These two, detached holiday properties are located in the heart of Ballater, within 100 yards of Ballater village green, restaurants, cafés, take-aways and shops, many of which feature the Royal ’By Appointment’ coats of arms. The Coyles (ref UK31466) is an impressive granite Victorian merchant’s house, with all the lovely high ceilings and details you would expect from a period property. Ideal for larger gatherings, whether enjoying a special birthday or a relaxing get together with friends, with plenty of living space and very good amenities throughout to ensure a memorable and convivial holiday. On two levels, it offers a high standard of comfort throughout and is a great choice at any time of the year. Built in 1888 using local granite, pitch pine and slate, it’s a true Victorian gem. It has its own enclosed garden and grounds, and enjoys lovely rural views to the south to Craig Coilleach. Quiet and secluded, the gardens are largely laid to lawn with a variety of mature trees and several flower borders with a variety of shrubs. There is a handy shed for bike and kayak storage, and for outdoor entertainment there is a paved patio area, with outdoor seating and barbecue. The Coyles Cottage (ref SBH) has its own garden and grounds and is well equipped throughout with a lovely sunny conservatory, and benefits from triple glazing and central heating throughout, affording year-round comfort.
Ballater sits in the heart of majestic Royal Deeside and is also located in the Cairngorms National Park, making it one of Scotland’s most scenic visitor spots. It boasts cosy cafés, quality restaurants, excellent shopping and great links to outdoor adventure, including hiking, climbing and skiing. Golf can be played in the beautiful surroundings of the 18-hole Ballater golf club and fishing is available, with the appropriate permits, on the River Dee. Ballater has many links to the Royal family and historic castles nearby include Balmoral, Crathes and Craigievar. The Grampians offer wonderful hill walking and wildlife, and the surrounding area of Deeside is a haven for outdoor enthusiasts. Leisurely walks abound on the banks of the River Dee or within a few miles there’s great walking at Burn O Vat, Lochnagar and Loch Muick.
Deeside is a haven for the outdoor enthusiast with a wide and varied range of sporting activities. The area has excellent hill walking and on/off road cycling facilities and the ski centres at Aviemore, Glenshee and the Lecht are within a short travelling distance. For the sportsman, the River Dee is one of the most popular salmon rivers in Scotland and the River Don is famous for its trout. Deer stalking and grouse shooting can be arranged in the locality. Relatively central for interesting and varied days out, the city of Aberdeen can be reached in around an hour, with Dundee, Perth and Inverness all accessible within 2 hours’ drive through spectacular scenery. Rose Cottage is an absolute delight. Very peacefully situated within the hamlet of Glenbuchat, just inside the Cairngorms National Park, this wonderful property is ideal for those looking for peace and quiet away from the stresses of life. The cottage is surrounded by stunning scenery with a sense of remoteness, and yet within 5 miles of the nearest shop at Strathdon. Inside, comfort is a priority, with crisp bedding and pocket sprung mattresses in the bedrooms. The tastefully furnished living room, with its Hwam Danish wood burner, is lovely to sit in after a long day out walking, looking out onto amazing scenery. The spacious garden on the side of the wooded hillside hosts views of the surrounding Ladder hills and Ben Newe to the south east. This is the perfect retreat for walker and lovers of wildlife.
If you can prise yourselves away from the immediate locality, there are some spectacular routes to drive and explore. A short but scenic drive takes you over the high road from Cockbridge to Tomintoul, via the slopes of the Lecht passing Corgarff Castle on the way. Very popular in winter for skiing, in summer you are rewarded with stunning views over the landscape. To the south east is Royal Deeside, home to many fine castles, including Balmoral Castle and several National Trust for Scotland properties, as well as attractive villages with their own charms including Ballater, Aboyne and Braemar. In late summer, the world-famous Braemar Gathering and Highland Games are well worth a visit and for those who enjoy mountain sports, there are exceptional opportunities as many of the finest ’Munros’ (mountains over 3000ft) are found here. This is in a peaceful part of the Cairngorms National Park, yet accessible to other parts of the park and to a diverse range of scenic areas on the east coast and Moray Firth coast. If you fancy a break from cooking embark on an adventure to Gardenstown just 3 miles from the property and tuck into a home-cooked meal at the local hotel, then take a romantic stroll along the sandy bay to savour the sunset.
Crovie Clifftop Path for walkers with panoramic coastal sights, enjoy peace and quiet at the secluded Cullykhan Beach or marvel at the historical landmark of St. John’s Church and Kirkyard. For wildlife lovers a visit to the RSPB reserve at Troup Head is a must and of course boat trips (Early booking advised) onto the Moray Firth will ensure a good view of the famous dolphins as they pass by.
Fraserburgh just a short 30-minute drive is filled to the brim with fantastic amenities including supermarkets, boutique shops, pubs, and eateries, as well as the attractions such as the exceptional Fraserburgh Harbour and Beach. Strichen Stone Circle, the Museum of Scottish Lighthouses, Strichen Community Park, and a full-size lighthouse built within Kinnaird Head Castle are all worth a visit. Discover awe-inspiring views where the North Sea meets the Moray Firth, heading over to a variety of charming villages and fishing ports for some locally sourced delicacies and exciting water sports and boating opportunities. Surrounded by amazing scenery and situated on the banks of the salmon fishing River Dee to the west, it’s fascinating history and royal connections are renowned the world over. Being the nearest village to Balmoral Castle, members of the Royal Family are often here, which explains the many ‘By Royal Appointment’ signs that can be seen on local shops and business. For whisky lovers, a visit to the nearby Royal Lochnagar Distillery, which produces one of Scotland’s most exclusive whiskies, is highly recommended. For the energetically minded, there are plenty of opportunities for canoeing and mountain biking, as well as skiing at the Lecht and Glenshee during the winter months. Golfers have a good selection of courses in the area, most notably the local Ballater Golf Club, which is within walking distance of the cottage. An 18-hole golf course, it is situated in one of the most beautiful parts of the upper Deeside within a circle of hills, making a round here a true delight. If you like a bit of history and culture, you don’t have to travel far to the castles and gardens at Balmoral, Crathes and Craigievar – all are well worth a visit. Toll Bridge Lodge is a very comfortable and homely house – perfect for an enjoyable break in the heart of Royal Deeside. In a great location just opposite the Bridge of Feugh on the outskirts of Banchory, this lovely lodge is warm and welcoming and furnished with care to make your stay feel like a home from home.

The spectacular Falls of Feugh are just over the road, a stunning part of the River Dee where salmon can be seen leaping up the apparently unscalable rocks, amidst an often raging torrent, compelled by instinct to return to their spawning grounds further up the river. In the autumn the river is often in spate and sitting in the living room you can listen to the sound of the falls while reading a book or enjoying a drink. Marvellous!

Situated just a mile from the lively town of Banchory on the quiet south Deeside Road, Toll Bridge Lodge provides easy access to Royal Deeside and its surrounding areas., there is a plethora of good artisan shops, excellent eating places and many leisure activities ranging from tennis, golf and walking to great cycling and fishing. The Royal Deeside Railway is based at the Milton of Crathes Station and recreates the original line from Aberdeen to Ballater. Steam and diesel services start from Milton of Crathes and provide splendid views over the River Dee and the hills to the south. This is also Castle Country and the enchanting Crathes Castle, a 16th century fairy-tale like castle, is an easy drive. Further on, the ski resorts of the Lecht give way to the famous Whisky Trail around Glenlivet and Tomintoul, making for a great day trip in stunning scenery.

Alford is a large village in Aberdeenshire, north-east Scotland, lying just south of the River Don. It lies within the Howe of Alford which occupies the middle reaches of the River Don. The place-name is thought to come from the Scots auld ford; its original position being on the banks of the Don. Close to some of Scotland’s largest ski centres, the town is also great for perfecting your skill all-year round on the dry ski slope at the Alford Ski Centre Located in the centre of the town is the renowned Grampian Transport Museum, boasting climb-aboard vintage vehicles, interactive exhibitions as well as special collections – enjoyed by adults and children alike.
For adventure seekers, the town can also act as a base for walkers and cyclists hoping to explore Royal Deeside. The property is set out all on the ground floor and comprises separate living, dining and kitchen areas, as well as two bedrooms and a bathroom. Outside is a private lawned area to enjoy, the garden and drive are not enclosed so please be aware if you have young children or pets.

This charming stone cottage has been carefully and lovingly renovated from an original 1800’s bothy, right in the heart of the quaint fishing village of Johnshaven. Tastefully decorated to a very good standard, in keeping with the nautical charm of the village, the owners have taken every care to ensure you have a wonderful holiday.

In a fantastic location, the property is warm, comfortable and very well equipped with everything you need for an enjoyable stay. The village is also home to a giftshop specialising in local arts and crafts; and the Johnshaven Heritage Museum which is brimming with maritime history about the local area. As well as a beautiful coastal trail for walkers and cyclists, the area is also within distance of several golf courses, castles, distilleries, museums, hills, and facilities for water sports.

Within easy commuting distance to nearby villages, towns and further afield; there are roads, cycle paths and regular buses which all run in and out of the village daily. Inland, the Angus Glens are a mecca for walkers or for a more cosmopolitan day out, the cities of Aberdeen and Dundee, each with their own attractions, are within an easy drive. This really is a year-round destination and a cottage you will want to visit again!

The Stables is a two bedroomed steading conversion sleeping up to 4 people. It is all on one level with no steps inside or out. Located just outside the village of Lumsden which still retains a small shop and garage, it also has a large children’s playpark and is home to a Sculpture trail. The two bedrooms both have en-suite shower rooms. One bedroom has a kingsize zip and link bed that can be split to make two 2ft 6in singles; the second bedroom has a double bed. Through the hallway, enter the open plan kitchen, living/dining room with sofas and a dining table to seat 4 where you can relax and look out onto the views of the stunning countryside. The property is double glazed with a wood burner and underfloor heating with thermostats in each room to give you your optimum temperature. Outside is a patio area with a small lawn where you can relax and enjoy the fields of animals and wildlife on the farm.

Nearby is the small town of Alford with a supermarket as well as a number of independent shops and local amenities. It is also home to The Grampian Transport Museum and The Alford Heritage Museum. There are many leisure activities nearby including walking, fishing, go-karting, and golf. The Cairngorm National Park is a 20-minute drive away and if you enjoy skiing, the Lecht and Aviemore ski resorts are open in the winter months. Situated just off the castle trail, the nearest castle being 5 miles away, and the whisky trail, with the nearest distillery 13 miles away and another five within 20 miles. Visit beautiful coastal towns including Portsoy, Cullen and Newburgh and enjoy the stunning beaches and scenic fishing villages of north east Scotland.
