Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. 22 Sea is a beautifully presented end of terrace house nestled in a quiet corner of ‘The Bay’, a purpose built holiday village overlooking Filey bay on the picturesque North Yorkshire coastline. With open plan living, and stunning full height windows providing access to a first floor balcony.

The sitting room features large deep filled sofas placed around a traditional wood burning stove; ideal for cooler winter months. Here you can relax and unwind after a long day at the beach whilst catching up on your favourite holiday movie. The modern kitchen sits to one side and the appliances include both a washer/dryer and dishwasher. The dining table provides plenty of seating for six and is ideally placed to enjoy a family breakfast or delicious home cooked evening meal.
Two sets of bi-fold doors provide access to a covered patio area and flood the room with natural light. An understairs cupboard provides space for storage and a WC completes the ground floor accommodation.
Take the stairs to the first floor and you will find two stunning and spacious bedrooms, a kingsize double and a double room with traditional bunk beds. Both bedrooms offer the ’wow’ factor with vaulted ceilings and full height cathedral windows which open up to provide access to a full length, south facing balcony with lovely views across the holiday park. Here you can sit and enjoy an early morning coffee or perhaps a relaxing glass of wine after a busy day.
Completing the interior is a spacious bathroom, featuring a shower over bath.
Outside of the house is a covered patio area with a table and chairs and a brick-built BBQ; a real sun trap which can be accessed from the open plan living area. A peaceful and secluded spot to sit and relax (not enclosed). This holiday home welcomes dogs and there are miles of dog-friendly beaches to explore and also a meadow for them to enjoy.
The Bay has many facilities to make your stay enjoyable including a coffee shop, convenience store, pharmacy, and the John Paul Jones family pub and restaurant. It also boasts a leisure complex comprising of an indoor, heated swimming pool, sauna, steam room and gym. You can also enjoy a game of tennis or hone your archery skills (additional charges apply).
Just a short drive away is the traditional seaside town of Filey where you can find a plethora of tea rooms, restaurants and pubs alongside amusement arcades and shops selling holiday essentials such as buckets and spades! This beautiful part of North Yorkshire offers something for everyone including miles of cycle routes and footpaths to explore including the breathtaking cliffs at Flamborough Headland. For golf fans enjoy a round on the beautiful Bridlington Links Golf Course. A little further afield is the North Yorkshire Moors National Park, the historic City of York and the birthplace of Captain James Cook, Whitby. Just a short walk away is the medieval and historic hilltop town of Rye. With its famous cobbled streets, lined with interesting historic buildings, an abundance of independent shops, restaurants and cafés, interesting art galleries and museums, as well as cosy and inviting pubs. Head to the harbour for quiet beaches, picturesque walks and coastal birdlife.
Rye is steeped in history and is well worth exploring, with a range of restaurants, bars, boutique shops and historical sites. Wander through the historic Landgate and along the cobbled streets to admire the House with Two Doors (filmed as part of the BBC Series ‘Mapp and Lucia’ and the infamous Mermaid Street). Take lunch at one of the lovely pubs serving food, followed by a visit to Rye Pottery for a creative afternoon. The glorious long sandy beaches and dunes of Camber Sands are also just 5 miles up the road. For wine enthusiasts, Chapel Down and Gusbourne Vineyards are well worth a visit where local wine can be sampled or enjoyed within the restaurant. Further afield are the interesting historic towns of Hastings and Battle. The Old Town in Hastings is a popular historic area with numerous traditional pubs with a vibrant music scene. A busy day of exploration can be rounded off with fish and chips on the seafront. Beach 2 miles. Shop, pub and restaurant 50 yards.

The Cider Barn is a luxurious and spacious three-bedroom holiday home with a hot tub, two bathrooms and a large private garden set in the heart of Devon. Originally a 17th-century farmstead, the accommodation has been refurbished to a high standard for up to six guests to enjoy, and the property feels stylish and beautiful with its unique interiors. The barn is attached to the back of the owner’s farmhouse but guests will have private access with their own front door and driveway space, enough for up to four cars.
As you enter, you will be welcomed into the hallway area which has bench seating, a washer/dryer, and is perfect for hanging coats up and kicking off those wellies after a bracing walk in the countryside. The spacious living room is comfortably furnished with a large corner sofa, Smart TV with Freeview and a gas wood burner. One of the kingsize bedrooms is located on the ground floor and there is a handy shower room across the hallway.
Head upstairs to discover the other two kingsize bedrooms, one of which has zip and link beds and can be set up with twin beds if requested. The family bathroom is fitted with a shower over the bath, offering the choice of a relaxing soak or a refreshing shower. The elegant kitchen/diner is also located on the first floor, making the most of the beautiful views across the countryside. It is well equipped with all the key appliances and offers plenty of space to enjoy a meal together sat at the large dining table.
The secluded garden is a fantastic space to relax and unwind in with its lawn, seating area, charcoal barbeque and private wood-fired hot tub backing onto the surrounding fields. A pizza oven can be rented for a small fee and trout fishing is also available on request. There are two footpaths meandering through the owner’s land which can be accessed 100m from the front door of The Cider Barn, leading off into the fields or to the local pubs which serve the most delicious food.
The historic cathedral city of Exeter is 12 miles away with easy parking and a direct rail link from Crediton. The scenic national parks of Exmoor and Dartmoor are within a 40-minute drive away. Dartmoor is a vast moorland defined by forests, rivers, wetlands, and tors (rock formations). The South Devon ‘Jurassic’ coast is a 50-minute drive away while the rugged North Devon coast and surfing beaches are a 60-minute drive away. The Cider Barn is ideal for families and groups of friends looking for a peaceful, relaxing holiday.

This single-storey, semi-detached barn conversion, next to the owners’ home, has been renovated with great attention to detail, with eco-friendly, underfloor air source heating throughout and a very good standard of fixtures and fittings. Beams have been left exposed, and there is a large open-plan living area make this a great area in which to socialise with all the family and friends together.

Explore both the coast and the countryside from this property, as it is an excellent base for walking and touring. The Yorkshire Wolds, one of Britain’s best kept secrets, runs to the south of the village, and there is miles and miles of long countryside walks. The North Yorkshire Moors and the east coast are just a short drive away, and the seaside resorts of Filey and Scarborough have great beaches for the family for that traditional seaside holiday. Within the hour you can be in the city of York with its abundance of renowned attractions, including the iconic Minster, Castle Museum and the Jorvik Viking Centre. York is a fabulous city to visit during your stay and is one of the reasons why it is voted in the top 10 cities to visit every year. Beach 5¾ miles. Shop 3 miles, pub and restaurant 300 yards.

Orrest Howe is situated up the famous Orrest Head walk in Windermere, set in a beautiful woodland garden. You can enjoy sitting out on one of the many seating areas or end your day relaxing in the hot tub whilst taking in the local scenery.
This detached five bedroom property is a mixture of modern living combined with the period features of a Lakeland house, with two living rooms, plus plenty of room for dining, and a big modern fitted kitchen, including a large wine chiller, perfect for your party of up to ten. With three of the bedrooms en-suite, a family bathroom with a shower over the bath, plus an extra two separate toilets, your comfort levels are really catered for. There are views onto the front garden from four of the bedrooms which also look out over the tree tops onto Windermere.

You can either relax at the property in the hot tub or large garden or explore the many things to see and do in the surrounding area. You can also enjoy a game of pool in the utility room which has a pool table and seating along with the washing machine, tumble dryer and Belfast sink. The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. The larger, formal dining room has a dining table and seating for 12-14 guests.
This elegant, detached house is ideal for groups, families or couples and blends character with every day modern day comforts. It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Beach 1½ mile. Pub and restaurant ¼ mile.

Just 9 miles from the charming market town of Skipton, the ‘Gateway to the Yorkshire Dales’, guests can enjoy the local market and the selection of pubs, shops, cafés and restaurants available. Clitheroe and the Forest of Bowland, Lancashire’s Area of Outstanding Natural Beauty, is just 10 miles away and offers an abundance of walking, cycling and local gastronomy to try.
