Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. This country house has spacious accommodation with every care taken to present an exceptional holiday experience. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. In a setting of stunning natural beauty, Mill Bank (ref UK33902) is the latest addition to a superb choice of cottages at Tuckenhay Mill. An extremely spacious two-person cottage having a living, dining, kitchen area on the higher level with two south-facing balconies overlooking the stream towards the Mill. The master bedroom and en-suite shower room are on the lower level, together with the riverside day room. Your own footpath leads from the garden via a footbridge to the facilities at the Mill.
Tuckenhay Mill is the centrepiece of a cluster of country homes and cottages with superb leisure facilities including two indoor and one outdoor pools.
The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Around the mill are all the buildings which once went to make up a small bustling village port. These listed buildings have been sympathetically restored and converted to a delightful range of holiday properties to suit larger family parties. South Devon awaits you
Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.

High Park House is the perfect venue for a large family holiday or group reunions/getaways. Built in 1845 High Park House features on the ground floor two living rooms with cosy wood burners and smart TVs, a formal dining room, a large kitchen/diner perfect for creating holiday feasts. There’s also a utility room, a handy separate toilet and a boot room. And for some family fun there’s a games room with a pool table. Up on the first floor are seven bedrooms with five en-suites, to comfortably sleep sixteen guests. Bideford is the second largest town in North Devon with plenty to see and do including a lovely river front and port. The Southwest Coastal Path is a must for keen walkers and runners, as is the popular Tarka Trail, which stretches for c.180 miles and can be accessed locally. Swimming, surfing, canoeing and entertainment for all the family plus fishing are all close by. For a day with a difference why not take a trip across to Lundy Island? Westward Ho!, the nearest seaside village offers an array of seaside amenities including some fascinating curiosity shops, restaurants and cafes. Within easy reach are two popular top attractions, The Big Sheep amusement farm park and The Ultimate Adventure Centre! Being very close to the A39 Atlantic Highway, the property is conveniently located for day trips to other beautiful places such as Exmoor National Park with stunning dark skies for great star gazing and locations such as Clovelly, Hartland and North Cornwall. Oak and Ash are two lovely lower ground floor apartments which form part of the owner’s overall property which can be booked individually or alongside each other for larger groups. Oak has two bedrooms accommodating four people with super king zip and link beds which can be set up as twins on request. There’s a bathroom with bath and shower over and in the lounge there’s a large double sofa bed for two additional guests and from here you can enjoy the lovely views over the nature reserve. In Ash, both bedrooms accommodate three people with super king zip and link beds which can be set up as twins on request, an extra day bed in one and a single in the other. Both properties have kitchen/diners with everything you’ll need including a dishwasher and coffee machine. Outside you will find shared facilities such as paths for walks around the large garden area, a very large deck with seating and a dining table where you can enjoy the peaceful surroundings overlooking the nature reserve and then there’s the lovely swimming pool area which is open between May and September. There is also a covered hot tub which can be booked out for private use, only available for children aged 12 years and up. Access to both apartments is via stairs, therefore unsuitable for wheelchair use or those with difficulty walking.

Bideford is the second largest town in North Devon with plenty to see and do with a lovely river front and port, which was once Britain’s third largest. Beaches, such as Westward Ho! and Instow are firm favourites locally and are less than 3 and 4 miles away respectively and the South West Coastal Path is a must for keen walkers & runners as is the popular Tarka Trail, which stretches for 180 miles and can be accessed via the same side of the river. Head Brewers House (formerly known as Merrilodge), the former home of George Bateman and family as well as the Head Brewer’s house. This lovely family house has a swimming pool in the large garden with an entertaining area to the side, perfect for al fresco dining. Spacious accommodation awaits you with two large living rooms. Refurbished in 2021 to provide holiday accommodation, this is one of five properties available at the Brewery to enjoy. As well as its own large lawned garden and swimming pool guests can also enjoy the large shared garden adjacent to the Brewery Windmill which runs alongside the River Steeping where you can also fish from the bank. Discounted Brewery tours are available, which include sampling and the small market town of Wainfleet has a good range of shops, pubs, takeaways and a railway station a short walk away for days out. The traditional seaside resort of Skegness with its sandy beaches, fairground, amusements and aquarium is 5 miles to drive or just a short train ride away. Shops 300 yards and pub 95 yards.

Kingates Farm nestles between the beautiful villages of Whitwell and Niton, on the southern point of the Isle of Wight. A welcome hamper will be waiting for you on arrival with fresh milk, butter, eggs, homemade bread and local produce (extra supplies and/or dietary alternatives available on request). All produce is locally sourced where possible and you are welcome to seasonal fruit or vegetables from the main garden.
Friendly, sociable adult dogs (over 12 months old) are welcome on holiday too but NOT left alone unless totally happy/settled in and agreed with owner in advance, while making use of the pool. They have their very own pet hamper with a microfibre mattress, towels, natural shampoo, toys, treats and pet ID tag.
There are further gardens, walking paddocks and a central outside hot and cold water hose for muddy dogs, boots or bikes. The owners, who live on-site along with their dogs and animals, are available should you need any help. You are welcome to join them for a walk or cycle to the nearby St Catherine’s Oratory or ‘Pepperpot’, as its known locally, with many options to venture further afield should you wish.
Outdoor pursuits on the island are well catered for and include horse riding, fishing, cycling, paragliding, water sports and golf. There are numerous attractions to discover for all ages. Pay a visit to Queen Victoria’s favourite holiday residence, Osborne House and its gardens, Blackgang Chine, the oldest themed attraction in the UK, the famous Needles, Ventnor Botanical Gardens, Tapnell Farm Park, Carisbrooke Castle or the sailing towns of Yarmouth and Cowes.
