Kippen lies on the lower slopes of the Gargunnock Hills and affords lovely views to the north across the Forth Valley with the mountain ranges around Ben Ledi and Ben Vorlich forming a spectacular backdrop. The Loch Lomond National Park and tourist town of Callander are within a half-hour drive and Scotland’s only lake, the Lake of Mentieth, can be reached within 10 minutes. One of only eight cottages overlooking the scenic Falls of Dochart, Gracedieu is a traditionally built terraced cottage dating back to the 1700s with a cosy wood burner, many original quirky features and views of Dochart Bridge which dates back to 1760. Killin is a popular destination for outdoor activities, whether you like mountains to climb or leisurely country walks, the Rob Roy Way passes through the village. With salmon/trout fishing (at cost, licence required), water sports, mountain biking or cycling along the many lanes and cycle paths, there is something for everyone. This area is steeped in history with the Killin Stone Circle and Finlarry Castle and Chapel. The enclosed rear garden is the perfect place to relax and enjoy magnificent scenery with wonderful views of the Tarmachan Ridge and Ben Lawyers. Loch Tay is on Killin’s doorstep, only a mile away. The property is within walking distance of the Rob Roy Way, and the cycle path from Callander to Killin. Should you have a boat or water sport vehicle, then direct access to the pier in front of the cottages is available, for a small additional fee.

Enjoy walks along the River Devon or a more vigorous walk through the deep gorge of Dollar Glen up to the 500 year old Castle Campbell, the ancient seat of the Duke of Argyll, and where Mary Queen of Scots once lived. For guests who enjoy a round of golf on holidays there are over twenty local golf courses within easy driving distance including the world renowned Gleneagles course which is only 20 minutes’ drive away.
For outdoor activities the choice is endless, the Ochil Hills provide great scope for hill walking in dramatic glens with peaks such as Ben Cleuch and Dumyat and great for mountain biking. For days out and only 12 miles away is the historic city of Stirling with popular visitor attractions to visit including Stirling Castle, Wallace Monument and Bannockburn Heritage Centre, restaurants, bistros, cafés and bars and the Marches Shopping Centre, and you can leave the car behind as there is a regular bus service in to the city. From the front door of this delightful, first floor apartment, you can spend time exploring the picturesque coastal village of Culross, with its cobbled streets and lanes, painted houses and red pan tiled roofs dating back to medieval times. Visit Culross Palace and Gardens and Culross Abbey, or step back in time and stroll up Back Causeway, a cobbled alleyway which has a raised central aisle that was used by noblemen to separate them from the ’commoners’.
Wandering around Culross gives you a unique opportunity to walk through history and experience what 17th and 18th-century towns in Scotland would of looked like at the time. As such, the town has been used for film locations including ’The Little Vampire, ’A Dying Breed’, ’The 39 Steps’ and ’Captain America: The First Avenger’. More recently, it has been used in the mystical and spellbinding TV saga ’Outlander’, where the town was transformed into the fictional village of Cranesmuir where Geillis lives. If you would like to follow in the footsteps of the characters from Outlander, then there are many of the other locations within driving distance, including Blackness Castle, Linlithgow Palace and Hopetoun House.
For walker and cyclists, the Fife Coastal Path passes through the village taking you along the shore to nature reserves and pretty villages.
