Celebrate in style with friends and family at this substantial venue, sleeping up to fifteen guests. You can either relax at the property in the hot tub or large garden or explore the many things to see and do in the surrounding area. You can also enjoy a game of pool in the utility room which has a pool table and seating along with the washing machine, tumble dryer and Belfast sink. The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. The larger, formal dining room has a dining table and seating for 12-14 guests.
This elegant, detached house is ideal for groups, families or couples and blends character with every day modern day comforts. It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

The house has large living areas, a very well equipped kitchen with a quintessential Aga. Outside, there is the use of a private hot tub as well as a private swimming pool. There is a large well tended garden with plenty of space and sitting out areas for all to enjoy and a play area for small children. Located just outside the village of Beaford, there is also a local pub within walking distance.
North Devon has plenty to see and do, and is home to some of the best beaches in the country including Woolacombe and Saunton. The nearest beach is at Instow and is ideal for children or just a great place to walk off life’s stresses, and then enjoy a meal or drink at one of the pubs and restaurants along the front. The town of Great Torrington is only a short drive away and has most amenities you may require. The larger regional town of Barnstaple has a busy high street, the Pannier Market and famous Butchers Row. There are numerous places of interest close by including the RHS gardens at Rosemoor, Dartington Crystal and the historic fishing village at Clovelly. For the younger ones a visit to the Big Sheep or Milky Way Adventure Parks is a good option. There is walking on Dartmoor or hire a bike and cycle the Tarka Trail, and there is also golf and fishing available locally.
Beaford House is also a registered wedding venue and as well as the large house, there is also access to a great, well equipped function room should you decide to spend your big day here. Shop 5 miles, pub ¾ mile.

The town of St Austell is just an 8-minute drive away where you will find local shops, cinema and a choice of restaurants and pubs. The cathedral city of Truro is just a 20-minute drive away, offering a wider selection of amenities. Mevagissey is an ancient fishing village that offers local galleries, craft shops and fresh seafood restaurants. There are many beautiful gardens including the Lost Gardens of Heligan, the world-famous Eden Project and Caerhays Castle and Garden, all nearby. The historic port of Charlestown, one of the settings of TV’s drama ’Poldark’, is nearby as is the Roseland Peninsula. Porthpean and Pentewan Sands are the closest beaches, however there are beaches galore along the south coast. Also available at the village of Pentewan is an off-road cycle and walking trail that leads to the town centre of St Austell. Horse riding, canoeing, boat trips and walking are all catered for locally. There really is no shortage of things to do in this impressive part of Cornwall. Beach 5½ miles. As you enter Tubs Cottage you are instantly greeted with its cottage-like charm. Refurbished in 2022, you find yourself in the well-equipped kitchen area, with its wooden beamed ceiling and quirky shaped corners. There is a door from the kitchen area leading onto the family bathroom, a spacious room with bath and shower above. The living area is accessed via the other side of the kitchen and it is as if this cosy room hugs you when you enter, a great place to relax in front of the electric fire, watching TV with a glass of wine after a long day out. From here there is a couple of steps up leading into a conservatory-like ’breakfast room’ area with table and chair seating. The staircase leads from the living room to the first floor where two of the three bedrooms are located. These bedrooms both have a double bed and good size with storage. Up a second flight of stairs leads to the loft room (guests are advised that there is a fixed rope handrail leading up to this room and there is a restricted head height due to the pitch of the roof). This room makes a 2nd living area with twin beds. The small front garden/patio with garden furniture and parasol is perfect for watching the world go by on summer’s evenings.

Tubs Cottage is Grade ll listed thatched cottage dating back to around 1450. It is situated just outside of the heart of Newton Abbot and benefits from an array of amenities on your doorstep. There is a local pub with pool table directly across the road with private car park serving food and drinks. Local takeaways and fish and chip shops are just down the road, as well as a local convenience store and post office. There is also a small retail park with a variety of shops all within walking distance. The local seaside town of Shaldon and Teignmouth, with its pier and beaches, is just a short 10-minute drive away, and the city of Exeter is just a 20-minute drive from the cottage. There is a railway station just 1½ miles away, if you want a car free day out. The surrounding towns which make up the English Riviera are also all nearby and make great days out for all the family!

Trefeglwys includes a pub and shop also a new restaurant or pizza bar with beautiful grounds to walk with pools and great outdoor eating opportunities too. Dog friendly 10 min walk from Chatea Petit. Being set just 5 miles north of Llanidloes, it makes an ideal base for touring Mid Wales. There is much to see and do within the area for even the most active of guests including beautiful walks on Bryn Y Fan and Hafren Forest enjoying the stunning scenery, the Clywedog Reservoir offers a range of fishing or slightly further afield there is the Elan Valley Dams at Rhayader.
