You can either relax at the property in the hot tub or large garden or explore the many things to see and do in the surrounding area. You can also enjoy a game of pool in the utility room which has a pool table and seating along with the washing machine, tumble dryer and Belfast sink. The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

On the edge of the village of North Willingham, the barns provide an excellent base for exploring. Just 3½ miles from Market Rasen with its world famous racecourse, excellent range of restaurants, pubs, shops and market. Horncastle is renowned for its antique shops and is only a short drive, as is the unspoilt Georgian town of Louth with two busy market days a week. A visit to the sandy beaches at Mablethorpe or Skegness are always worth a day out, as is a visit to Lincoln Cathedral and the Bailgate area used in the filming of the ‘Da Vinci Code’. Island Farm House is situated just outside the village of Staintondale and set amongst rolling fields of the North York Moors National Park. Island Farm House is nestled half way between Whitby and Scarborough on the North Yorkshire Coast. There are wonderful walks and cycling straight from the door and out into the National Park and there is bike storage available on-site. Enjoy the many delights of the area including hidden coves and beaches, exhilarating cliff top walks and coastal villages such as Robin Hood’s Bay, and Ravenscar where you can walk down to the foot of the cliffs to view the seal colony. Wonderful Whitby is further north with its busy cobbled streets and independent shops offering everything from Gothic clothing to jet stone jewellery. There is an abundance of traditional pubs with live music that accept pets, coffee shops and tea rooms, and an increasingly popular food scene with gastro pubs and bistros complementing award winning fish and chip shops. There are plenty of dog friendly beach areas to explore where you can enjoy rock pooling and fossil hunting. Keep an eye on the events calendar as there is always something happening in Whitby from the famous Goth weekends, a regatta, music festivals and a folk week being highlights of a year round calendar. Just south of Staintondale you will find the traditional seaside resort of Scarborough with its busy amusement arcades, a waterpark and sandy beaches. The open air theatre hosts live international acts throughout the summer, and no trip to Scarborough is complete without a stroll around Peasholm Park and the world-famous Peasholm Park Naval Warfare which takes place throughout the summer.
With the North York Moors National Park right on your doorstep there are many walks and cycle routes to explore, or just enjoy a drive through some of the most stunning scenery. There is so much to see nearby but you may fancy a trip further afield to the vibrant walled city of York, an hour away, with its ancient minster and historic buildings. For a family day out visit Flamingo Land Theme Park or perhaps a scenic drive over to the Yorkshire Dales National Park. Beach 1½ miles. Shop 5 miles, pub and restaurant 1 mile.

Take a trip to Llanstephan and enjoy afternoon tea in the mansion house or walk on the sandy beach and then visit the castle. Only 15 minutes away is Laugharne, home of Dylan Thomas, again with a beautiful sandy beach and castle with a tearoom. There is also Pembrey Country Park or Heatherton and Oakwood theme parks to visit or for younger guests (and parents!) visit Folly Farm with lambs, all things fluffy and even tigers and giraffes. A short drive away is Skanda Vale a multi faith ashram which welcomes 90,000 pilgrims a year for those who need a peaceful retreat to stay whilst visiting the temples. These paths go through some of the most scenic woodland and unspoilt countryside in the county. Just minutes away are Tunstall Reservoir and Hamsterley Forest, with bike riding, horse riding and many other activities available. Kilhope Lead Mining Centre and Beamish Museum are close by, as is a real snow ski lift.

Located around 30 minutes from the historic city of Durham with its World Heritage site status, cathedral and castle, guests really must take a day trip there to explore and enjoy all of the historic attractions, as well as indulging in a spot of well-earned retail therapy in one of the many boutiques. Alternatively, visitors can treat themselves to afternoon tea in one of the numerous cafés, restaurants and bistros. The National Railway Museum at Shildon, High Force Waterfall, the Metro Centre, Newcastle Airport, Durham Tees Valley Airport, Diggerland and Newcastle city centre, with its cultural attractions, are all within easy reach. It is perfect for family holidays and weekends away and is just a short walk down the country lane to the pretty little bay at Talland. The South West Coastal Path runs along the cliff tops from the end of the garden. Talland beaches are around ¼ mile, or you can continue just over a mile on the southwest coastal path to the pubs and restaurants of Polperro. Alternatively you could head on the longer walk (4 miles) to Looe.

This spectacular property was a former country hotel and is also a licensed wedding venue, you could combine a holiday with a wedding ceremony! The property has its own bar and can be stocked at your request.
The property consists of a large open plan living area with wood burner, high quality furnishings and sofas, it is open plan with the large dining area which has a large dining table to sit all guests, there is also a bar area within this room with bar stools. The Woodcock Room has a kingsize bed with an en-suite with a large walk-in rainfall shower. There is also a two-bedroom suite on the first floor: The Pheasant Suite consists of a twin room with views over the heather topped Welsh hills, with en-suite shower over the bath. The master suite with dual aspect windows and views over the hills and forest has a super kingsize zip and link bed. The Pheasant Suite also has its own living room and kitchen with ceramic hob, washing machine, dishwasher and fridge. All rooms have bathrobes, toiletries and mending kits provided. To the rear of the property is a large terrace with garden furniture and fabulous views over the Welsh countryside, two gas barbecues, two showers, three toilets and an outdoor sink.
There is plenty to see and do in the area, the property is right on the Offa’s Dyke trail, so great for walkers or cyclists. There is also mountain biking in Coed Llandegla (One Planet), clay pigeon shooting at Fauxdegla, off road motor safari and white-water rafting. Llangollen is 9 miles from the property and offers a great day out to the Horseshoe Pass and falls, the castle ruins at Castell Dinas Bran has some stunning views from the top. Restaurant ¼ mile.
