windows on three sides let the sunlight flood through and boast views over the garden. The first floor lays claim to three sumptuous bedrooms, all boasting fantastic views over the garden, as well as a family bathroom. The large garden has been thoughtfully designed, ideal for children to play or for the whole group to dine al fresco.
There is much to explore in Muthill, down the ancient lanes there is an old church dating back to the 12th-century, children’s play area, a renowned restaurant, café, ice cream parlour, local pub, shop and a 9-hole golf course. Crieff is only 3 miles away and is a great day out where you can visit a whisky distillery, crystal factory shop, deli and café selling local produce, craft shops, galleries, local shops and a super market. There are regular events throughout the year including the Crieff Highland Games and the Drovers Walking Festival. The area provides outdoor activities for all abilities, and if you prefer more strenuous activities, then mountains Ben Vorlich, Ben Chonzie and Ben Lawers provide excellent walking with water sports on Loch Earn and mountain biking. For the less energetic there are riverside walks along the banks of the River Earn and Turret. The area is also steeped in history with historic castles and monuments to visit. Famous for being in the TV show Outlander, Drummond Castle Garden is 2 miles away, as well as other locations seen in the show such as Doune Castle and Hopetoun House. Stirling, Perth, Edinburgh and Glasgow are easily accessible for day trips. With so much to see and do in the area, Rowanlea is the ideal location for friends and family who are looking to explore this magnificent area. Beach 37 miles. Sidlaws is a wonderful first floor barn conversion set in the owners’ spacious grounds. Ideal for extended families who want a bit of space, the property is a combination of two first floor apartments, the first is accessed via an external staircase, and has two bedrooms, a bathroom with shower over bath and a lovely view over the garden from its balcony in the open plan living room/kitchen. A second apartment also on the first floor is accessed through the large games room on the ground floor via a spiral staircase and comprises a double bedroom on open plan to a seating area and kitchenette, along with a separate shower room. Families and friends can get together and enjoy the brilliant facilities which include a proper cinema room, complete with plush seats and large screen as well as a dedicated games room with table tennis and table football.

Situated in Blairgowrie by the River Isla, this is a tranquil base to relax and enjoy the beautiful countryside in Highland Perthshire and the Angus Glens. Located down a quiet country lane between Coupar Angus and Blairgowrie, both are a 5-minute drive away, with plenty of good facilities; Blairgowrie has a supermarket, local shops including an award-winning butchers, little cafes and good restaurants. Dundee is a 20-minute drive away and offers a wider range of shops and is home to the V&A museum, Dundee Contemporary Arts and the Discovery and Verdant Works. There is a small airport with flights to and from London City and Belfast City. The Sidlaws is the perfect location to base yourself for exploring the local and surrounding area or just sitting back in the evening and enjoy your magnificent surroundings. There is something for everyone to enjoy here, from golf fishing, to cycling, walking and water sports.

Kenmore hosts events throughout the year, and in January has a ceremony to mark the opening of the salmon fishing season, and a firework display at New Year.

Aberfeldy is less than 10 minutes’ drive away and is well worth visiting, with a good selection of quality places to eat, local independent shops and a supermarket, galleries, book shops, an Art Deco cinema and a whisky distillery.

There are ample opportunities for walker of all abilities with the 7 Munros circuit within 10 miles, including Ben Lawers (Perthshire’s highest mountain) and Schiehallion. Follow mountain biking trails through the forest, or enjoy white water rafting on the River Tay, bungee jumping and horse riding, all available close by. Golf enthusiasts are spoilt for choice with numerous 9 and 18-hole courses in the area. The lodge is in an ideal location for exploring further afield, including Perth, Stirling, Pitlochry, Oban and Glencoe, all within a comfortable driving distance, as are the ski slopes at Aviemore and Glenshee

By prior arrangement the owner can provide crafting and knitting experience packages (at cost), or arrange for a sewing machine in the lodge for your own use. The River Tay is one of the finest angling rivers in Scotland. After a busy day exploring, Karelia Lodge offers a peaceful place to return to. This lovely detached log cabin, with a turf roof, has been carefully furnished throughout to provide stylish and welcoming accommodation. Its mix of contemporary furnishings combined with the wooden walls creates a warm and inviting home, perfect at any time of the year. The high ceiling in the living room provides a light and airy feel, whilst the cosiness of the wood burner is a real delight on colder days. The living room leads out onto the patio overlooking the decking. Its idyllic location, amongst a variety of trees in a secluded position, yet within easy access to the village of Kirkmichael, makes it a real haven for relaxation. Watch the variety of wildlife on the doorstep - plenty of red squirrels, roe deer and woodland birds who love the peaceful environment, can be easily seen. The property really is a hideaway, accessed by a non-tarmac track and in winter, the track can get snowy and icy. However, the owners are on hand should you need assistance.
From the sloping 3-acre garden, interspersed with pathways, there are excellent walks through the mixed woodland onto heath and moor which opens up to breathtaking views, perfect for hill and dog walkers. In particular there is the Cateran Trail – a 100 mile circular walk through the Angus Glens and Perthshire. Winter sports at Glenshee Ski Slopes provide extensive skiing and snowboarding facilities, and are located just a short drive away. The popular towns of Pitlochry and Blairgowrie are just 13 miles equidistant with a great variety of shops, a theatre, fine dining restaurants, cafés and a distillery, all well worth a visit. Golfers can test their skills on over 30 courses in the area, and for the more adventurous there is mountain biking, fishing and horse riding. Throughout the year many events are held in the region including The Strathardle Gathering every August (Highland Games), The Etape Caledonia Cycling Event in May, The Perthshire Open Studios and The Blairgowrie Book Festival in October, which can be enjoyed whilst staying in this lovely property. Located in the picturesque conservation village of Comrie, on the River Earn and in the heart of rural Perthshire, Arden House is perfect for couples and families as holiday base. Dating back to the 1820s, this semi-detached property was home to the Co-operative manager during the 1900s. It was then purchased by the current owners in the 1970s, and recently refurbished in 2021. The house maintains many of the original features and character and is a comfortable and welcoming holiday home at any time of the year. The ground floor is taken up with a spacious living room, the real hub of the house, which has cosy seating. A dining room leads off there, and there is also a modern fitted kitchen. The back door leads to a small courtyard with seating and a barbeque for al fresco eating. The first floor has three well-presented, spacious bedrooms: one kingsize, one double and one twin. Step outside and the local pub, cafés and restaurants are a few minutes’ walk away. If you’re planning to cook, the village is known for its quality local butcher, greengrocer, baker and deli, and there is also a small supermarket. The whole area is perfect for the outdoor enthusiast and boasts many walks right from the front door, as well as cycle routes on quiet track to explore. Nearby Lochearn offers water sports. If you like a round of golf on holiday there is a local 9-hole course and many others in the area, including the championship courses at Gleneagles.
A little further afield Auchingarrich Wildlife Centre appeals to all ages, and is home to great fly-fishing ponds. The tourist town of Crieff is only a 7-mile drive, with a famous whisky distillery, visitor’s centre and historic buildings. Drummond Castle makes for a superb day out, dating back to the 17th century and sitting amidst stunning gardens which were used in the filming of the epic TV series ‘Outlander’. Stirling and Perth are only 25 miles away. Whether you’re looking for a relaxing escape to unwind with gentle riverside walks surrounded by magnificent scenery and fine places to eat out, or an adventure packed family Arden House is the perfect base.

This gorgeous cottage set within extensive gardens is in a superb location on the banks of the renowned River Tay in an utterly secluded spot, down a hidden beaten track yet within a 10-minute drive of the Fair City of Perth and all its attractions. A perfect choice for families or friends, it has been superbly renovated to provide extremely comfortable accommodation for discerning holidaymakers, with a warm and welcoming interior and tasteful furnishings. Built in the 1800s, the cottage was originally for the river keeper at the world’s first salmon hatchery, and the ruins of the ‘fishponds’ are visible from the garden today. The owners have made the most of the location with careful design of the garden which leads down to the river, allowing direct access to the riverbank trails along the River Tay, and nearby a well-maintained lade trail which boasts a beautiful scenic walk leading to a small isolated natural beach, Horsey Pool and Stanley Mills.

The owners really want you to enjoy your stay and are very knowledgeable about the river and surrounding area. A nature lover’s paradise, the lade trail offers a rare opportunity to glimpse beavers and otters which are regularly sighted. Other British birds include ospreys, herons, peregrine falcons, woodpeckers, owls and kingfishers, all frequent visitors to the area. The River Tay is of course one of the prime salmon fishing rivers and fishing may be available by arrangement directly with the owner. The area is also abundant in other rivers and lochs all offering outstanding but easily accessible trout and salmon fishing at very reasonable prices.

Of course, you don’t need to be a fisherman to enjoy this cottage. The immediate area has lots more to offer, with Perth itself offering plenty in the way of culture and shopping as well as good restaurants and cafes. St Andrews and Gleneagles, famous for their world-renowned golf courses, are an easy drive with other highly rated local golf courses nearby.

The property is situated on the historic Scone Palace grounds, the crowning place of Scottish kings and the original home of the Stone of Scone, which is open to visitors throughout the year. This is the ideal secluded location for guests to relax and just enjoy privacy, tranquillity and stunning surroundings or to explore all the nearby attractions that Perthshire has to offer.
